The only positive thing I can say is that the location is great and the staff. The hotel is old, depressing,the rooms are not comfortable or nice, it's like a real bad Airbnb that uses very misleading pictures and descriptions . Would not recommend.

It’s a cute boutique hotel in prime downtown Providence. The rooms are small but well equipped with amenities (dryer, steam iron). They don’t have a refrigerator in rooms though. There’s a speakeasy inside the hotel and another bar called Boombox in there. They also have a tiny coffee shop with treats for you to stop on your way out.
My favorite part of my stay was the staff. James was super helpful in giving me advice for the city/parking. He even kindly brought up my food all the way to my room after delivery.
Highly recommend if you want to be in downtown and don’t have a large family.

The Dean Hotel is definitely an experience in more ways than one. From the chic interior to the cool gate style elevator or the retro lighting, you will not be disappointed if you are looking for a vintage experience, but that's where it stops.
The rooms are lit with antique lighting, which while cool, make for dimly lit rooms. The beds while comfortable are spaced just enough from the wall that you will end up with a cramped neck as you wake up with your pillow tucked between the wall and the bed frame.
The AC unit in our room was running the entire time. Never had a problem with it and it was a godsend for the humid weather I experienced with my 4 days in Providence.
I only saw one staff member working at the coffee/breakfast bar once during my entire stay (4 days). And even then the coffee bar looked to be closed. Definitely best to find your breakfast and coffee at one of the myriad of places outside of the hotel.
No working vents in the bathroom will leave your post showering experience to be entertaining and thoughts of a sauna will creep into your mind. The TV is in a very awkward spot and in my case was never used by myself or my family that I booked the room with.
Also due to the location of the building and this is no fault of the owners, you will get to hear ALL the sounds of the inner downtown workings. Lights passing by, sirens, horns, and in our case, random fireworks going off for the 4th of July weekend.
My biggest complaint by far was the parking. One would think that for the price you pay to stay, you would get either VIP parking or just hotel parking in general. Definitely not the case here. You will pay for parking and if you happen to leave the hotel to go visit other places, your parking becomes an experience for the RNG gods. It becomes a first come first serve situation. Which in my opinion, is absolutely ridiculous.
Overall, our stay was okay. Would I stay here a 2nd time? No, no I wouldn't. The parking issue still annoys me.
While the experience is unique, the amenities provided by the hotel are subpar. The staff are friendly, but the experience, again from my point of view, is lacking.

I stayed at the Dean this past weekend and had a really nice experience! I thought the decorating was chic, the bed was comfy and they were very dog friendly. The parking was $40 a night but that’s the norm for most hotels in the area. Speaking of the area we were able to walk to waterfire as well as federal hill for delicious food and drinks. We also got drinks at the speakeasy and coffee in the am. I saw many reviews complaining about the noise from the karaoke bar but we didn’t hear a peep! Overall I would definitely recommend and will be staying here again!

I read a couple negative reviews before coming and was a bit worried, but the hotel turned out to be really good! Its pet friendly, the room was clean and large (stayed in a queen room). The elevator was an old fashion but sturdy. The front desk was really nice. Highly recommend here if u want to stay a night in Providence :)

I don't understand the very negative reviews I read, I guess it's all about standards... my experience was as I expected. It's not a luxury hotel, so you don't have luxury services. You have to like the decoration and atmosphere, I felt comfortable there, it's like retro eclectic and yes, the furniture is not made yesterday, that's what it's all about. The bed is good but the space between the bed and the wall is uncomfortable. Very good location in the center. Correct cleaning. Correct room and bathroom size. Old elevator with bars, very picturesque. In short: nothing negative, comfortable and with a touch different from the usual ones.
Rooms: Correct in size and services. If a mini-fridge is missing and maybe some cupboards
Safety: We felt safe during the stay.
Noteworthy details: Retro atmosphere

Though well-located and superficially attractive, this hotel is very poorly designed and managed. The bathrooms are ridiculous, as are the dangerous elevator doors. The air conditioners--no central air--are window units from the 1980s. They will tell you there will be coffee in the morning in the lobby; there never is. And the hotel does not have one single ironing board, let alone one iron. Get back on the internet and book your Providence stay somewhere else.

