Andre came to fix my mailbox and he was amazing. He came when he said he would and got the job done. He was very kind and personable.
Danielle Boykin is truly amazing!!! She is very helpful, knowledgeable, patient, caring and kind. She answers all of my questions! She is the perfect model of great customer care. Thank you Danielle!!!!!!

The properties are nice, but the management is atrocious (read: just don't have any problems pop up and you'll be fine, but if anything goes wrong, you're in for a headache). When I first moved in they seemed pretty good at responding to issues, but ever since my building was struck by lightning earlier this summer it's like they've just stopped actually caring about us and only want to give us lip services that our problems will eventually be solved (it's been almost two months and many of them have not been resolved). I have outstanding requests for issues related to lighting and electrical that they haven't responded to in weeks and now they won't even answer the phone or call me back. Add to this that the elevator has been broken for 51 days now and all we get is finger pointing at the elevator company and previous owner, trash has not been being taken out (they claim they're fixing this, but it should not take 51 days for a meaningful solution), and the common areas of the building haven't been cleaned in months. I practically had to beg them to come and handle the fruit fly issue that had been caused by the failure to remove trash for weeks at a time.
Through all this, OCF will eschew responsibility and claim everything is someone else's fault while doing nothing to keep tenants meaningfully informed or proactively try and improve the situation. I knew I was taking a risk with OCF, I had heard the stories, but figured how much worse could they really be than any of the other horrible corporate landlords in this city. Well, turns out I'm finding out why they have the garbage reputation that they do. If I didn't like my actual apartment and location as much as I do and if moving weren't so expensive, I'd definitely be looking elsewhere; but for now, all I can hope is that OCF learns how to actually care about its tenants more than its profits and starts to do better.

Update on below:
The issues continue to pile up, we are giving them one more chance to address before we update we review and move forward with report to better business bureau.
I can see the reviews are aligning w/our initial experience so far.
The property is stunning, but the lack of follow up from their maintenance team and management is extremely disappointing.
I would say a few things to be balanced.
Danielle Boykin the Leasing Manager was incredibly responsive and accountable.
James Decker Leasing Director, was relatively helpful with the lease, but wants nothing to do with any maintenance issues/question you have. Even have an email that states "this is not my responsibility" You would think if you have director in your title you can pull some strings and make things happen to ensure total resolution has been achieved. Nope
Alexa the original realtor that showed us the property- just stay away. She arrived late, didn't know the house was being viewed by another set of potential tenants, eventhough she booked them, she's clueless and double booked.
Saving Worst for Last, Jasmine Lilo maintenance manager. Has not addressed any of our emails, doesn't read emails and will ask you to explain the problem, eventhough you've taken time to clearly detail what needs to be done.
Today I went in after 1 month of still waiting to get issues resovled. I spoke with a lady named Kitara, I feel a little optimistic but will need to wait to see if things actually get fixed.
I'll be sure to update you all again. Just be cautious with OCF there are many other realtors available. OCF is clearly not concerned about customer experience or accountability when it comes to their properties.

After a 18 months in an ocf unit I can honestly say it’s the absolute WORST housing experience I have EVER had. Maintenance and management is unresponsive, often letting large issues go unfixed. Communication between owner and ocf also seems to be poor, with ocf putting major issues on the owner and simply making you deal with it until it’s “approved”
-In October of 2023 I first notified ocf that I was hearing things in my ceiling. This went unaddressed (despite multiple maintenance request through the portal, calls, and even office visits) when they finally did something they sealed the siding of the house that the animals used to enter it WITHOUT REMOVING THEM. Essentially keeping them trapped in. As time went on it got worse, and they eventually made their way into the heating system and through that, into my actual unit and clawed their way into my apartment. Turns out there had been squirrels living, creating waste, and reproducing in my ceiling for MONTHS thanks to OCF inaction. This caused me to have to vacate my apartment for over a month, as they were now regularly entering the floor level of the unit. OCF wouldn’t have the issue fully corrected until MARCH
-When discussing returning to my unit, I informed OCF I would need an abatement for the month I was made to leave due to their incompetence allowing an infestation to fester. After sending some documentation over, I was alerted via email that a credit for a months rent was placed on my account. About 2 months later I was alerted I was behind on my rent. Turns out OCF had sneakily removed the credit from my account (with no notification of course)
-For months me and the other residents of the property had to deal with a MASSIVE rat infestation in front of the property, which ocf drug their feet on, simply passing the issue off on the owner. So for months, whenever we left or entered our apartment we had to avoid and interact with large rats. This was a multiple time a day occurrence for MONTHS. It got so bad that they began entering not just our porch, but our neighbors porches as well putting elderly, children, and toddlers at risk!
- After failing two inspections and receiving multiple L&I violations, an ocf contractor basically forced me to allow them to come correct the issues so ocf could pass their next inspection, even though it didn’t work for my schedule. These contractors didn’t even correct all the issues, left my apartment a wreck, and my stairs soaking wet, which my mother slipped on and seriously hurt herself, requiring her to go to the hospital.
-OCF charged me $40 a month for water, which doesn’t seem outrageous, but my unit didn’t have a dishwasher or a clothes washer. Charging me $40 for what would have essentially been a 15-20 a month bill
-The refrigerator they provided is a massive piece of junk. Have dealt with leaking on multiple occasions, and the shelving inside of it is actually not a part of the refrigerator, they’re just piecemeal pieces. This means it’s a complete balancing act since they don’t actually fit and I have lost money from shelving falling result in breaking, spilling, etc. due to this. The freezer has no shelving at all despite it clearly being a part of the actual appliance
PLEASE AVOID THEM AT ALL COSTS

