First off let me say my parents lived at Maidencreek Village apartments for 2 years and did enjoy their apartment for the most part. If they reached out to maintenance for repairs they were usually done in a timely fashion. When they had to move out to move to an assisted care facility I spent days cleaning the apartment top to bottom. I did everything on the checklist and then some! Then they got their security deposit check it was only $300! I mentioned in the move out paperwork there was alot of mold in a closet but there was no mention of that! They took money to repaint, to replace drywall!? to replace a vanity which there was nothing wrong with, there were cleaning fees upon cleaning fees including one for the dishwasher my parents NEVER even used the dishwasher in 2 years. The list goes on, what a disgrace!! Metropolitan should be ashamed of themselves!! Having the tenants do all the work for you. The apartment was not clean when my parents moved in. After reading all the reviews I'm sure the previous tenants were charged for the same things as my parents and so it goes.
Times are hard enough these days without being taken advantage of money hungry corporations!! Shame on you!!

AVOID RENTING FROM MMG!! We lived here for 4 years. The best thing to come from our occupancy at this community is the people you meet & the friendships built. Here’s our experience over the last four years. It looks pretty, but the craftsmanship is below par. The carpet rippled and frayed within weeks of moving into the apartment. When contacting Rebecca, the property manager, I was told there was nothing that could be done because we already have all of our furniture in there & it couldn’t be stretched.So we let lived with ripples & fraying carpets throughout our apartment for 4 years. Snow removal in the winter is horrendous & outright dangerous. It took many times of emails and texts to even get a response regarding the snow removal. They have even sent out an email offering to pay tenants to help shovel. One year, the hired someone that used public transportation to shovel and was surprised when they didn’t show. This community is dog friendly & that’s GREAT, but if you can’t walk your dog due to the conditions of the walkways without risk to yourself or the dog-WHAT IS THE POINT? I’ve reported falling due to the frozen snow, that turned to ice, and had no response. The continued lack of communication continues, keep reading. Your lease will say that you need to paint and professionally clean your carpet upon vacating, what other complex requires you to do that? Upon our informal inspection, I was told by the property manager that she was going to submit for the carpet to be replaced due to the ripples and wear and tear of carpet over the 4 years that we occupied the unit and corporate would pay for it. She advised if corporate denied the replacement, then we’d have to have it professionally cleaned or we’d be charged. We reached out to Rebecca the week prior to find out if corporate responded and was told they didn’t. I asked how would I know if I needed to have the carpet professionally cleaned if they haven’t approved it yet because I didn’t want to be responsible for the replacement. I was advised, by their property manager, that she would let me know by or on July 1, and I could get it cleaned prior to the final inspection by corporate. I never heard of I needed to have it cleaned so I assumed it would be replaced by MMG due to normal wear and tear. The carpet definitely needed to be cleaned. We lived in it for 4 years, but was told not to have it cleaned if being replaced. I was told this by Rebecca, the property manager. I received my security deposit letter and it was a bill for the carpet replace. I appealed the decision, explaining that I was told that Rebecca would reach out to me if the carpet replacement was denied, otherwise I would of paid the $150 to have the carpet cleaned. I received the response and it said due to the excessive staining, the carpet needed to be replaced. MMG never acknowledged the ripples or the lack of communication from Rebecca. Their response did not acknowledge that I was told otherwise by THEIR property manager. I wouldn’t volunteer to pay $1400 for replacement vs $150 for cleaning. They chose not to communicate that the replacement was denied & to have the carpet cleaned so they could charge me for the replacement carpet rather than replacing an incorrect carpet installed the first time. Why did we stay 4 years if it was so horrible? Have you seen rental prices of places that are dog friendly or the availability of rentals that accepts dogs? It’s also very hard to move from there because you have to decide two months prior to your lease ending if you are going to renew. What landlord is renting a place and willing to wait 2 months before someone occupying it? Your rent increases dramatically EVERY YEAR and they don’t make improvements to the community. They have fraudulent practices and have been sued before. Save yourself a headache and look Somewhere else, the bad outweighs the good.

Mother in law rented an apartment from them took advantage of tenants every time that they could. when something needed fixed ignored and then kept security deposit plus tried to charge an outrageous amout for work they never did after she left

