This 5 stars is specifically for maintenance. The maintenance in this apartment is phenomenal. Kenrick is always so quick with resolving issues while simultaneously being so kind and educating me to for future events. I really appreciate him for all of his work!

Too expensive. Dog pee everywhere. The elevator most of the time smells really bad like a dirty animal. Washer sometimes stink like dog poop and something you can't use it because there's dog hair inside. I think there are more apartments for dogs, there's more dogs than humans living there. I like dogs but honestly it is too much.

I would not recommend renting here. The hallways smell of pot. My vehicle was broken into twice. When I complained, I was told security stays in the shack and they don't walk around. What good is security if they don't patrol? I waited 2 months for a parking permit THAT I PAID FOR. When I asked the security guard for help he was on the phone fighting with his wife and was very rude to me. I moved to a safer location.

We’ve lived here for about 9 months now and I can’t speak highly enough of the staff here. Everyone goes above and beyond, especially Julie F. We feel like we are well taken care of here and I cannot say that about most other Philly apartments.

I have lived at The Preston for nearly a year now. Our lease will soon be expiring in a couple months, but I'm glad I got to stay here for my first apartment. The Preston is nice, small, but comforting. It has a decent amount of amenities, such as a small gym, dog wash area, bike storage, theater room (more like an auditorium), and lounge area with a couple games like pool and shuffleboard. The units in The Preston are pretty small, so hosting many other people can be difficult, which was the biggest problem I dealt with. But if size isn't an issue for you, you will love The Preston! It's the perfect place if you're trying to downsize and don't usually have much company. It's a very quiet community and you usually don't see anyone around past 8pm (it’s almost as if they all vanish!). Every so often, the fire alarms would go off, which would be annoying but that's more a result of other people than the apartment itself. Management is very competent. Julie was very easy to work with when we moved in, so shout-out to her for making our process smooth!

Currently a resident at The Preston and I love living here. From the free garage parking and amenities to the friendly maintenance staff, there is little to dislike about living here. It is very clean and well maintained, but you do see the occasional bugs around. The units are very spacious. Very close to city Avenue and Manayunk so there is always good food options or you can go to Shoprite which is a couple blocks away.

I absolutely loved my apartment at the Preston. Not only was my apartment beautiful but the people that work at the Preston are wonderful. I have never lived somewhere that I thought the management was fantastic! Not to mention the amenities were great and extremely convenient. I really enjoyed the restaurant that is basically connected to the apartment complex and the covered parking lot is very convenient during bad weather. I moved from Texas, so I had no idea what Philly was going to be like. East Falls is beautiful, the apartment is in a great location, and I always felt safe in the apartment complex. I would recommend this apartment complex to anyone.

Beautiful apartments in the best location for commuting and with the best bang for your buck considering the gym, lounge area, yoga studio, bike storage, pizza shop near by, dog wash area, dog park, etc. On top of that my utility bill has never been more than $40 and I run my heat/ac everyday! Staff is also super friendly and maintenance is quick and reliable. I love it here. It's the first place I've lived that felt like home. Oh and it's wheelchair accessible and they have dollies to help you move big items. Very helpful if you're disabled. ?

Rent is affordable, apts are big. Maintenance is on point when you have an issue. Free parking, has gym, bike storage, and dog park. Only set back is fire alarms- they go off often and are REALLY loud TOOO loud, much louder than any alarm I have ever heard. Office staff is nice. Bus stop is literally 50feet away. Safe area.

What attracted me to The Preston was Julie and Roxanne and how truly awesome our management is. They go above and beyond. This review is NOT a rating of them. While the apartments are spacious, the property is clean, the amenities are great (love the Peloton bikes) and yoga/workout trainer in the building are awesome, I've had not so great lifestyle experiences here. First, the fire alarms. Anyone who has lived here knows how horribly loud these alarms are and how often they go off, at least weekly. The alarm system, which includes the smoke detectors that are in each of your apartment rooms) are connected throughout the apartment building and on into the attached Dialysis center, and on into the other connected work places. As it is a multi-use building, it is a wired system and you have no control over it. They are very sensitive and if two go off in your apartment, the whole building alarm system goes off and everyone must evacuate. If you like to cook, don't move here. Second, the parking. Due to our work schedules, we had to hire a dog walker to com mid day and walk our pooch. Easy enough to find and hire someone, harder for them to find parking. The half circle out front is supposed to be 15 minute parking slots for residents but it is used for regular parking by our residents and or the neighboring building businesses. So when my dog walker was unable to find a parking spot there, or in the lot by the pizza shop or in the larger lot across the road OR in the garage, she had to park on Indian Queen lane and charge extra for the extra time. I get that, I would want to be paid for the 15 minutes it took for me to find a parking spot if I'm spending 20 minutes to walk a dog. We've been told that the parking would become enforced, but even then it would only be for the residents, so if anyone was making a delivery or walking a dog they still couldn't park there. That's it! Just those two things and three stars because I would've wanted to know that I couldn't roast anything in my oven or sear salmon on the stove top before I moved in. So maybe you don't cook or don't have a dog or if you think firemen are cute, this is the place to be!

Came from England at Xmas to visit my son who lives here, what a beautiful place! Quiet, so clean and beatifully maintained. Amenities are excellent!
