This place is horrible I wouldn't recommend staying here the rooms have roaches. And the refrigerator in our room looked like it's never been defrosted. And there are drug addicts everywhere. The place is creepy. And also the door doesn't shut properly all the time.

We checked in July 7,2023 and we will not be staying there again we arrived and checked in-through a night service desk at 4 in the afternoon, get to our room that had roaches in the mini fridge, the shower was impossible to turn on it was literally pulling the plumbing against the wall, we were told 2 queen beds and received 2 fulls, the cables to the tv were spliced together and held with electrical tape, the microwave had been pierced from outside to inside making it unsafe to use . The door entering our room had to be forced open and closed, the pictures are not showing the condition of the other rooms it was not worth the almost 300$ it cost to stay there, would recommend finding another hotel in the area, they offer breakfast but unless you pretty much snatch the door open to the main floor you are not getting in. Will post pictures to back my claim. If I could give it half stars I would, utterly disgusted at the condition had I not booked well ahead of time and traveled from out of state I would have found a different hotel.Safety: Doors didn’t operate properly, unsafe microwave in room,Walkability: Not at all wheelchair accessible

At $99 nightly (taxes inclusive) for 27 nights within smoking King requested Room 216, the property would benefit from aesthetic external visual upgrades (deteriorating comes to mind). This venue posseses a prominantly posted "No Refunds" policy. Although the room was spacious, clean and appointed with a modern TV, microwave & mini-refrigerator/freezer, relatively new mattress & pedestal, new shower head & curtain, there was but a single clothes hanger, the vanity lamp globes, light bulbs & baseboards had apparently not been cleaned in recent history. The main door had no secondary security lock. Open-air daylight could be seen around the wall-mounted A/C unit. The bedspread & sheets exhibited numerous cigarette burn-throughs and the lamp shades & wall outlets were deteriorioratedly aged. Housekeeping admirably removed trash & replenished bath linen daily while replacing bed linen every 3 days. Considering the inherent conditions, housekeeping was demonstrably & commendably noteworthy.

The owner has always been good 2 us & treated us very respectfully. Staff also. And the rooms were well kept. Its ashame that its located in an extremly heavy drug area & bc of that fact, there is a lot of unwantables surrounding u @ all times. As long as u keep 2 ureself & ignore whatever gun fire u might hear, im pretty sure u will b just fine.

I would give zero stars if possible. KAY the manager is completely unprofessional, rude, and nasty. I couldn’t believe the customer service she provided. I ended up walking out and disputing my charges with my CC because no one should ever have to deal with someone as bitter as Kay, (friendly advise QUIT YOUR JOB) zerooooo stars all thanks to your LOVELY MANAGER KAY! Plus the hotel is gross and I skimmed through the other reviews and exactly what they said about the hotel is accurate.

The afternoon check in desk clerk is amazing. He is friendly, patient, and kind. He makes checking in to a roach infested hotel slightly bareable. The standard customer is one step above being committed to a higher security mental health hospital/home for criminally insane, or county jail.

The condition of the overall building is sketchy at best the worst is the employees look like they are on something not being judgemental but the behavior of them like yelling at people who stay there at the hotel. Seen a bug could have more don't know because I got big spray. Some of the decor could be better for the price. Had problems with the Air conditioner twice took a few hours for them to fix that problem. The room size is really good but I'm sure they aren't cleaning the rooms as well as should be when dealing with a business. You have to use the night door anytime of the day not sure why that is when night entrance is for late room rentals. This hotel wasn't like this years ago it's too bad the owner isn't making sure his property is up kept. A motel hotel where people stay should be well kept inside each room at least for sanitary reasons.

I was really skeptical coming here because of all the other bad reviews on this place. People saying that there's cockroaches coming out of the headboards and stuff like that. Apparently this place is under New Management and they're doing a great job at trying to fix this place up. I was here several years ago and it was a rat hole, I'm homeless right now and living here at the moment. It works it's clean as long as you're clean. And the employees here go above and beyond to try and make you as comfortable as possible. It's honestly the nicest hotel staff I've dealt with in a long time and I've been living in hotels for the past 18 months.

