Nice enough staff but low barre in terms of property maintenance. I checked into an oceanfront home at night that reeked of water damage upon entering to find it had been shut air tight, (as in the windows did not open at all) which is a recipe for mold in ocean climates. The "recently refurbished" flooring was buckling due to underlying moisture; indicating a quick cosmetic cover up and there was visible mold growth from behind the sheetrock in both bathrooms. This home was a health hazard. I got out as quickly as possible (ahead of schedule) at which point I learned that Avocet's allegiance was to the owner, not the guest. It is challenging, but not impossible to keep beach property moisture and health levels, at a standard that works for everyone, but you have to actually care about it. Edit to responder: You know very well who I am and that my actual name isn't 'Rad'. Nice try deflecting. We had multiple conversations and this property was a horror show.

As someone who lives full-time next to an Airbnb managed by Vacasa all I can say is that this company does not care about your property or neighbors in any way. We’ve had an ongoing noise issue with our next-door neighbors short term rental, and have gotten zero response or help from vacasa after many attempts.

I. At Palmetto 1L. Arrived in Folly Beach today for the first time ever, and this place totally killed the vibe. This place is like some run down apartment with black mold under sinks which are also rotting out. There is no filter in the return vent, which is gross. The bathroom sink under cabinet areas obviously had some mold issues. There is a shelf above the toilet that is pretty much just hanging. When we open the dishwasher, well I'm not really sure what was happening. I was under the impression that extra linens would be provided. All I found was a dirty blanket on a shelf and a bunch of paint buckets. The bedroom obviously wasn't cleaned as there was a little bit of trash and a dog toy (which this said no pets) under the bed. I'm really disappointed that this is my first experience in Folly and with this property company. I would never rent this place out. We have kids with us as well, and this is far from family friendly fun.
Oh, and there is stuff under the couch. Like food. So gross

The staff was great. The property was clean and perfect. The maintenance dept. Came out to fix dome little things and they were spot on. Had a wonderful experience . Would rent from them again. Folly Beach is a wonderful place. Very laid back.

A close friend of mine sold a home a few months ago and was "represented" by Ulf Hartwig. Mr. Hartwig failed in his role of protecting the seller from a deceitful and conniving buyer. Considering the price of this home and his "earned"(?) commission, he did not deserve a penny of it. Shame on him for not be professional or taking measures for the seller's benefit.

Vacationers BEWARE! This company will put you in unsafe properties, lie cheat and steal your money! We rented a house for 62 days and left in 15 hours. After driving for 11 hours and getting to the house. We had to request the code to get into the house to find the place filthy! Dog hair and dander covered every surface. Couches, bed sheets and comforters covered with dog hair. My small kids slept on beach towels for the night since it was close to New Years Eve Folly Beach was booked. My 9 year old has asthma and in the first 5 minutes ended up on his nebulizer. The couch and master bed where broken. Completely snapped down the middle so they were unusable. The oven had never been cleaned, the stove was covered in caked on food. We checked the filters and I have pictures of them. They have never been changed! Vacasa only offered to send over a cleaning crew at 8pm at night. I was not comfortable considering COVID restrictions. We have been fighting with them for over 5 months. They lied and said the refund was in the mail, which it never was. Then after 30 days they told us we had to go to Airbnb and now Airbnb is playing the game with me and the Better Business Bureau that they can't find any booking information. I have it all documented so all lies! This has been 5 months now. They charged us $7500 for 15 hours! And then they proceeded to rent it out to at least 4 more renters after we left. DO NOT USE THIS COMPANY!!!

I have read many responses and are confused by many of the negatives. We have been renting from Avocet since 2007 and have had many great experiences with them. The first rental was our beach front house for our May 12, 2007 wedding. After that we have rented a place at Pavilion Watch many times. The company is very responsive and helpful if you have any issues. Case in point August 12-16th 2019 we tried to rent our usual place at Pavilion Watch, but it was booked. So we rented a different unit at the same property. We arrived and the a/c didn’t work, there were portable a/c units in the property. They did not properly cool the unit so I called and explained the situation. I was contacted a few hours later by a representative on the island and offered my choice of any other rental that was not rented for our dates. Not the price we paid, but any property that was available. If you do not tell people there is a problem it can’t be fixed. Don’t let your vacation be ruined, just call and respectfully explain the situation and let them do their job to make you happy. I have dealt with Avocet since they were just a small real estate company on a beautiful island to the now entity that it is. Please feel free to show any times I have rented from you in the comments. We can’t make it every year, but anytime we can, we vacation at FB, and use Avocet as our rental agency.

Beware of Vacasa. You will be disappointed and have a ruined vacation. Our family was driving eight hours to arrive at our rental at Folly Beach. 2 1/2 hours before arrival Vacasa emailed us to say the owner refused to vacate the property and therefore it was unavailable. They could not put us in another property, because all were overbooked. All they could do was offer a rescheduled date—not possible given our family’s schedule. The Vacasa rep admitted that they had “over-extended” all of their properties. Vacasa is a propriety management company. The home owner has an obligation to abide by contracts when he rents his property. We all have responsibilities when renting. Vacasa was the weak link in the chain of responsibility and does not deserve your business. When faced with several honest and reasonable options to fix this immediate problem, Vacasa hid behind the legal language of a big corporation. Do the honest and right thing? Not Vacasa.

TERRIBLE!!!!!!!! Worst Management I've ever seen. Do not rent you will be disappointed and ripped off. If you rent from them and have read this post your really gonna kick yourself. I'm warning you. You will get a better house and location for cheaper in Beaufort county in a private community on the beach for half the price. And half the traffic.

This place is terrible, air bnb is a far better option for renting, good luck getting a refund for any portion of a trip, Aloha house is gross.. had been empty 3 weeks prior to renting and had a dead roach on the floor when we went in

Rented "Mellow Yellow" house (3 bedroom 2 bath) from them the last week of July. Property was well appointed, relatively clean etc. However it had one large issue-the sewer system. Toilet stopped up which then backed up the entire septic system. Raw sewage flowed into the shower and the kitchen sinks. Disgusting and smelly to say the very least. Issue happened at the very beginning of the week. Took 3 different companies to fix and the last one told us it was not really "fixed" and could happen again anytime and advised us not to use the bathroom, disposal or the right side of the kitchen sink. Apparently this had happened before and Avocet aware but continue to rent the property. I rented a two bath house and instead got a one bath house for the entire week. They indicated they would have it fixed for good by Wednesday morning or move us, but no additional communication after that except our calls to them. The Broker In Charge or Property Manager was always "out of the office" when we went by or called. They refunded a very small portion of the rent for the week (this was not an inexpensive house) for our inconvenience. We spent a large portion of our vacation dealing with this *i.e. calls, waiting around for repair men, etc.) and it ruined our time at Folly. I would never recommend this agency or the Mellow Yellow house to anyone. BUYER BEWARE.
