My First Year: I lived here for two years (2019-2021). Initially, and by initially, I mean the first year, was ok. I didn't have any rodent problems or bugs, of any sort. My garbage disposal had stopped working, maybe twice, my first year, and maintenance came to fix it, within 24 hours. No parking lot issues. Hallways (on my floor) were clean. Trash room (on my floor) was kept clean. Mail was easy to access and never worried about anyone stealing my mail. No smell of cigarette or marijuana (on my floor). My floor was very quiet. I never heard my neighbors next door, or above me. I didn't even know I had neighbors, until month eleven, I think. I didn't interact with management much, but for the two times that Indid, they were nice and professional. It was a great first year. My Second Year: *sips a drink of water and rolls her eyes* My second year was not as pleasant. New people started to move in, and those new people were not very resident and community friendly or disciplined. The living environment went from a suburban feel, to living in the hood of Philly or Camden. The complex does not have control over the personalities and characteristics of the renters, however, it became less pleasant living there. For example, I stopped swimming in the pool. I stopped bringing my kids to the pool the second year because there would always be a group of residents out there, being ghetto rowdy and loud, and always breaking policies. I received several blast emails of reminders, for following the rules for the pool. I.e. "Please stop climbing the gate/pool walls. Please stop shooting water at people apartments", etc. Management changed often as well. There was his guy working in the office. I don't remember his name, but he's a tall, black guy. His characteristic, his personality, reeked of arrogance and rudeness. He was not professional at all. He was not very inviting in my communication with him regarding anything that I needed, for example, pool passes or a new key fob. His response was never professional. His demeanor was never professional. I did not like him at all. There are other issues that I will not state, for legal reasons, however, I will say that this place, during the second year I was renting, went downhill....bottom of the barrel...ewwwwww. The halls started to smell. There was trash left in the hallways on different floors. The building is old. It looks like an old hotel building, where prostitutes would go to do business. It's not up-to-date. For as much as management is asking rent, I have wondered where does that rent money go? The location of the property, is in a very prominent place and yet it's just looks so disgustingly old. Not just look, but it is. I was relocating and needed a quick place to stay, and I never ever thought to ever move back into this place even if it was for three months. I'd rather live on my vehicle, than move into this horrific establishment.

The elevators have been broken or half working for over a year. The hot water for showers comes out lukewarm at best. Flat. Out. Unbelievable. Only move here if you like taking the stairs, cold showers and over priced rent.

Placed a work order early morning for an internal door repair and it was repaired same afternoon. We came home from work and it was completed. Thanks so much

The new property manager and new office staff are amazing. Work orders get done within 24 hrs. Everyone is so pleasant and eager to please. I highly recommend this place to live.

Feels right at home! Friendly staff and community! Luxury apartment living and convenient parking garage. Nice spaces in the apartment with nice view on the balcony. Stainless steel fixtures and appliances. Lovely pool and firepits to relax on weekends and evenings. Very peaceful and quiet.

The interior of the property is very poorly maintained. Filthy hallways, smelly carpets, broken elevators. You'd be hard pressed to find a bigger apartment but, other than the square footage and closet space, there are much nicer properties in the area for the price.

