The location is the best part of staying here. This really isn't a hotel but more like an Airbnb. A few hings in the room were not up to par like the bathroom faucet was leaking, the shower head pressure was non-existent. And the he room was a bit run down.

You have to love the location and comfort of this "everything like new" accommodation. What was especially exceptional, was the way the Manager handled the problem when the internet went out for the weekend. Definitely will stay again knowing how professional this operation runs and feels.

$403 a night should have soap in the bathroom. The TV should work without directions that say ...."we know it can be frustrating figuring out the TV". However ..."if you mess it up you'll be charged extra". Spent one hour trying to get the TV working without being charged for messing it up. If you know you have a problem with your TVs maybe you should make them easier to use. We don't go on vacation to watch TV, but watching a 30 minute episode before bed is sometimes enjoyable. Accommodations were good and the location is excellent. Just falls way short on the execution. We talked to Cole, (hotel staff member) and he wasn't able to make our stay better because there was not a manager on duty and he couldn't make any decisions, "I'm just the messenger", said Cole.

The good: beautiful apartment suites; responsive staff; excellent location. The not so good: extremely noisy almost 24/7. Constant construction and walls/ceilings are paper thin so you think your neighbors are doing aerobics. Parking is about 2 blocks away in an open lot off George St. It’s a bit unnerving to leave your car away from the hotel but it’s an ok part of town. While the suite had lovely wood floors and rustic brick and a fully outfitted kitchen, it was in need of some fix ups. One of our showers had an open patch of missing tile and tiles strewn about. Both our bathroom sinks clogged up after running the water for a minute or so. And the furniture was a little beat up and stained. We didn’t mind these things so much as the constant noise. While we know this is the typical trade off for great location, the constant construction and outside noise made it difficult to get a good night’s sleep. All said, it was wonderful to have two bedrooms at a reasonable price in a great location. With a little refreshing, this is a great place to stay in Charleston.

NOT A HOTEL"Located in the heart of Charleston, The Quarters on King is a luxury, boutique hotel” No it really isn’t. Quarters on King is NOT a hotel, it's a shabby, not well maintained, airbnb in a pretty convenient location, with no staff onsite.PROSThe room was nicely decorated and spacious.CONSThe basics, facilities and ‘hotel’ amenities however were not good.Was aware of stairs and no elevator but there was no "front desk” as mentioned on their website and no-one to help with baggage, as you would expect at a hotel. As they have no elevator and 2 incredibly steep flights of stairs to navigate, that is something important to note if you are unable to easily climb stairs or carry your own luggage.Booked a parking space in advance and was told the pass would be in the room, it was not. Had to pay to park on the street whilst waiting for someone to deliver it.Sofa bed was broken and wouldn't have been useable with an adult sleeping on it, bedding for the sofa bed was 2 sheets and 2 pillows, the room was cold and on calling and asking around 9pm for some additional bedding/blanket for our kids, were told they would “see if they could find anything” and even after calling back nothing was ever delivered.Woke up to explore the city and found the coffee machine was broken, only 2 coffee pods and NO MUGS! Called to request and whilst waiting thought would have a shower, where there were none of the MOLTON BROWN toiletries promised… waited almost an hour for 2 mugs (booked for a family) a replacement coffee machine and some shower gel to take a shower!Honestly just a huge disappointment for such a high nightly rate. They didn’t seem to care that the room wasn’t stocked for purpose and the lack of attention to detail or maintenance is a huge problem. Would not recommend.

We booked through Airbnb unfortunately to pay a much higher rate! Emailed/called office, nothing was done. Asked again upon check in, nothing. Not even early check we asked for. We had Suite 202. Location ok, but suite needs a refresh. Stairs are gross and so are the walls in the suite. Suite supposedly accommodates 6 and we had supplies for maybe 4 people? Cabinets were empty and there was barely 4 plates (not even matching) No wine or champagne glasses. Towels were see through. Simply not worth the price at all and disgusting. Much better places to stay around for the price we paid. Save yourself the hassle and go somewhere else!

Rooms were nice and clean but not worth it for the price. Our adjacent room had parties going on every night late into the night. It felt like staying in a high end college dorm. Very disappointing.

We had a very solid experience at the Quarters on King. We booked through Airbnb, and didn't have any of the issues that others have mentioned on here. Honestly if he had checked the reviews on Yelp before coming out we might not have booked it, but I'm glad we did stay here. We were in one of the rentals on Society. The place was clean, had everything we needed, and had 2 bathrooms which was a must for a group of 5 girls. When had several very minor issues but they were very responsive in the text and resolved any issue very quickly. You really can't beat the location right in downtown Charleston within walking distance to all the shopping and restaurants, as well as the Farmer's market on Saturday and Charleston College. We didn't rent a car, but if you're planning on visiting some of the beaches or plantations you may want to rent one as the Ubers that far are pretty pricey. We thoroughly enjoyed our time here and would come back in a heartbeat.

The location is great and the guy helping at the front desk was very helpful. We arrived but our room was not ready. It had to be cleaned so we waited with our kids. The stairs to our room (2 flights) were challenging for us and our luggage, kids etc. Free parking would have been nice to offer your guest who had to wait..

