Mary Jo was fabulous to work with! As an agent, we always want our lenders to be great at communicating, clarifying, and answering questions along the way. Mary Jo did just that as needed! Our clients were incredibly happy with her service (as was I). She and her team made this transaction such a smooth, seamless process. I am grateful I had the opportunity to work with her and hope to have that privilege again!

My wife and I used PMA to finance the purchase of a second home in June 2024. Working with Taylor Runyen was an incredibly positive experience. He spent hours on the phone with us going through the cost sheet numbers, explaining different aspects of the loan, and making himself available at all hours for anything we could possibly want to know. Taylor is really a gem, and I would recommend him to anyone considering a mortgage.
The rates and costs that PMA could do for us were pretty much in line with the numbers I got through a mortgage broker when we compared side by side.
Our only gripe throughout the mortgage process was our experience working with the loan processor Theresa Thiel. Maybe it was just a personality conflict, but she also lost documents that we sent her/ requested the same stuff multiple times. She didn’t really explain anything about the underwriting process to us along the way and she complained to our loan officer about “our attitude” after a phone call where I questioned her on how home insurance coverage plays into underwriting. In the end we got approved but the process felt more stressful than it could have been if there was a bit better communication.
Overall, I would use PMA again in a heartbeat and would happily recommend them to friends and family in the future.

Recently I was fortunate enough to be able to buy a home, and it seemed daunting at first. However Philadelphia Mortgage Advisors, and specifically MaryJo Gibson, were an amazing resource that made the process as simple as I could have hoped. To say Taylor and his team were with me every step of the mortgage process is an understatement. I spoke with Taylor 3 months prior to starting my home search after receiving an FHA preapproval offer from another lender, who prematurely issued this without fully vetting my credit report. Referred by my Realtor, Taylor diligently discussed with me what I needed to work on, but was very positive throughout all of our conversations. I was determined, and ended up removing ~10 collection accounts on my credit report over a few months. During this time, Taylor was always there when I had questions - which he had no obligation to answer. It was this quick and honest communication that gained my trust and when the time came, determined PMA was the right choice to select for my lender. With my new preapproval, I was searching for homes and made an offer a week later. Although a generally stressful process, Taylor and team made sure the underwriting process was seamless. There are a lot of moving parts to home buying, and I'm extremely happy I trusted my gut to go with Taylor & PMA.
