To whoever is planning or considering in renting this complex, DON’T! I moved here in September 2022 with my daughter and ended the lease October 2023. They do not show you your complex where you are going to be moving to, they show you a “showroom” to make you think that’s the complex you will be moving to but in reality, they do not show you the complex you will be moving to. When I tried asking “Justin” why can’t we see our complex, he says “Sadly, I cannot show you because they are doing the carpet or painting the room(s)” He gives us excuses for why we cannot see it. Once I signed the lease to live with my daughter, that day when we first moved in, a blind breaks, we didn’t think much of it, but every single day something breaks. The apartment wasn’t painted nor it the carpet wasn’t clean. You will find trash by your neighbors door everyday. If you contact Dawn, she says she’ll handle it but she never does, They let people into your complex without letting you know that they are coming. (We were told that sometime in the end of September, they will come for the washer and dryer, but they never came. Until one day in October, when I was sleeping and my daughter was sleeping, someone walks into our complex to come and get the washer and dryer) They deduct money out of your security deposit and don’t give you the deductions what have they deducted. What they charge for the rent, it’s more what they can give you. Be careful with the smile, the smile could trick you so please be aware.

I’m leaving a review solely based on the new maintenance team. They have been attentive, quick, and thorough. Not to mention, My elderly parents are here visiting and I had a bunch of trash to take down to the dumpster from Christmas. I live on the third floor. The maintenance guys saw us carrying it down the stairs. They ended up helping carry all the trash down and even took it to the dumpster for us! I’m beyond thankful for their generosity and kindness. Please tell them thank you!

We have overall had a good experience here. Have seen Maintance and office staff change a few times. Have not had any issues with either usually respond to requests promptly. Neighbors are good. You have some people that do not take care of stuff or clean up after themselves or pets. Have had amenities ruined because of this factor. Close to everything which is my favorite factor. We have been here going on our fifth year and plan on staying unless we decide to purchase a home.

I would really give them 0 stars if I could. They are liars. They always providing misinformation. They will charge you for bogus things. Renters beware….they want to charge me for carpet from wear and tear claiming it was pet stains. I hired someone to clean my apartment and now person that filled out paper is no longer with the company. They are full of it. Slack to the 5th power

Poor communication from management,Poor maintenance. They don't care about renters concerns or complaints. Maintenance half fix things. When you move they Trump up extra charges. If you're looking for a great place to make home The Avenue is not a good place to look.

I have never in my 10+ years of renting have I met an office management so dedicated avoiding their residents, especially if there is an issue. I honestly don't think these folks have a clue what they are doing. I would recommend avoiding this complex. Overpriced for the quality.

I have now filed a complaint with the Better Business Bureau. I have been assessed a $315 unauthorized pet fee for a pet that does not exist. We told them we do not have a pet and we would not be getting one due to allergies and breathing disorders. They have come to the apartment multiple times without prior notification for maintenance and other building issues and have never encountered a pet. We do not have any animals living in our apartment. They asked my wife on 28 April about not reporting a pet, and my wife again informed them that we do not own a pet. I logged on to pay my rent to find the unauthorized pet fee. Another issue this is a 420-friendly apartment complex; you cannot walk the apartment grounds without smelling pot. The smell of pot reaks into our apartment so badly it smells as if someone is hotboxing in our closet. We have complained to management about this and nothing is done. This is a very noisy complex. We have called 911 multiple times for yelling, fighting, and firearms discharges at all hours of the night. The building security officer is seldom present. There have been numerous cars vandalized and windows smashed in the five months we have been here. There is also dog feces all around the walkways due to renters not cleaning up after their pets. The management and staff also do very little to clean up trash dumped around the complex.

The portal doesn't work for renewals...I found that out the hard way paying a higher renewal. If you don't call the office they will not pull your renewal. When I gave my 60 day notice to vacate...I had to walk into the office...of course I it was "we didn't get it" but it's out on the portal. Once I moved out I got charge double for water and sewer. Beware of those smiling faces they are deceitful.

The staff os amazing and made moving from ohio so much easier and joyful! I love my apartment and my kids do as well theres something for everyone here and we absolutely am thankful for such great people and a great place! I highly recommend them.

Anytime I have an issue, they resolve the problem right away. Justin is always friendly and prompt. The maintenance office is prompt and helps with anything I need.

The staff is excellent and is very helpful and pleasant. From the day I moved in they have been very very helpful and they go beyond their duties. I have never had an issue with things not being fix or etc. Whenever I have put in a ticket my work has been done.

The leasing office has been so kind and welcoming, not to mention answering any and every question I’ve had and will had. Justin has been more than helpful while assisting me in finding a home. As I toured the complex I felt more and more at home. Thanks to Justin and Dawn I would not have been able to get through this stressful process without their assistance. Forever grateful for their kindness and willingness to help. Very excited to live here and call this my new home. If you are looking for a place to live, look no more. The avenues at harbison is a welcoming community with all smiling faces!

Waited on working hot water for 4 days and still counting today, they’ve lied to me telling me they’ll get it fixed but I’ve yet to see anyone, the whole resident first thing are completely lies.

Dawn is a wonderful lady, who does the best that she can to keep everyone happy. She’s amazing. Outside of her- this place is a big no-go. Our foundation has major cracks, we’ve been asking for holes to be fixed since 2018, same with the blinds. The doors need to be replaced. Our eye doesn’t work on the stove, neither does our dish washer (been out of commission since 2019). Our microwave is falling, and our kitchen counter can be lifted with one finger. Plug up a hair dryer, short the circuits in the apartment. Then our AC went out early last month and we’ve been suffering with the rising temps. Literally, the kids are all camped out in one area where it’s semi- cool. All of this for about 1400 a month? No way.

Dawn is the absolute best! She helped us find the perfect apartment and we love it so much. The amenities are awesome and the grounds are extremely clean.
