Location was perfect and parking and a great breakfast are included which are both a huge plus.Rooms: Rooms are not fancy but was very clean, quiet, had a comfortable bed and internet was included.Walkability: Short walk to most of downtown and resturaunts.

If you're in town for more than a couple of nights, choose something more upscale. The room was quaint and clean. Wifi weak and slow. You're not going to be able to work from there. No hot breakfast. The location is the selling point. But if you're looking for amenities, look elsewhere.

Bed and breakfast are named for what is important when you stay. The location is terrific. That is where the high praise ends. When I first went to check in, I was met by a rather unhappy woman, so much so that I asked, "is everything ok?" She said she was fine. When I returned, a pleasant lady checked me in. When she informed me that "Continental Breakfast is served at 8". I responded, "that is disappointing. The joy of bed and breakfast is the interesting takes on breakfast, that are presented." It was then that misery lady chimed in, "It is right on our website, had you actually done your research . . . ." I tuned out the rest. I simply said in as nice a way possible, "Well, that was unnecessary." I booked what I thought was the nicest room. It was just ok. The miniature tv needed to be manipulated to be seen from the bed. The not so private outdoor deck was a nice touch, but it pretty much ended there. Overall, a massive disappointment and one that I shall not relive, not with so many other options available. P.S. The Continental Breakfast was terrible.

This BnB has a Great location on Thames Street, walking distance to lots of restaurants and shoppings, 25 minutes to all Cliff Walk access, and Mansions. Staff are friendly and helpful. The breakfast is simple and abundant. Free private parking in the back. Room is big, clean and smell good. Furniture is old, wall is thin, water heater pipe is noisy. Always has cookies on counter for guests, and fountain Spring/filtered water to fill your bottles. Highly recommended.

Stayed at this place recently and it was in a great location but two things bothered me. First our room which was small and cute and on the bottom floor had a set of blinds that had three broken blades and allowed someone to look in if they wanted. I complained and they offered a room upstairs but wife stated it smelled musty and so we decided to stick with the first room. We put a chair in front of the blinds missing some blades. Breakfast was ok and when we were going to check out they said they do take AAA as a discount but had to be when we first came in. I did not see this on the website and very annoyed considering how much we paid and dealt with broken blinds. They said it was on order but you can pick that up at Home Depot or another store. It costs less than twenty dollars and if their customers are not worth that then why bother to stay? It looks terrible and as women you want privacy so just disappointed.

Just completed a two night stay at the Admiral Fitzroy and wasn't overly impressed. Sternly told by the front desk that we were too early to check in (we approach the check in desk at 2:45 with check in being 3:00). Could see that happening if we had tried checking in earlier in the day, but 15 minutes early shouldn't be that hard. Made reservations on their website picking out room 19 but were given room 18 instead. When I questioned the front desk person, told that they decide what room you get and should have called them directly. Really thought that using their own website would give me the room that I choose. Have stayed in many a b&b's and inns throughout the US and Europe and never had that happen before. Even though the room had a split system wall hvac, the heating part doesn't work. Call the front desk to say that the room was cold that night and was told that they hadn't turned on the heat to the building yet and to use the blanket that was in the closet. For $545.00 a night, I expected a better answer than that. They finally decided to turn on the heat in the building which should have been on by the very end of September in Rhode Island or at least have the split system's heating function work for that room. Next morning, a different lady manning the front desk couldn't have been more pleasant. Inn is also in need of a spruce up in the interior. Pictures look better than actually reality.Breakfast is pretty standard continental type breakfast, not a hot one.

This was a last-minute trip to Newport. The room is quaint and cute with hand-painted decor. The convenience of having a parking spot in Newport is DEFINITELY a bonus. The continental breakfast was nice, I recommend they get a conveyor toaster since I had to get up a few times to keep checking if the toast was done (such a minor issue). The inn is centrally located, and everything is walkable from there. Spent a nice time on the front porch and on the rooftop.

Excellent choice for a stay in Newport. Would choose again on next visit. Historic and quaint building. Everything you need- Location, Free parking, Breakfast, roof top deck and a friendly top notch staff.

My wife and I stayed at the Admiral Fitzroy July 2022 and our stay was great. The staff is very friendly and the continental breakfast was good as well. Very close to everything and the free parking is huge in Newport!! Would definitely stay here again.

This is the place to stay in Newport. First, it's located in the middle of town so nearly everything is an easy walk. Free parking was a huge bonus. Secondly, the Inn has a lot of character that you can sense. Breakfast was great. And finally, the Inn's personal were great! Kudos to everyone. If there was one area that would need an improvement, it would be the mattress in our particular room, as it was extremely soft. We would have preferred a little firmer mattress. Bottom line: We would not hesitate to stay again at the Admiral Fitzroy Inn. It will be our first choice.

Lovely Inn and very comfortable. The rooms are nicely furnished. Elevator available for your convenience. Breakfast included. Parking available and never need to take your car out again. Perfectly situated for visiting Newport