To summarize; I'd rather eat my one & only eviction in my lifetime to not spend another night or dime in that overpriced motel. You can do better, & you should.Good reviews are baited & pandered for. This place has 0 redeemable qualities. Space is almost redeemable, but not at the cost.Morgan Properties as a whole is just looking for their quick cash grabs. It isn't a company to care about reputation, standards, or people. No matter your situation, you can do better. If you're unsure of what to expect here, go stay at your nearest "it'll do for a night" motel & picture that as home.Allow me to go out of my way in detail to say that my experiences with all the staff has been positive, but notably & consistently dealing with "Lexi" has been the worst. She's condescending & speaks to you like a child. She's that kind of rude that you find in a bored, miserable, petty soccer mom whose life didn't quite pan out; not directly rude but the things said & the way you'll sense a pettiness. Furthermore her entire demeanor is clear that she's just one of those people who can't be given any level of authority or power or they begin to ego trip. She's an appropriate representation of Morgan Properties as a company, but they've got much better & personable staff at Place One. An easy replacement for an immediate improvement. The days she was gone happened to be the same days I actually had a meaningful conversation about my situations & concerns ..things got done. Weird coincidence. To leave a net positive of some sort; Courtney is fantastic & always is. Her customer service is great. Even if she's not fully equipped to help with a situation, she's eager & willing which says a lot.l about her character. She remembers everyone's names & certain details that shows she really cares to take pride in her service. As well, all the maintenance staff seem great. Talking to them & seeing their projects, I definitely think any shortcomings of their's stem from lack of sufficient pay & resources on MP's behalf. I'd totally trust those guys with any other company, no question.I left. Not even buying out of my lease, I refuse to give them another dime for their bait & switch practices. I'd rather eat my one & only eviction in my lifetime to not spend another night in that overpriced motel.

The family loves the new apartment home. It feels like an hotel experience everyday. There is a pool, game room and fitness room. The residents are very nice and it’s clean.

The parking spots were full and I had to park my car next to the pavement where it doesn’t say “No Parking”, next day I don’t find my car, I go to the office and they tell me that they towed it and when I started talking to them about it, they reply “You’re lucky we didn’t call the cops to give you a ticket”.Instead of sending an email to the residents and putting no parking signs they just towed my car and they were unprofessional talking to me.And the fact that I’ve been almost a year over there and they didn’t fix this one door that was already messed up before I moved there, and two weeks ago when the roof fan fell on top of me while I was sleeping.

My husband's car was towed from the parking lot, even though there were no parking restrictions in the area and there are not enough parking spaces for residents. It's concerning to hear that the management chose to tow the car instead of issuing a ticket, and that they were unprofessional when approached about the matter. Not to mention, poor maintenance is also a cause for concern.

THE FAN CEILING FELL ON MY FRIEND WHILE HE WAS SLEEPING IN THE ROOM.The new manager is an absolute joke, talking to me in anger, I do believe he has anger issues that he should take care of it and not lay it on residents. Very unprofessional and disgusting way to talk to people who are paying decent money expecting good service, front office was very terrible. I had my car towed because there’s no parking spot available in the whole parking lot, the manager told me be thankful i didn’t call the cops on you to write you a ticket, i told him there’s no parkings available and he told be to buy one, he wasn’t trying to fix the issue. Along with very bad service, the two toilets that i have in my apartment are very poor maintained, they don’t fix your issues they just cause you more, the washing mashine has a big wooden door that fell on us multiple times and they still didn’t fix it (it has been over a year now), the dryer was broke for 2 weeks until they fixed it, the washing machine took 1 week for them to replace it, the ceiling fan that fell on my friend in the room while he was sleeping, the bath tub that paint is peeling off cause it was a cheap fix, the elevators that takes you 5 mins at least to get into one and one time it dropped while i was in it.

I recently had to change apartments within the complex. Lexus made the transition as smooth as possible. She answered all of my questions with a smile and was so patient. I’m loving my new space. Thanks Lex!!

Terrible place. From people not having control of their animals from cars getting their catalytic converters stolen right in the parking lot, to the slowest elevators ever to rude unprofessional girl in the office I wouldn’t recommend living their unless your willing to put up with those issues. My wife was bitten by a dog in the hallway. I witnessed a pitbull chase a girl in the parking lot on roller skates and attack her. (She’s ok) the property just needs to do better at controlling these things

Few amenities, sold premium 2br 2ba for 2300 and got old wood cabinets in kitchen and bathrooms, poorly repaired drywall, cracks in the corners, dingy shower doors, laundry doors that can't close in a small hallway cause the washer is too big and showers with fluctuating temperatures, not to mention packages that go missing often. The size and layout of the apartment is good but that's about it.
