Working with Janet Quales at Reed and associates has been a breathe of fresh air. She was patient and showed so much concern for my needs and wants while searching for the perfect home for me and my children. PLEASE BEWARE!!!! They are not professional, very disorganized. I rented from Reed and Associates from 2019 to 2024. I left the home in excellent condition. Prior to leaving the property, all late fees and any outstanding balance was paid in full. I received my entire deposit of $1450.00 in form of a check in April 2024.
Before 2024, any and all debts from 2021 was paid in full. In applying to a different company, I was informed that I was evicted by Reed & Associates in June 2021. I was shocked and totally dismayed. Due to their erroneous information (reporting), my application was automatically denied. I lost monies on the application fee, which is not cheap. After reviewing Shelby County court website, it indeed notes an OPEN case from 2021, with an outstanding balance of $508.00. Unacceptable! I have attempted to speak with someone from this firm to no avail. As previously stated, they do not answer their phones.
Reed & Associates have an obligation to report information correctly and in a timely manner. Bullcrap!!! They should be ashamed of their poor business ethics. The reason for my late payment is they failed to repair a water leak in the home for more than a year. I submiited several maintainence requests, to no avail. I have proof that it took more than 20 months for them to fix the issue. If you rent from them keep all messages, emails and payment records. I am so happy that I did. Now I have to visit the Shelby County Court system to remove an item from 2022.
Maybe the management team will respond to this post. 😡

Working with Reed has been the costliest and most regretted financial decision I have ever made. When you add thousands of dollars paid for painting between tenants that they were unacceptably slow in completing to thousands of dollars in mortgage payments made on a vacant home with no tenant while they very poorly marketed the property and charged high markups and coordination fees, the loss was 5 figures.
Reed had my property vacant for 3.5 months before I discontinued service with them. When I moved away from them and the property was marketed properly, it did not take very long to place a tenant with a strong income and credit profile who has now leased the property.
Reed took 68 days to even list the property for a “small punch list” (their words), cleaning, and painting. Constant delays and not delivering In the amount of time communicated.
The worst part was that all of the tours of the property were self-tours, only to find that there was an issue at the property Reed was unaware of. I was already considering firing them, so I sent someone to take pictures, and that person informed me the carpet was wet from a leak. I asked Reed why this leak had not been discovered during tours, only to find out that ALL OF THE TOURS WERE SELF TOURS. Why pay a property manager if they won’t even show up to show the place to meet prospective tenants?
Finally, other issues were found such as not charging the past tenant for leaving behind significant junk in the shed in the back yard.

Very hard to get in touch with anybody the number on the site is not directly to them . The people that have answered claims to direct you multiple times and you never get a call back .

I thought the application process was going to be easy which it did, however when I turned everything thing to the leasing manager Ms.Janet she didn’t exactly explain everything I needed to know before the process, because that how I got denied because of insufficiency from me and my family and how everyone didnt make 3 times the rent (individually) which I didn’t understand, she seen my check stubs and said it was excellent and everything was good and I got great source of income
I feel like they lied and didn’t run my application and i felt like I got played and they scammed me out my money
I really liked one of they properties and I felt like they miss a big opportunity

Really very poor interaction with an incredibly rude woman who snapped at me, "they just do" when I questioned the idea of tenants being responsible for pest control. What if they don't and my house gets infested????! This is an important question I think. Anyway, not worth bothering with because there are a ton of management companies to choose from.