Since no one ever seems to answer when you call… HORRIBLE HORRIBLE DO NOT MOVE HERE. I have tried to call the main company number many times and no one ever answers. Not to mention the fact you have to call the leasing office 4 times before the before the lady at the office answers. I live at spring pointe and this is the WORST experience I have ever had with any place I have ever lived. BEFORE we even moved in, she GAVE our apartment AWAY that was promised to us! After I had sent a nasty email of how we were going to be homeless with no where to go, they magically had one open 5 minutes after when they called my BOYFRIEND and not me. Then when we MOVED IN, the place was filthy, not cleaned at all before we moved in, the carpet that was JUST PUT IN didnt reach the wall completely, there was huge pieces missing from door frame to bedroom, screen door was broken, bedroom window was broken and a whole list of other things I had taken pictures of before we even moved our belongings in. We still proceeded to move in since we had no where to go. You have to use a completely different gas and electric company that is also run by metropolitan! And you have to pay over $200 to start an account for the electric! They make you wait and wait and wait to fix maintenance issues. My whole back door blinds and rod and everything fell down so my whole apartment was completely exposed and as a young female I did not feel comfortable at all and there was nothing I could do to temporarily fix the issue. I had to wait ALMOST A WEEK for them to come out just for the guys to tell me they only got the request THAT DAY! I had a HUGE issue again with money. I had provided an ESA letter for my dog and they tried to say my BIRTHDAY was the issue date! They must be stupid! They still proceeded to charge me and extra $500 for my dog that is waived from any fee and charged me BEFORE they told me it was declined! Declined for no reason because they steal your money! I had to call the bank and dispute the whole charge and delete my accounts off my portal and turn off auto pay! The lady at the office hung up on me and told me to call back when I can show her respect yet they have absolutely no respect or consideration for you at all. They will take whatever money whenever they want it and treat you like dirt on the bottom of their shoe. Not mention… MICE, BEES, GNATS, FLIES! I get here and there a mouse may need shelter in the winter, that is not the problem. The problem is all of the critters over all. ALSO, the walls are SOOOO THIN you can hear the person above you cough, sneeze, pee in their toilet, etc. I am NOT renewing my lease. They are slimey and slick DO NOT NOT NOT MOVE TO SPRING POINTE. I have heard negative reviews from MULTIPLE PEOPLE and now I see the overall business is HORRIBLE! So if someone from the company sees this which I hope they do… CALL ME BACK. My problem is not with the company since I have only lived at one location… it is with the SPECIFIC COMPLEX AND LEASING OFFICE LADY. But the company is clearly just as bad. I’m sure since I’m leaving this review they will make my life 10x harder but oh well. And just to let these other reviewers know… THEY CAN NOT TAKE WEAR AND TEAR DAMAGE FROM YOUR DEPOSIT. Ex, PAINT. I see A LOT of paint being taken from deposit reviews! THEY CAN NOT DO THAT. And if they DO, you can ask for the ITEMIZED BILL to make sure they dont charge you more on the low. And if they try to take ANY fee from my deposit, there WILL be legal consequences.

Rented from them three years ago, revisiting cause I’ve spoken to others with terrible experiences recently. I had a late payment due to a card I forgot to update when it expired. Within a week you’ll have a court summons on your door. My air conditioner was broken for two years straight. Had a leak somewhere, they just kept refilling it. Never mind the thing would freeze up and leak condensate all over the floor whenever it ran low on Freon. Mold started growing on the baseboards. Maybe I should have taken yous to court over that?

Unfortunately, in good conscious, we cannot recommend that anyone does business with this group. You will simply feel swindled and experience almost no flexibility so be sure to have all communication in writing or email.I will preface by saying I had never written a Google Review before this one. Looking back 4 years ago, we can now see that business with Metropolitan Management Group was a mistake. In retrospect, it was apparent that running a business supersedes customer service.We first looked at an apartment with an application complete and ready to go. But while we were on our honeymoon, the current property manager offered our apartment to another customer.Being pressed for time, we attempted to find better success at a different property within the same group. The location was ideal and the space was exactly what we needed.But at the end of the day, here are the facts: we had three different property managers, rent increased every year but there were no updates, maintenance staff was friendly but performed the bare minimum, and the lease terms (only available at 12-month terms) are convoluted and were only enforced for matters related to money.

