Beds felt outdated & old. Not much support & kind of boingy. My husband who has minor back problems couldn’t sleep well. Bathroom old but water heated up well, pressure not great but good enough. Check in was friendly. I would stay again possibly but would prolly try to find something better.

This resort is gorgeous and right on the water. You are steps away from Bowen's Warf, Brick Marketplace and tons of restaurants and shops.The rooms are clean, nicely decorated and you can get an Ocean View and a balcony too.The best part is the breakfast. Great location and great events.

Went for a retirement party, buffet style service. Did not stay at the hotel, no comments about service or rooms.Nearby activities: Many restaurants in immediate area.Walkability: In the center of town. Very walkable.

This hotel is in the perfect location & staff is exceptional. There is a bar and dining room on site, which was nice. Although the room was clean, it was small & dated. The full-size bed was small for two adults. The lighting was dull & there is no room in the bathroom for toiletries. I had a hard time putting on makeup without proper lighting. Overall we were pleased because of the location & enjoyed our time in Newport.

We had Breakfast with Santa, and it cost $40 per adult and $25 per child. When we got there, it was very badly organized, not well decorated and very sad ambiance….and the costumes didn’t fit the staff…The food was terrible and there was no choice, so disappointing. First time and last.Food & drinks: Very cheap food

Our room was clean and had a great view of the marina. The bathroom is extremely small with no counter space. The guest services people were very friendly and helpful. Breakfast at the Salt Water was pretty good. It would be nice if the hotel provided hot coffee in the lobby in the morning. Parking was very convenient.

So this hotel is sort of "A Tale of Two Cities." First of all the location and parking arrangement are excellent. All the staff we encountered whether it be Michael at the front desk or the parking attendant were cheerful and helpful. The facility itself was what I would consider neat and clean. But this is an older hotel and as much as management tries to accommodate for its age, there are signs everywhere that indicate that. First off the elevators are small, almost tiny in fact. They are barely big enough to fit two people and associated baggage. The bathrooms are small as well but in reality how much time do you really spend in each of those. And at least they were clean and serviceable and we understand that unless you change the entire structure of the building, these issues are difficult to address.So why then the three star rating?Two reasons.1. The mattress was easily the worst mattress I have attempted to sleep on in any lodging facility I have ever stayed at. It was so caved in and slanted to one side I almost fell off it while "attempting" to sleep. I'm tempted to say that this mattress has been there since this place used to be called "The Treadway Inn."2. The heating/cooling system, while mildly effective, when it kicks on it sounds like you are standing next to a jet plane revving for takeoff. I mean it is loud! I finally turned it off, and though it got down to 21 degrees outside, I would rather have put up with a cold room than the roar of that heating system popping on and off all night.SummaryI think most people would agree that while visiting a place and walking around all day or attending social engagements that a decent nights sleep is something one would look forward to. So when you pay $300 or $400 for a night of lodging, one would at least expect a decent mattress to rest upon and a heating system that didn't sound like a 747. (The bathroom and linen supply was okay btw)Now I would regard both of these issues easily addressed by management so there is no excuse to place their poor patrons in a room with these flaws, which is a reason for the three stars. I stayed at the marina and was absolutely blown away by the customer service experience. I cannot imagine a better crew to help tie up my yacht. Staying at the marina gives you access to the hotels amenities which elevated the experience amazingly. The front desk staff (every shift, every person) was extremely nice and helpful. They went above and beyond to help us and I'll forever be grateful.The pool is indoor/heated and in great shape. The showers and bathrooms were always super clean.Walkability: Cross America's Cup Ave and you're on the famous Thames St with all the best bars, restaurants and shops. Adjacent to the hotel is Bowen's Wharf with their medley of shops, bars and waterfront restaurants.Noteworthy details: Customer service is nothing short of perfection

Disappointing experience. The hotel is long overdo for a makeover. The rooms (I booked 3) were small, outdated, and noisy. When a party erupted at 1am, waking everyone nearby, hotel security told me that if they asked the partygoers to quiet down AGAIN, it would only make matters worse. Zero respect for the respectful. When I complained at checkout, there was almost no response. I feel bad for the housekeeping staff who have to clean up after folks who trashed the place. No chance we’ll return. If the location wasn’t downtown Newport, it would be 1 star.

Bathroom down by the bar is not clean - when I used it Sat. am it was disgusting - I'm sure just not yet caught by maintenance but it really set a bad impression. The maintenance guy replacing the broken tv panel in the bar Sunday morning should keep his comments to him self about the f'ng millionaires needing to watch football on the tv - while I am not one of them, they, along with all the other patrons of the hotel pay his and many other's salaries. The room was not cleaned on Sat. morning (not a big deal) nor was any of the coffee replaced (that mattered) - I needed to go to the lobby to get some that evening. The guy in the guard shack handing out the parking passes Friday night was absolutely fantastic.Walkability: Very close to the piers and most of the shopping/tourist things to do - great location

The rooms are Holiday Inn quality. Don't go in expecting a 5 star room for the price. Our room was relatively clean but older. The doors to the rooms have large gaps all around them, you can see sunlight around the doors in the frames from the hallways. Normal conversations in the halls can be heard from inside the rooms, and vice versa. Bathrooms are small, which seems to be common in Newport.You can hear the people on the lawn by the docks from inside your room if the AC is off. It's not loud, but if you're sensitive to noise it will be annoying.The staff is very friendly and helpful, 5 stars there.The location is what you're paying for, 5 stars there.There is a lawn with corn hole and a fireplace next to the docks, a pool, and the place is very kid/family friendly. 5 stars for thatWe would definitely stay here again, The rooms are good enough, the staff is great, and the location cannot be beat.Rooms: Slightly dated, but cleanNearby activities: Boat tours next door, as are shops and restaurantsWalkability: Excellent access to shops and restaurantsNoteworthy details: Excellent, helpful staff