In my opinion, these people are the lowest of the low. They act extraordinarily slowly for repairs, skimping on everything, and attempt to back-bill. We complained for months about issues with the property. Nevertheless, it was in an excellent location, and we were medical students with no time and not much money to go elsewhere, so we wanted to stay. They finally agreed to send someone to assess for repairs, ostensibly. Then, approximately two weeks later (this was a couple years ago), some two days before our lease was set to auto-renew, they communicated that the property owners wished to sell and we would not be permitted to renew. We wouldn’t have allowed anyone onto the property to facilitate the renovations for sale out from under us, with barely enough notice to find a new property to rent before our next school year. Then, they withheld large portions of our security deposit based on trumped up accusations of damage that we had actually documented months before, asking for repairs. We presented them with this evidence and threatened to report them. They eventually relented, agreeing to release the remainder of our security deposit. Well, they only released part of it. We were ready to sue for the rest, but again, as we were in class or the hospital or studying for 12+ hrs/day, had no time to pursue it - a couple hundred dollars. As we see it, they swindled us. Despicable.

Updated review;; after leaving my previous review, I was swiftly contacted and finally given a working mail key! Specifically, the person who this review is referring to is Mr. Andre Martin, a valuable member of the inspection team.
He was very apologetic considering everything I have endured over this month, though it was not his fault at all. If I recall, Andre was also the only member who helped me (with urgency) when my front door would not lock upon my move in back in July. He is clear, concise, and made sure to address my plethora of concerns. Including my concerns with hot water and etc. Thank you so much Andre for your help, you reinstalled my faith in this business!
If you are having any maintenance related issues, ASK FOR ANDRE!!!

"The absolute worst. And it hasn’t even been a full month yet. Upon move in day, I was given the wrong key. No urgency was taken, so I had to skip work the next morning to babysit my belongings in my unit until they finally decided to have a technician give me a working key. One week in, my package was stolen. Then the back door key fob ALSO stopped working (for all residents, not just me). Naturally, a point came where I went to check my mailbox, and of course this key also does not work. I contacted D’Andrea Durham, the so called property assistant manager. Still, lacking urgency. She was informed of this issue August 6th.
Today is the 21st and I have yet to get any assistance or even update. I called to leave a message with OCF maintenance, they never even returned the call. I called AGAIN the next day, a representative answered and continued on with this theme of nonchalant responses. I needed to retrieve important mailed documents by last week. But they didn’t care. Just like they didn’t care that I could not lock my front door front the outside. I cannot believe all of the issues I’ve faced within less than a month. No, this is not my first apartment nor is it my first time dealing with Philly scumlords. But this takes the cake, and it has not been one month of living here.
Side note, the hot water is non-existent. I have yet to have a hot shower. Freezing cold or like warm only. I love the kitchen, I love the space, but if you’re moving here you better hope you never have any maintenance issues. That is, if you can even get a working key."

The management of this property is very unorganized and unresponsive to issues. During my 8-month stay at an apartment managed by OCF, the following problems remained unresolved:
1. **Unsanitary Conditions Upon Move-In**: There was urine on the bathroom floor and in the toilet, and the apartment was not clean. The response was merely, "sorry."
2. **Lack of Window Screens**: Despite being promised for 8 months that window screens were being purchased, they were never installed during my entire lease.
3. **Fire Incident**: After a fire on the floor below me, no communication was provided to tenants, leaving those not present unaware of the danger.
4. **Poor Insulation**: The lack of insulation was so severe that I could hear my neighbor blowing their nose.
5. **Improper Cleanup**: Blood splattered on the front door and in the halls remained for days and was not cleaned up properly.
6. **Insecure Mailboxes**: The mailboxes do not lock, allowing anyone entering the building access to all mail.
7. **Stolen Packages**: Numerous packages were stolen, and requests to view security camera footage were ignored by the management.
8. **Faulty Door Lock**: My door lock malfunctioned for 8 days and required follow-up to be fixed.
9. **Non-Responsive Staff**: Emails to the staff went unanswered as all email addresses were set to "do not respond."
10. **False Promises**: I was promised a special rate of $1100/month, roof access, and a dog park, none of which were provided.
Overall, everyone I spoke to was planning to move due to the poor management. After less than a year, many tenants chose to leave rather than stay with this management company.

My wife’s and my experience so far has been good. We moved into a new house in south Philly a few weeks ago, and the process of the application was pretty straightforward, our main issue was a lack of communication. No one ever picks up the phone when you call, but eventually, someone would call us back in a day or two. Getting the keys and moving in was good minus the fact they didn’t tell us the house had an alarm but luckily it just eventually turned off. Since moving in we had an issue with AC and they had someone come look at it within a day or two. Then we realized we didn’t have mailbox keys and Andre was able to come out and give us keys right away. So even though there is a bit of delay in communication so far we have been satisfied. And most importantly we love the new house, and it was very clean when we moved in! If their service continues to be good I will keep this at 5 stars.