Rather than boring everyone with the rather lengthy list of issues we had while living in one of Metropolitan's communities, we'll focus on the move-out process.With this company, you're required to give a 60 day notice. You're given a 'packet' of information, which is really just several papers stapled together stating how they're 'sorry to see you go.' They're also quick to note the cost of individual items should they not be up to their standard upon your move-out. However, as we learned later, the attached price list only lists the MINIMUM cost for these repairs. There were two separate walkthroughs for our apartment. Silly me for thinking maybe we’d get a list of items that needed attention before moving out. We were only notified when the first inspection was happening (we were not consulted, this was just scheduled) and that it was completed. We spent over five hours cleaning our apartment before turning in our keys. We completed our move-out process and after about a month we finally received a check for $330, from our original security deposit of $1100. With the check you are provided with a list of items that needed repair based on the second inspection, and have ten days to respond if you feel the charges need review. We were charged over $400 for paint, over $200 for floor repair, and over $70 for ‘cleaning.’ Finally after almost a month we received an email back with four photos and a short paragraph stating that Metropolitan felt the charges ‘were justified’ and would not refund any more of our money. The four photos included one of a dirty corner in one cabinet, another included a black spot in the back of the refrigerator, a third showed a spot on the carpet, and the fourth showed dirt on the walls. Beginning with the refrigerator, it was cleaned from top to bottom, inside and out, before we departed. Next, the cabinets were dirty upon our move in, and also had items such as ice cube trays, plastic drink pitchers, and cookware from the previous tenant. Third, the carpet had never been cleaned before our move-in, as evidenced by the stains and imprints of furniture on the carpets from the previous tenant. Lastly, we stated on the move-in checklist that the walls needed painting, had photographs proving such, and even offered to paint the walls, but that request was ignored. On the walls, we inquired about dirt on the walls from the furnace and were told it was ‘just dirt’ and that it would ‘come off with soap and warm water.’ We tried cleaning the walls as instructed, but had no luck.Bottom line, this company is a joke and does not care about their tenants. Why bother having tenants fill out a move-in inspection if the items noted are not taken into consideration upon move-out? I truly wish we had photographed our checklist when we moved in. We had nothing but issues from move-in time to the last day we spent in the apartment. The only positive experience I can even consider mentioning would be that the units had central air conditioning. But even that caused issues, especially with the heat. We inquired about getting the furnace checked by an outside contractor, but this request was also ignored along with the HVAC filter that had not been changed in over two years. Again, we had nothing but issues in the three years when we resided in a Metropolitan community. From having a FedEx package stolen at Christmas, having a property manager lose a rent check (and never tell us), to being accused of purposely sabotaging a washing machine, to slipping and falling on the ice in the parking lot due to lights being out (they were out for two years before being replaced), to the front door not properly locking, it truly was a miserable and incredibly stressful experience. Honestly, I could go on and on about all the negative things that happened to us. I truly hope not everyone’s experience was as awful as ours, but judging by the reviews listed below, this is not the case.

Your properties are falling apart and overpriced. Then when we move you want to keep our security deposit and charge us $820 on top of it? $500 to repaint the entire apartment? You aren’t allowed to do that if there’s no undo damage. You’re charging us wear and tear and then giving us a little over 30 days to dispute it before you charge a $123 late fee. But if you do dispute it, don’t expect to hear back timely. Still waiting on that email to tell us that they are still going to try to charge us that so we will have to take them to court.Stay away from these crooks if you can help it.

Terrible management. Terrible maintenance. Crazy fees and inspections constantly and the rent is outrageous for an apartment that isn’t worth half the cost. If they out the amount of effort into their actual apartments as they did into landscaping it would a great place. They are also impossible to get in touch with and are withholding my entire security deposit. They have stopped communicating as well and refuse to speak with me over anything but email. But even that communication has stopped.

Internal management fat-fingered our forwarding address and mailed out our return deposit. Instead of mailing us a new check they wanted a 30$ payment for a stop check fee. When we refused and showed them proof we gave them the correct address after noticing the mistake beforehand and they confirmed they made the change in the system they ghosted us. Would not pick up their phone, we left voicemails, they stopped responding to emails. For THREE weeks we could not get a hold of them. Had to drive an hour to their office where there secretary would not provide any additional information of a POC or get anyone who could answer a question. Eventually she just refused to talk and ignored us at the door. We had to keep ringing the buzzer until an Executive came out. Pretty sure her name is Kara Milbut. Although I can say we are financially fine and this return deposit isn't hurting us one but, I feel for those who may truly depend on there's and have to go similar experiences.

Beware of this company and all of its apartments. They will do nothing that needs to be done and then will bleed you dry when you try to leave and get away with it. Threaten you with $1000’s in fines if not paid. I was on disability and could not afford to fight them and their big corporate company or I would have. Reported to the better business bureau, which they already received an “F” Horrible company. Please avoid if possible

Maintenance was okay to get things resolved in my experience.As others have clearly stated though: do NOT expect to get ANY of your security deposit back. I spent a great deal of time cleaning and doing paint touch ups with the paint I was told to buy by my Property Manager yet I still got back only about half of my deposit.Admittedly, I missed some small cleaning things (baseboards in a few areas, one door had dust on it, & inside of the dishwasher). As a result, I was charged a massive cleaning fee.Secondly, the paint I was told to buy dried to a different color/sheen and was massively visible upon their inspection resulting in me being charged to repaint the ENTIRE apartment.Do yourself a favor: just move out and leave the entire horrendous task of cleaning and touch ups to them. You weren’t going to get your deposit back anyway.

Where to begin. All the other reviews match our experience as well. Apartment Managers are complacent, disorganized, uninformed, uneducated, and there to bully residents into submission. Their "luxury communities" are built with the cheapest materials, zero attention to detail, and absolutely no sound barriers between the units. In fact the older apartments at Reserve at Reed Farm are much quieter with the WINDOWS OPEN than the brand new ones at Grings Mill. They will make up policies that aren't in the lease, lie to personally sabotage your ability to get a new job, and make up violations so they can evict you. Why? Because then you're liable for the remainder of your rent PLUS they get to rent it to someone else at the same time. This company is all about money.