Pros- Location is excellent, room was nice and clean.Cons- Let me tell you a story about a dehumidifier. The AC in our unit had a sign near the thermostat saying it was old and to not drop the temperature below 72 degrees or it would freeze itself, that would have been no issue. Additionally, they had placed a dehumidifier in the main hall to help pull the moisture out of the unit. This dehumidifier has to be tan at all times because the AC simply was not functioning as it should have been. This is no exaggeration but that dehumidifier pulled out so much moisture that it needed to be emptied every 6 hours… that’s 4 times a day. It actually became this fun little chore we would take turns with.All in, nice place and good location but for $330 a night fix your freaking AC unit. This “fix” could not have made you guys look more cheap.

The room was nice, but thought it could’ve been a little nicer for the price. The sofa was saggy and uncomfortable.We decided to stay here because I stay in hotels (for work) 90% of the time, and wanted something that felt more like home. I wasn’t aware that there were no elevators to the rooms. Brandon, begrudgingly, offered his assistance with our luggage, but when we needed him he was preoccupied on the phone, so we did it ourselves. I’m very big on customer service, we didn’t get a call to see if our accommodations suited us, I was a little disappointed with that. The location is convenient, but very noisy early in the mornings. Housekeeping did a GREAT job on preparing the room for our visit

We stayed here for a special 50th birthday celebration. After checking in (after making our reservation 6 months prior to get the room we wanted) we entered our room only to find someone else was already there. We specifically wanted this room because it had a balcony and was off King Street. We kindly agreed to move to the room where the guests in our room were supposed to be ( across the hall). While I love Quarters on King's location on King Street, staying/sleeping on the King Street street side was absolutely horrible. The street noise is unbearable (trash trucks, tow trucks, car alarms, street sweepers and the weekend we were there the Cooper Bridge Race). Needless to say, we all returned exhausted. Quarters on King did comp one night's stay. But I would have been happy to pay for that night in order to get a decent night's sleep. It was a very unfortunate mistake from an employee that was not too knowledgable overall (guided us right away to the wrong parking deck). I am not sure if I will be a repeat customer upon my next trip to Charleston.

As this was our first time visiting Charleston, I couldn’t have been happier with the accommodations. We arrived early and they bent over backwards to make sure our room was ready ASAP. When we walked in I was stunned with what I saw. As someone who has spent a lot of time in hotel rooms for work, I really appreciated the full kitchen and layout of the room…it was actually more like an apartment…I would seriously live there. It’s right on the main drag and within walking distance of just about everything downtown Charleston has to offer. Definitely will plan on staying here again in the future, 10/10!

This review is actually about their other property, The Quarters on Spring also in Charleston. I guess it is a new (only on the outside) property of theirs. We booked this place 2 months ago. Everything around was either booked or so crazy expensive. Unbeknownst to us a very popular 10k race was taking place the weekend we were looking to visit Charleston. 3 nights in a studio apt cost us $1000.00. This was the least expensive we could find. On the outside it looked redone. We noticed lots of young people. We come to find out it's in a college area. Lots of student housing all around us. Ok, back to the studio: NOISE! Like I've never heard before! It's ON a Main Street at a light! Cars, busses, motorcycles, blasting music, people walking right at our window and door. NOISY, NOISY! The place was small. 1 little and vey uncomfortable couch with dirty little pillows was the only place to sit. An equally small coffee table had to serve as our dining area and our foot rest area. Only 1 outlet worked so we had to move the coffee maker onto the tv stand. The kitchen was ill equipped with no towels, 1 small plate, 2 forks and the NOISE!!!!!!!!!!!! There was a sound machine on the tiny and squooshed bedroom where we had to walk sideways to get into the bed! I wished we had been warned before we booked as to the location and condition of the place! If you are on the younger spectrum I'm sure you'd be fine with this place but as an okder person it was awful!!!!

Starting off to say the suite was ok. Good location, cool concept. People at the desk were nice.Things I disliked:1. The fact that I received information for suite 301 when someone else was already there. My family and I walked in another party in the suite we were given (received email with access code). The other party was cool with it but I felt pretty annoyed given that I was in town, after driving half a day, to show my in laws a good time. Luckily someone was still in the office an hour past their close time so they gave us the access code for another suite (they said I had suite 302, even though my email confirmation says 301). I wasn’t even apologized to. I was just told I was in the wrong place. I sent a complaint to the third party booking site - then someone from this hotel called me to apologize.2. The rooms are nice but not well maintained. There are stains and dents all over the place.3. Cockroaches. I saw one review about them but figured it was a one off. I didn’t tell anyone about the cockroaches until now - didn’t want my in laws to be disgusted with where we stayed.4. The fact that we have to do the dishes in a hotel, especially when we’re not getting daily service.5. Didn’t have a nice shower once. There is some sort of leak so some water goes around the rainfall head and then drips back down onto you (was a constant cold stream - it turned into drops when I took the photo).Would give 1-2 stars but the location made it better.
