We were happy to find this place and Becky and Phil were really nice at first, no issues. I loved the house and it had new floors downstairs in the living room and kitchen. It wasn’t till summer we realized we had no ac and they didn’t offer one. We were also told they would take care of the yard work and for the first couple months they did.\\n\\nBecky was willing to work with us when we were late and we appreciated that and had no complaints. I’m giving this one star because now we’ve move out, due to a job and Becky has told the apartments we’re trying to rent from that we left trash and a bunch of stuff in the house when I spent hours making sure it was clean. She also told me there was a code called because of the yard and when I told her it was her responsibility she proceeded to call me a liar, even though it was clearly in our lease that they were responsible for the yard, we asked specifically for that. We weren’t even going to ask for our security deposit back since we gave 30 days notice but then the job needed us there sooner (moved out August 25th). However she’s telling people we didn’t pay for August when I have the receipt she wrote us stating we had. I’m so disappointed in the final, ending experience with Becky. She’d been so nice while we were there and we did our best to not bother anyone.\\n\\nBeware not to trust her kindness to your face because she will stab you in the back when you leave. Anything to make a dollar.

Well well well where do I being? Best place for college students to rent from! They are very respectful people and will work with you on just about anything. 10/10 would recommend!

These people are slum lords. They have around 40 rental properties and 1 maintenance man, so there is no where near adequate maintenance of any of the properties. The apartment my son rents with 2 other boys in an old house was disgustingly filthy when he moved in. I complained to the management, but nothing happened. The lease says they provide internet. My son told the management that there is no internet in their apartment. He was told to ask the people in the upstairs apartment for their wifi password! Again, nothing was done. The grass/weeds are up to my knees. My son even volunteered to spread mulch in the areas around the house that should be flower beds, if they would cut the weeds down and provide the mulch. Again, nothing. Microwave did not work. They did bring them another one, almost as bad. I could go on and on. I have no respect for these people! 7 students live in this run down house, paying $1400 each every quarter. These kids deserve A LOT better. ECM should be ashamed!

As a parent, I would discourage any family renting from this shady outfit for a college student. Office is never open, doors are locked. They never answer a phone call, waiting for a text is the best you get from them. Safety concerns like poorly working locks are no priority for them. They will find ways to screw you out of a lot of your security deposit, even if you leave the place in better condition that it was at move in. PA state law states that security deposit cannot be withheld for normal maintenance or everyday wear and tear, but they do it anyway, knowing that cost of filing in small claims court discourages most renters from pursuing it. Cheating poor college kids out if their deposit is icing on their cake. I'd give it zero stars if I could.

Good luck getting a security deposit back. Emailed them at least 4 times and got no response from them about it. Lived in their apartment building at 1036 west 4th Street during the 2018/2019 school year. when I moved in the apartment was disgusting and obviously hadn't been cleaned before they allowed us to move in. Phil is a cool guy though

Staff is great! Becky establishes good communication. Had our heat fixed ASAP by maintenance when it stopped working. Nothing negative to say about them.

My experience started out positive and ended very negatively. It took me almost 4 months to receive my security deposit. After a month of not receiving my security deposit after being told it was sent out (3 months late at this point), I tried contacting Becky the property manager for an update. She proceeded to ignore my calls, not return my voicemails, not answer texts or emails. It wasn't until I sent a demand letter threatening court that miraculously she had been on vacation and my check would be there in 2 days. Also, pretty sure the couch they gave me at 1036 west 4th street had bed bugs. Don't worry though, she'll send maintenance to come look around.

Landlords do not do their job, money hungry for sure. Doors were hard to open, had to wait 2-3 days before getting a hold of someone, and the place looks like it hasn't been renovated or taken care of for years. Never was told I'd be living next to a recovery house either. Expensive for what it is.