The bar was the only good part. The room was beautiful - but not functional. Extremely uncomfortable furniture. The sheets were dirty and when the girl came to change them, not only did they not have the right size, she didn’t know how to make a bed. They ended up switching our room, this one didn’t have enough towels and no washcloths. The "bed" was a poorly made futon, not an actual mattress. The shower is so small I'm five feet tall and couldn't bend over to wash my legs. And it was noisy. All. Night. Long. We stayed two nights, didn't sleep for any of it. The elevator does not have room for you know, people in it. Do not recommend.

I don’t normally write google reviews, but this was notably terrible for the price paid. Overpriced, dingy, and unsanitary, the room was initially advertised as both being clean and having A/C available. I asked the front desk if they could turn on the A/C for our room and was told somebody would come look at it, nobody did. Hot, humid and cramped rooms. Opening a window seemed to help a bit.The bed looked like it was made in a rush, and upon looking closer at the bed sheets, they were dirty and spotted with yellow stains throughout. No mini fridge and stupidly expensive instant coffee and other snacks.If you are paying for overnight parking, don’t even both staying here. They wanted to charge me $80 on top of what I already paid for the hotel. It is actually about the same price to stay at the Biltmore/Graduate Providence in this case, and is a much nicer stay.Other reviews with one or two stars are accurate. If you are expecting a hotel experience, you will be disappointed with The Dean.I have never walked into a hotel and back out with a refund within two hours. Impressively bad

What a terrible experience staying here was! Upon arriving, you can’t see any indication that you’ve arrived at THE DEAN, just a lit up sign that says HOTEL, but what hotel?! No one knows until you get up to the entrance. Upon entering, nowhere to set any baggage. The hotel was very dark and unwelcoming. The elevator looks like a death trap. The gates on the elevator didn’t work the night we were there off and on, so definitely enter at your own risk.When I got into the room, it was very dim and not well lit at all, even with every light turned on. The only artwork on the wall was of a creepy guy. Again, not very welcoming.Upon getting into the bed I went to pull the sheet up and much to my surprise, there was what appeared to be old dried blood or some sort of nastiness on the sheet. I immediately jumped out of the bed, called down to the desk and he said he’d get it taken care of. So, I waited about 15 minutes and the guy from the front desk knocked on the door and tried to hand me a sheet. I, as the guest, shouldn’t be expected to change the bedding, nor do I want just the one sheet changed. What makes me think the rest of the bedding was clean if that one sheet wasn’t? So he said he’d try getting ahold of the housekeeping manager. Almost an hour and a half later, the front desk guy came back with more sheets and said he’d remake the bed himself because no one from housekeeping was available. Upon changing the rest of the bedding, we found he was missing more of the bedding, so he left to find it and another half an hour later a girl showed up, smelling like weed that permeated the room. She helped make the bed but she didn’t have a top comforter so we had sheets for the night. Upon finally getting to bed, we heard partying and loud music all hours of the night.The next morning, I went to take a shower and the shower knob was broken. The thermostat in the room didn’t work so the room was hot all night. Also, one of the outlets by the bed didn’t allow anything to be plugged into it, so that was useless. The holes seemed blocked.They also have snacks in the room to include $15 INSTANT coffee. What?!I would definitely not stay at this hotel and would never recommend it.The location is the ONLY good thing about it.

Out of the options in Providence.. this is far from the worst. But I would not recommend for any older couple or family.This building is funky and fun with a great karaoke bar.But the room was far from comfortable, and never cleaned.I had mediocre expectations which were met.Staff was kind and helpful.I would opt for a trusted brand hotel to stay instead.Overall I enjoyed my experience, but I’m not coming back ?
