My mother has been living here for almost 7 years. It is really nice and the community seems to be pretty nice as well. They have a pool and some other amenities that make it very nice to be included with your rent.

Apartments are nice sized, except for the bathroom which is small. Poor construction, I’m on the first floor and can hear my upstairs neighbors talking, walking etc. all the time. extremely annoying! management is ok but doesn’t seem to care about anything. Maintenance is not good, when he does arrive he doesn’t take his shoes off, makes excuses about the problem and sometimes fixes the issue. I have let things go because I don’t want to deal with him.

Maintenance is amazing and super attentive. However, the rest of the experience is not so much. Every night from 6 to 7 pm I am laying my children down to sleep my upstairs neighbor(s) bangs and steps right above our bedroom, running his washer, dryer, and vacuum approximately from 11 pm to 3 am every night. He then walks laps back and forth and I can hear each room he is in. He also records extremely loud music above our bedroom, as we can hear his awful rapping and music. I wish I were joking. I feel like I am in a college dorm, but this is a 30 or 40 year old man with random roommates that inhabit his apartment. My children eventually get to sleep, I do not as I am a light sleeper. He has repeatedly made loud banging sounds of furniture and stomped like an elephant, and our apartment is filled with the sound of a running washer or dryer every night until the wee hours of the morning. He then stomps around 6 or 7 am waking them up and he leaves. There is another review about him on here, if you see the one about a man walking laps, 90 percent sure that previous renter is talking about him. I'm pretty sure the person before us left because of him too. Do not recommend it for families, even if you have children that have routines like mine at night as they will not rent a second floor to you. We have taken all actions except for calling the police, which would aggravate the situation more. Can not wait to leave.

I have lived here since last year and it's been great! The apartment is very well-kept and the staff are super responsive and engaging. I like it's so quiet, clean and close to things I need!

Been living here roughly ten years. Reasons I'd say no to this complex:The Mews (Willow Knoll)- Ghetto townhome community next to the complex. Cops in and out of there all the time. If there is a holiday, you will have constant fireworks the whole week (Can't wait for the two weeks straight with Christmas and New Years). Also the whole spring-summer long block party where you can hear Latino music as if it's being played in your apartment (And yes, it is loud enough to hear it though part of the Palomino farms home development that borders against the mews). And the constant bonfires the residents have there will waft over the entire complex. So if you're sound and smell sensitive, it will be an issue.Ambulance/Firehouse- They are right across the street. As well as the police station. You're gonna hear sirens. A lot.Dogs- Maybe six years ago they allowed dogs here. Great for some people. But there are no restrictions on breeds. Dog park with baggies is optional to use it seems, if you have a unit by it you'll enjoy a nice summers breeze with hits of dog poo in it.Squirrels- They've cut back trees. They've even removed a majority of them. Somehow, attic squirrels will make their way in every fall and spring. Little tree rat scratches in your ceiling will be a part of the ambiance (It's been addressed, but they keep coming back, no idea why but it's just a fact of this place now)Units- If you like quiet and absolutely cannot deal with noise above you, and can't get an upstairs, don't bother. Old building=grandma's steps sound like a grizzly bear above you. And most of the 'older' longtime residents are gone. This place is more filled with kids than before, so bank on lotta little stomps, if that bothers you.Overall a super close trip to the turnpike, many close shops and a decent school district, so it's hard to beat that. Any time I needed work, maintenance was there. If you are out all the time and just visit your apartment, it's a great spot from all the previous mentioned conveniences. This is a busy pass-though area from 611 to Bristol RD, Palomino farms and the Mews, so there is a lot of through traffic. This complex was great when it was full of older people that respected the fact that, well, they live in an apartment. Today there are a lot more moms with kids, twenty-somethings that just moved out of mom's, and people passing through with short-time renting. If you're any of the above three, you might enjoy it here. Like things being quiet? Not so much.

We have been here since 2018. It is truly a great place to live. Barclay school is a walking distance that my daughter goes to. The location is unbeatable. The maintenance team here is amazing- always get right to it to get the job done. I would recommend this to anyone that enjoys the simple and private place. They also keep up with landscaping and you will not be disappointed!

I’ve lived in this complex less than one month now. The upstairs neighbors are the stuff made of nightmares. Someone walks laps from the time I get home until I’m in bed. Then I’m startled awake several times a night by someone jumping out of bed. And running to the bathroom (I think). Then at 6:00 each morning the same person stomps around for 60 minutes until then run down the steps at 7:00. I have sent 3 emails to the management office with one response saying we’ll send notice. If anything it’s worse. This could be a nice place to live if I could get 5 minutes of peace and quiet or get the manager to help. I do not recommend this place.3/20/22. I appreciate your reply but it was quiet for one day. Today, Sunday was a horrible day to be at home. Not only are they not trying to be quiet I believe they are worse than ever maybe out of retaliation.6/8/22 I notified the management office there is an infestation of flying ants in my unit. I still have no appointment set up with an exterminator.

We all thought LeeAnn, the previous complex manager was horrible, but somehow she was replaced by an even more dreadful and nasty one named Ina Valchuck. Stay far FAR away from these overpriced rentals. It is not a desirable community, but rather just a place to live with legalized extortion. They will milk you for every penny with laughable and pointless fines, on top of your already steep cost of living. Make sure to pick up the geese droppings on the public sidewalk or common area grass around your apartment, or they will slap you with a $250 dog s*!t fine. I won’t mention the numerous maintenance requests that went unanswered and appliances that were never fixed. Doing laundry at the local laundromat was fun, while still paying for the broken washer and dryer in my apartment. You’ve been warned. Spend your hard earned money elsewhere. There are plenty of better options in central bucks.

Rent is extremely expensive almost everywhere so it's unfortunate that they charge 1,439 a month for a one bedroom apartment. However, Ina Valchuk has been a very professional landlady and very responsive. She's a bit notorious with other residents because of her stern, no nonsense Russian demeanor, but I've had no issues with her for the (almost) year I've been here. The maintenance staff is all wonderful. I really love these guys and they're so helpful and kind. Almost all the residents here are amazing people and I've made some strong friends around this complex. I'm so grateful to have such caring neighbors. The one bedroom apartments are spacious with lots of storage and updated utilities that I really appreciate. Very clean and simple.Points off for the sad state of the "dog park." No drainage so the rain water just piles up into a swampy pond. It's also just a total mess. I'll attach a photo. The tennis court is now just a glorified dog park that the other residents and myself use instead of the actual dog park. Tennis court is a total disaster too so that's why we use it. Too bad the pit bull owner lets his dog crap everywhere and doesn't clean it up. How this moron hasn't been evicted yet, I don't know. Nobody likes him. If you see a smoker with a pitbull named "Hemmy," just walk the other way. Pool is nice. Wish they kept it open longer but it's super clean. All in all, great place to live. I like it a lot.k

I know two tenants that live here and it's way overpriced and they didn't open the pool last summer and the tennis courts are cracked and barely usable but those have been shut for a while. Also dog park is so small.

We have loved our experience living here so far and can not beat the price for this area and school district. You get your own private apartment entrance huge plus so you walk directly into your own space which is not common for apartments around here, you have an assigned spot, it is quiet, there is central air, garbage disposal/dishwasher AND there is plenty of parking for visitors or if you own a second vehicle. Leasing, maintenance, and neighbors are wonderful. Bonus there is a pool, grills, lounge chairs, playground, small dog park and neighborhood is extremely walkable and close to pretty much any route or store you need to get to. Barclay Elementary is walkable distance as well as a small Nursery School.