Sheets and blankets had cigarette burn holes. Had to wait 30 minutes to get checked in, no one was in the office. The place was seriously run down. No breakfast was offered. A lot of the rooms had love ins, which hung out outside. One even sat on our car, while the group smoked weed. Will never stay there again.

Total dive but cheap. No bed bugs! Needed a place to sleep for a couple days. Worked out fine. Just make sure you document anything in the room. They tried to charge me for a hole in the bathroom door. They did refund me though.

Booked through Priceline, it said "risk free, book now and cancel any time if plans change" well I booked a whole month ($2500.00) and when my plans changed they refused to refund. The whole place is run down and disgusting. My room has cockroaches, and neither the mini fridge or the microwave worked. There also wasn't any Continental breakfast (as advertised). I complained and requested multiple refunds and all I got was legalese. Don't stay here.

Positives:I booked online and got the best price in town. When I arrived, the 2 men in the office were very cordial. That was the Full extent of the positive experience.The negatives: The property is scary. It looks like a crime scene waiting to happen. There was only 1 vehicle in the parking lot. I asked about it and was told that most people staying there don't have cars and that 18 rooms were occupied. What does that imply? I was immediately uneasy being there. I booked online and it was non refundable. They showed me the room which was minimally basic. As I walked through the room I felt "dirty" and the floor was a little sticky. Being that I paid online, and I could not get a refund, I went back to the office, and checked in. As I walked to my car, the uneasy feeling got even stronger. It was like I was at the Bates Motel. I immediately left to visit my dad at the local hospital. While there, I asked some local people if there was a decent hotel around and was referred to the Best Western Plus Executive Residence hotel which was about 3 minutes from the hospital and only 5 dollars more per night booking online. What a huge and pleasant difference.. it was incredibly nicer, safer, cleaner, and in a whole different class. They had a really nice continental breakfast and the room was great. Full disclosure, I decided to simply lose the non refundable money i spent for the "Bates" (Americas Best Value Inn) and did not go back there.Instead, I stayed at the Best Western Plus Executive Residence; which is so much nicer.When I woke the next morning, I called the scary and sub par Americas Best Value Inn to "check out" (even though I decided not to stay there) to make sure I wouldn't be charged for additional days. The woman clerk who answered was not pleasant. She made a small issue of the fact that I didn't leave the key card in the room, and I told her that I didn't go back there last night, didn't use the room at alln and that i would pay for the card. She said because I paid this party she couldn't charge me, and Hung up on me.AVOID AVOID AVOID AVOID AVOID AVOID.

The staff is very nice. They are pet friendly. The rooms are very clean. They sell toiletries and if you need anything extra like towels, toilet paper, soap etc. They will work with you if need a little more time to check out. They have lots of space to store your belonging and a desk and chair. Table to eat at. Fridge and microwave. They have parking spots right by your room door. Overall in very satisfied with my stay here and I would recommend this hotel to other people

Looks great from the front, counter clerk is friendly. Rooms around back are sketchy at best although they are clean. No lock on the door besides the doorknob itself, toilet seat hanging on by one bolt, people who appear to be permanent residents peering through the window at me, kids toys and lawn chairs set up on the sidewalks. Didn't feel very comfortable at all, definitely not America's Best Value

I wish I could leave no stars. We booked 2 nights for a volleyball tournament right up the road. The first room we got was not clean and have blood stains on the headboard. We went downstairs and showed them the picture, they put us in the room right next door. This room was clearly smoked in when we requested non smoking. I have asthma and breathing in smoke before a day long tournament just doesn't work out well. Along with other sanitary issues. That was the only other room they had, we told them we couldn't stay they refused a refund because of policy. I gave my number for the manager to call me to explain the situation, that was almost a month ago. I will never book at americas best anywhere ever again, because of the bad customer service the company shows it's guest.
