Let me say the new assistant manager is beyond! Not only did she happily help me with all my need but her patience with me was amazing. She brings such a refreshing spirit to the environment . I thank her dearly. She is top tier!

TLDR: Places like this trick people into living here because people look at old reviews that were done prior to the management company changing. BEWARE. They were bought recently and everything completely changed. DO NOT LIVE HERE. Do not base your decision off of reviews from earlier than July 2023.UPDATE: They refused to schedule a time to discuss, as they so generously offered in the comments(sarcasm). We have spent HOURS of our life trying to get in touch with office staff and find a resolution. DO NOT live here. I have never in my 10 years of renting apartments experienced such complete lack of regard for residents. The state of the complex has gotten even WORSE, if that was even possible. There is trash everywhere. Office staff is rarely even in the office. There has been more turnover in staff. ALL of the employees have worked here less time than we've lived here, and we've only lived here 8 months. The construction mess in our apartment from their lease violations is still there. Again, DO NOT live here and ignore any reviews prior to July of 2023(when their management company changed and their whole office staff quit, including their maintenance people). They have refused to take off the extra $50 a month they have been charging us for "not having insurance," despite us supplying them multiple times with the factsheet from the insurance we obtained prior to moving in. They charge a $46 "scheduled payment convenience fee" with every rent payment, regardless of if you make a one time payment or actually schedule it. In addition to not running the complex per their lease agreement and making multiple lease violations, they try and secretly steal money from you as well. I cannot reiterate enough, do not live here. I have lived in $800 a month apartments that are way better managed and better maintained.Original Review: Our apartment flooded for 72 hours. They were notified MANY times, yet staff did nothing for 72 hours. They just let it keep raining from our ceiling. Was told that the emergency maintenance line "is not monitored after hours." Why have an emergency line then? Throughout going to the office 10+ times trying to get this taken care of, I met many people with similar issues of lack of response from staff. Sound like all this happened when the property got bought and the management company changed. Pretty disappointing given those people said this place was nice previously, and they said that after the change it went downhill quick. Once they fixed the flooding, they did NOTHING for over a week except send someone to suck some of the water up from the carpet(it was still SOAKED). They just let water sit and soak into our carpet, walls, and ceiling. At that point mold had started to grow. Overall has been the most ridiculous experience I've had with an apartment complex. Refused to let us temporarily move into another unit while they rip out the walls, deconstruct our bathroom, spray TOXIC chemicals on mold(we have 2 dogs), and fix the mold they let grow. My upstairs neighbor has had a shower he has been unable to use for 3+ weeks(which was the source of the leak) despite telling staff many times. My downstairs neighbor was without a water heater for 3+ weeks that she had to threaten legal action to get fixed. She just gave up and moved when the flood started because she had had enough. Met another person at the office who has kids and said he's notified staff 4+ times of mold that is spreading in his apartment, yet they had done nothing to fix it. While I waited at the office to talk to staff for the millionth time, met a couple who had a tour scheduled and no one showed up to give them the tour. There has been piles and piles of trash by the trash compactor they don't get emptied. The list goes on and on. They are in violation of so many terms of the lease it is comical at this point. The Manager is disrespectful and doesn’t care about anything!!!Every time I went to complain about different things that are not working in the neighborhood (like the trash compactor, the place for washing the car that is full of junk, the gym electronic lock that has been broken for at least 4 months, the neighborhood gates that have been broken and wide open for the last 2 years, the pool that was close for at least 30% of the summer) she says that she cannot do anything about it!! And when I told her that I would send an email to the administration, she said “do whatever you want”.Do not believe me, just check the pictures…You really don’t want to loose your money in here!! And you don’t want to be treated like garbage by the manager!!Make a favor to yourself and look for another place to live!!!

Mold city ! Rent is too high and this complex can’t keep staff for anything. Apartments have so much mold in them. The garbage is always on the ground piled up instead of inside the dumpster or compactor. The security gates stay broken. If you can live in these conditions, you’ll be fine, otherwise rent elsewhere. // Response to Owner: My first course of action was contacting corporate and leaving a detailed comment along with my phone number months ago. No one responded back. That’s why I’ve posted this review.

This place tries to rob money from applicants pocket. My daughter filled out a form and then decide to withdraw the application since she is going to live with us. The apartment did not do anything towards her application until she called them to withdraw her application. They quickly processed and denied her application right after the phone call to withdraw, just because they want to charge her additional $150 administrative fee. THESE PEOPLE ARE GREEDY AND INSANE. Please keep away from this place!

I had booked an Unit on May 3rd 2023. Paid 100$ application fee 300$ deposit. Leasing Officer Mr Kendrick confirmed me the available date of Unit for Move in is on 7th of July 2023. He asked me to have renters insurance and MLGW transferred. I did share copies of both renters insurance and MLGW. I received notification from Madison stating my move in date is on 7th of July 2023. I went to collect keys on 7th and leasing officer told me that the unit is not at ready. i asked him but move in date is today he is like i dont care your unit is not ready cannot provide keys. My move out day on my other apartment was on 8th so they put me in spot and no where to go. somehow i got extension in my existing apartment. Madison is not ready to confirm the available move in inspite of paying all the fees. I had to cancel and find somewhere. They did not refund me the application fees, Insurance transfer cost, MLGW transfer cost. top of that the leasing officer behavior so rude. one of the worst experience i had in 6 years I stayed in Collierville.

Run away, I can't tell you what a miserable time we have had here. Our apartment was a disaster, filthy paint everywhere literally. Took them 2 months to clean it off the floor and it still is a mess, our doors leaks air, the dishwasher doesn't fit in the cabinet, our garage door is a mess. The pool has been shut down more than I can count now the state shut it down and no one told us. The trash wow what a health violation. Garbage everywhere all the time, the "security gates" have been broken since before we moved in this March. Must or whatever her name was had no clue what she was doing, and now there's a new staff! We don't get proper notifications on anything our air filter has been changed once and we have no maintenance crew. So glad we are leaving in august.

Looking for housing can be very stressful and Musette Taylor took all that stress away! She showed me the apartment here at Madison Schilling Farms on a moments notice and the grounds were beautiful! This apartment complex is so quiet and the maintenance team is is amazing as well! Musette went above and beyond to make the experience seamless! I truly appreciate her professionalism and kind hearted nature.The management company is truly privileged to have her representing their company. She truly does a exceptional job! Likewise her leasing partner, LaTiscia Faulkner it’s always a pleasure to interact with! Any time I have called up to the office with any needs she is quick to respond and always does so with professionalism and a smile! Thank you ladies! The Madison @ Schilling Farm is lucky to have you! I appreciate all your help and have definitely enjoyed staying in this beautiful community!

Been living here for over 4 years, and even though it was tolerable based on how they treat you while you visit the rental office, or request for maintenance, recently they started jacking up rent significantly. They made rules not to meet anyone due to covid in the rental office, but their maintenance and staff members can enter your unit at any time. The gate's security is a joke and kids run around left and right unattended. There are next door apartments that are brand new, and these guys bump their rent to the next door level, but for clunky units.I don't intend to buy a house, and I have years of rental space to look after, and these guys will be missing out on thousands of rental revenue dollars from me once I move out when the next lease is up.Message to management: Don't try to milk out from one guy or family. Step up and discuss with your B&M Management not to jack-up rent for loyal tenants.

I am resident of Madison and I am disappointed to say that the safety of the residents and their property is not valued in this community. Even though it is a gated community, random people can come into the apartment complex easily. When my family visited, the catalytic converter was stolen from a car that was parked inside the so-called gated community.
