Mark and his team are the best! Thank you Mark for helping our new team member get pre-approved and ultimately financed for their new home in Irmo. Having to relocate from a different state is hard and your team made it easy.

Had a great experience working with Heyward Cathcart on my loan and would highly recommend him to others. The process was almost completely stress-free, which is saying a lot when you're dealing with the most expensive purchase in your life. Heyward treated me respectfully as a woman purchasing a property solo and was wonderful with his communication. This was my second time working with him, and I would certainly work with him again if I were to make another property purchase.

The most flawless experience I've EVER had with a mortgage company!!! I closed in alittle over 30 days. The underwriters didn't keep asking for paperwork everything was done in a professional way....oh and no extra overlays!!

I honestly wish I could leave less than one star. We were referred to this company by our real estate agent. So we figured they knew what they were doing. Sadly that was NOT to be the case. You see they have their own in house financing and that's great IF you don't have something else. They love to push FHA and that is because they make more money off of that than anything else. We have VA, and my husband is a Disabled Veteran. So his loan is a little different, like NO FEES and certain interest rates and... Well, Ms. Shannon and her underwriter didn't want to do that kind of work. Instead they did everything they could to bottle feed us an FHA loan. After speaking with an individual at the VA Home Loan guarantee office ( my husband has their direct number), we discovered: Guild Mortgage NEVER requested a C.O.E.; they never contacted the Guarentee people. They did NOTHING. All they wanted to do was force feed us an FHA loan and all of those great fees to the tune of $20,000. Heck they even had us paying all closing costs. NOPE, you want to sell me a house, those are your responsibility, NOT mine. So if you are in the market for a high rate, very expensive FHA Loan, these are your people. IF you qualify for anything else, find somewhere else to go. Oh yeah, their credit score system is subpar and doesn't have updated information. The stuff they pulled had been resolved and their report numbers were over 30 days old. And their inquiry dropped my score by 30 points. So stay away. I now get to wait another 30 to 60 days before I can see about getting a real home loan thanks to their screw ups.

I’m the type who wants for others what they want for themselves, having said that is the reason behind this review. As a first time home buyer it’s one of those very special moments in your life, like getting married or having a baby. It was for me because I had put so many stipulations in the way thinking I didn’t have what it takes or enough money or that I had to be in a certain position to do so. Well I started my homebuyer process in November of 2018 and on February 15, 2019 I was a new homeowner. I was so thankful and grateful, I felt the words was not enough to express that to everyone involved. The realtors (McFadden’s) and the 3 inspectors that was recommended by them, loan officer (Lamont Watson) and staff at Guild Mortgage Company, and closing attorney’s office (Gray Law Firm). Then, like now I’m writing a review but for a different reason and my heart is broken into pieces. I will try not to make this long and full of details but direct and to the point. On March 4, 2019, I discovered an animal in the attic of the house which got in from the roof. I reached out to the realtors and they sent the same person who inspected the house and I had to pay for him to close up holes around the perimeter or the roof. I moved into the house during the winter months so we were using the central heat of course, but when the temperature warmed up we now need central air. It’s was the second week in April the air don’t work, wow…okay no worries just use the home warranty they said, (the home warranty was requested by the realtor in my closing agreement). The heating and air company came out and then stated that I will hear something from the office. When the office reached out they asked me did I want to repair the unit and that it was going to cost me $1790. I needed to know why and asked for an itemized invoice, I was provided the diagnosis from the heating and air company (Hospitality). The home warranty company (AHS) stated the same thing ($1790.) when I called and asked for a breakdown of the totals I was told they could not give me that. I called the home insurance company to come out, it was nothing they could do about the AC but I had to open a claim because the roof has to be replaced. I have a claim on my home and have not even been in the house for 2 month. Total cost for roof repair $8471.52 plus my deductible.
At this point, all that is going on I’m frustrated, angry and desperate. I reached out to everyone, the realtors, nothing, the mortgage company, nothing and they didn’t even return my call. They never missed a beat of calling me back or reaching out for what they needed from me during the process. I reached out the law firm that did my closing and was told I’m sorry but unfortunately you are responsible because it’s your home.
At that point in my life you guys I GAVE UP, I was tired of being told it’s on you. No one to turn to assist me. In my heart I really feel that I was done unjustly. I feel that the only thing I should have had to deal with that soon after moving into my new home was cosmetic things. I have three small AC units which do not cool the whole house and when using them it causes the lights to go out. I should’ve been wrote this review but it wasn’t until yesterday (07/03/2019) when I got in my car to leave from work and saw the temperature reading 108 degrees outside. I don’t want anyone else to experience this it’s not a good feeling. I gave it to God, because this is beyond me. I’m still saving to have my AC unit replaced. No matter how nice someone is or how God fearing we think one maybe, always, I repeat always don’t get side tracked by that, because I see that this is a money making industry and everyone is all for themselves or shall I say self gain, but it should never be at the expense and livelihood of others well being.

Guild Mortgage Company (Lamont Watson&Team Watson) took very good care of me and what I needed. The process was smooth from pre approval through closing. It happened in just 4 months time. Being someone who never tried this process before from putting stipulations on myself saying that I can’t own a house. God knew different, he placed this company and their team to help me. Integrity it what I experienced along with professionalism care concern and respect. I would recommend my family friends and even strangers to Guild Mortgage Company.
Thank for all for all that you do!!!

Lamont Watson and his team did an outstanding job for my family. Even when the closing attorney (that I choose) dropped a bomb shell at 4pm the day before closing. Lamont found a way to keep my closing on track. I am truly thankful for Lamont and his team.

I'm a real estate professional in the whom is very particular about who I choose to partner. Guild Mortgage is and has always been one of the tops on my list. Customer service is key and there team approach always gives my clients someone that is accessible to answer questions. Also the understanding of 100% grant programs and VA loans have helped turned a lot of home seekers into homeowners.
