Let’s start off by saying I’m usually not the type to leave bad reviews on anyone but after the experience I’ve had with rivertown the last couple months i wouldn’t recommend them to a homeless if they were offering free rent the communication is horrible no response to my messages no call back after trying to reach Itza multiple times and the moment i do get her on the phone first thing she say is oh i haven’t forgotten about you how come you haven’t its going on 3 MONTHS no A/C i had to buy window units at my own expensive just to keep my little ones cool then to make matters worse the sewer is backed up in the residence which means i can’t use anything dealing with water without it coming out onto the floor or up through the tub and sinks and I’ve been dealing with that also a month now at what point do you decide to do your job I’ve had a hard time getting things repaired since ruth moved out the maintenance department at this point i honestly want no dealings with rivertown anymore I’ve also contacted the BBB since i can’t seem to get any help reaching out on my own
P.S Ruth you’ve done such and amazing job at answering my questions/working with me the entire 2 years I’ve dealt with rivertown

First, I want to start off by saying thank you Mrs. Ruth for everything. You made it happen! I am so grateful that you gave me a chance when no one else did. Mrs Ruth is a very sweet lady, that will do her best to help you get in one of their beautiful homes. She was so nice and understanding of my situation. She made me feel welcome. If you are looking for a nice place to stay, river town is a great company to go too. Thank you again Mrs. Ruth, I’m in love with my new home☺️ ?

I just love Itza she is a great asset to your team. She’s very professional, and helpful. She goes above and beyond to help tenets in any way that she can. I’ve had a great experience since moving into my property. I will say I would definitely recommend RiverTown if you’re looking to move. You want regret it ask for Itza she’s the best!!!!!!

Ruth is amazing to work with first and foremost, she’s understanding and works with her tenants. Renting from them have been one of the best rental experiences.. they move quick on all repairs if you need them no matter how big or small & just overall they are a 10/10 highly recommended renting from them

Dear Mr. Burleson,
My family and I moved into 1615 E McLemore Ave, 38106 managed by RiverTown on November 17, 2023. Prior to moving to this property, it is my understanding that the property had been vacant for an extended period and little to no maintenance had been performed. Upon moving in and signing a lease, we discovered that no Heating Ventilation and Air Conditioning unit was installed. The home was also missing the water heater and appliances. We were told that a contractor would be contacted and the HVAC unit as well as the water heater would be installed within two weeks. Upon several calls and text messages that were not returned, the water heater was installed on or about November 29, 2023, The HVAC unit was finally installed on or about December 19, 2023. My family and I were without water for approximately twelve days along with the two day installation process. The installation of the HVAC unit was another disappointment. It took a total of three days and we went without heat for over a month at one of the coldest times of the year. Once the unit was installed, it was not properly heating or cooling. I opened another maintenance request on January 17th. I explained that the HVAC unit was not heating or cooling. I also stated that the water pipe for the washer and dryer burst. After several calls and messages to RiverTown, the maintenance person finally responded 4 days after the request. He cut and capped the line stating that he would return the next day. Two weeks after he disabled the water line to the washer, he came back to finally complete the job. When the HVAC company came back to check the unit, they stated that the reason it was not working properly is because of the floor heaters. They also stated that the floor heaters would need to be removed and six holes sealed. They finally came out on or about February 15, 2024, one month after the maintenance request was submitted. This project took five days to complete at a great inconvenience to my family and I. There was sawdust in the entire house along with work being done for 9 hours a day. We are still cleaning up the sawdust. On March 15, 2024 I opened another maintenance request and stated the HVAC unit is not operating properly. An individual from a HVAC company did an inspection and determined that the unit is actually too small for the house. He said sealing the floor heater holes did help, but unfortunately the house will never heat or cool properly with such a small unit. He said the unit would be running constantly to no avail. On March 25, 2024. I opened another maintenance request in reference to a large leak in one of the bedrooms. I also sent photos to support the claim. Andrea, my daughter, contacted Itsa from RiverTown approximately fifteen times within a three week period. It was difficult to reach her via phone or messaging. When Itsa did respond, it felt as if we were interrupting her day and she didn't want to be bothered. We felt dismissed and unimportant. On April, 9, 2024, maintenance workers arrived at the house to inspect the roof. Their findings was that the roof needs to be replaced. They stated that the wood under the shingles is rotting, and the bedroom is just one of many locations where water is entering the home. They said water is leaking into the attic and settling on the ceiling. They suggested that we move the bed along with other items in case the ceiling falls. A new roof of course is another huge project that we, the tenants will have to endure. We have been very compliant tenants and have paid our rent on time. We have made accommodations above and beyond what we feel are necessary. I feel that Rivertown has not. This house obviously is not ready to rent. We have endured constant interruptions to our living accommodations and health issues. I have stage 3.5 cancer and my daughter Andrea is 6 months pregnant. We are tired of contacting Rivertown with issues regarding the house and needed repairs. I feel it is in the best interest of both parties that we mutually terminate the residential lease a

It’s my first time renting with this company. I’m having a bad experience with the services and maintenance, more than one month with plumbing problems, the water from kitchen sink is getting out of the laundry pipes. I can’t do laundry, wash the dishes or use the toilet in first floor because the dirty water is getting outside, next to my neighbors, I called several times, they send plumbers and the problem is coming back again.

I have been a faithful renters for years with this company, but lately I'm been very unhappy, I gotten a letter from code enforcement in my door trees being overgrown in the yard, I consistently tried to contact Kristi at Rivertown even left voice-mail about the matter and I NEVER RECEIVE AN CALL BACK! I had to give the number to code enforcement because they was threaten to fine me $1,000 or jail time, so he call he got in touch with Patrick and somehow Patrick was able to get hold to Kristi. Despite of me calling and I left voice mail about the matter, and no one still call me to me that someone was coming the people who that came out unexpectedly one day to view the back yard text me Saturday late night to tell me they was coming in the early Sunday morning to do the job, they came, they cut down trees. So today at 1pm I received a Gmail, informing me that $750 was charge to my ledger due to landscaping, but I wasn't even informing that I had to pay for this job that they did, if I knew I had to pay I have a brother who has an landscaping business and that person who cuts my grass that coulda did it especially for a cheaper price. I call Kristi as soon as I send back an Gmail to inform her that IM NOT PAYING NO $750 for something that I didn't agree to pay but as usual she doesn't communicate at all nor dies she return calls, so left another voice-mail on her machine, there's no way possible I am so unhappy with how this company has become, why would you think.i have $750 to give a way freely, my rent is already $1380, make the situation make sense because it's not fair, and I'm suppose to be inform about anything that I'm suppose to pay before the job even took place, I wasn't given that someone can take that off my ledger, not fair play, but thanks to Mrs.Ruth she is a great lease manager she always been helpful since she started at Rivertown, I know people that I have consider them to apply at Rivertown but after this I will tell them not to bother because the maintenance department never communicate and they just charges you for things you didn't agree to!!!!! I'm. Not suppose to charge for this matter!!!!

Mr.Patrick and Mrs.Ruth are so awesome such caring people treat you like family as long as you paying your bilss very straightforward and if something happens they fix it if they say it they mean it I appreciate them so much and will move you in and get you approved within 48hours??????????

This office is very unprofessional. We are being charged for maintenance issues like AC and Plumbing. When contacting the office about it no one seems to know what's going on. They are not responding back to any txt or calls. we are not getting any answers about why we are being charged for these issues as we are renting the property not the owner. Lying about what was fixed when they came out. This is bad business not a place to rent from communication is key!!!!!
