If you can, find somewhere else to live.
What you don’t want , is a rude , careless leasing office team. That will not benefit you in anyway. Being charged for things that were messed up before you moved in .. being hung up on , shown attitude toward for nothing. That apartment complex was just decent for the area it’s definitely not all that. Yall could do better & you know who I’m referring to. Especially the two in the front office

Office staff always has an attitude and act like their crap doesn't stink, never wants to listen to the residents and want to argue with them. As much as I pay for my apartment, I expect better management and people that actually care.. I HIGHLY DO NOT recommend living here!!! And if something is broken you're better off actually hiring someone to come and do it, cause management won't do nothing to help you.

The community is cool enough, only way in is at that very hectic light by Texas Roadhouse though; also they replaced they laundry room downstairs with a pet cleaning area, so if you get the smaller 1 BD option, there is no W/D hookup, and you’ll have to find a nearby laundromat. They replaced the tennis courts in favor of a cornhole/other games area. The roads around the complex are full of potholes and big speed bumps (will tear up your car if not careful. I did my tour, and Dawn who showed me the apartment was nice enough, albeit a bit talkative. My issue lies that I paid $75 for the application and $225 for an admin fee. I was not approved (not sure why), which is fine, but the fact that the property manager Dawn did not reach out to me to let me know, sent no email or communications to let me know I was not approved, and I had to find out by being refunded the admin fee was outrageous after a week + of waiting. PLEASE BEWARE of this potential lapse in communication before applying. I was able to get approved with no problem at the nicer complex behind Avenues, Waters Edge at Harbison and am glad for it
2 stars for the area and lake behind the complex. -3 stars for slack communication and non updated amenities. Please consider the other surrounding complexes before applying!

This property is not well maintained. Gate down near pool. Electrical and cable wires left exposed. Grass is n9t cut often and the scrubs are overgrown. Takes forever for your repairs to be made. If you call to inquire, staff except for Dawn are rude and cut you off. Glass on the old tennis courts. Dog poo is all over the place. Pool is closed.

The staff and community is amazing! They go above and beyond to ensure you’re taken care of. If I ever submit a maintenance request they are there within 24 hours! Wonderful place to live!

My son and daughter in law lives here and the maintenance guys are super cool and very professional they are wonderful but the young man that works in the office name Duke is very unprofessional, disrespectful, is never approachable, when saying hello he rolls his eyes and doesn't speak I was considering putting in an application to move closer to my son and granddaughter and daughter-in-love but Mr Duke made changed my mind I'll good to wellspring to lease my new apartment home I don't see why he's still in employment with you all so because of him yall Lost a potential resident sorry I didn't like the way he spoke to my daughter it's not acceptable and if you all don't do something quick you don't know how many more potential residents you may lose because of this young man

I lived in these apartments back in 2015 and the Customer Service at that time was very very good nothing to do with today in which I went to ask how much the rent is because my niece is looking for a place, and if there was availability and the person in charge if you can call that man a person he was very very rude I have never seen someone so rude and nasty.to say more he said over all that he changes his rental prices every day cause I said the rate on the website was different yesterday, don't know if he was the owner of the apartments although I don't think so but if he gives a very bad image to the apartments as the person in charge he should have a better Customer Service but I think he has some frustration that until today he has not fixed it I wish him good luck.

Never judge a book by its cover! When i first moved in I loved the place, the staff, and maintenance was great. Once I hit a rough patch in life, the fees went crazy and the staff changed I was ready to go! The staff and an old staff member are ready to apply large fees for inconvenience payment issues to them, they get rude when you don’t want to renew your lease. When the maintenance staff change things take forever to get fix. My dishwasher & sink always drain into my downstairs neighbor ceiling. A month after renting the wash n dryer it stopped working, yet they still charged those fees. The little fees you wouldn’t pay attention to when paying your rent on the app keep going up. Don’t let the trash that you pay for every month get stopped up, that’s gonna be an eye sore for a whillleeeee. The pool is neverrrr cleaned. They never clean the fireplace or do pest control yet there always email regarding that. The emails regarding your lease you never see, yet you will get alerts everyday about leasing office breakfast party, etc every day. The busy area is more of a plus then the actual apartment.

If I could give 0 stars I would. Horrible communication from the first and second property manager! So many repairs that were needed, that it took almost a year to start AND complete. Get your keys FIRST to look at your apartment otherwise you'll be just "waiting for an update". Looking back I should've know something, because in less than a year the complex has went with "new management " (property and maintenance) who is just as slack as the first one(s).
But thank GOD this is only temporary until my new house is finished being built.

To whoever is planning or considering in renting this complex, DON’T! I moved here in September 2022 with my daughter and ended the lease October 2023. They do not show you your complex where you are going to be moving to, they show you a “showroom” to make you think that’s the complex you will be moving to but in reality, they do not show you the complex you will be moving to. When I tried asking “Justin” why can’t we see our complex, he says “Sadly, I cannot show you because they are doing the carpet or painting the room(s)” He gives us excuses for why we cannot see it. Once I signed the lease to live with my daughter, that day when we first moved in, a blind breaks, we didn’t think much of it, but every single day something breaks. The apartment wasn’t painted nor it the carpet wasn’t clean. You will find trash by your neighbors door everyday. If you contact Dawn, she says she’ll handle it but she never does, They let people into your complex without letting you know that they are coming. (We were told that sometime in the end of September, they will come for the washer and dryer, but they never came. Until one day in October, when I was sleeping and my daughter was sleeping, someone walks into our complex to come and get the washer and dryer) They deduct money out of your security deposit and don’t give you the deductions what have they deducted. What they charge for the rent, it’s more what they can give you. Be careful with the smile, the smile could trick you so please be aware.

I’m leaving a review solely based on the new maintenance team. They have been attentive, quick, and thorough. Not to mention, My elderly parents are here visiting and I had a bunch of trash to take down to the dumpster from Christmas. I live on the third floor. The maintenance guys saw us carrying it down the stairs. They ended up helping carry all the trash down and even took it to the dumpster for us! I’m beyond thankful for their generosity and kindness. Please tell them thank you!

We have overall had a good experience here. Have seen Maintance and office staff change a few times. Have not had any issues with either usually respond to requests promptly. Neighbors are good. You have some people that do not take care of stuff or clean up after themselves or pets. Have had amenities ruined because of this factor. Close to everything which is my favorite factor. We have been here going on our fifth year and plan on staying unless we decide to purchase a home.

I would really give them 0 stars if I could. They are liars. They always providing misinformation. They will charge you for bogus things. Renters beware….they want to charge me for carpet from wear and tear claiming it was pet stains. I hired someone to clean my apartment and now person that filled out paper is no longer with the company. They are full of it. Slack to the 5th power
