Lived here since April 2022! Clean and well maintained building and units.
Only complain is how thin the walls and floors are. Ever since December 2023, our downstairs neighbor is CONSTANTLY banging up our floors to tell us to keep it down, from just basic walking and living. We can no longer vacuum and walk across the kitchen without our downstairs neighbor banging on the floor. We’ve talked to the neighbor per management’s “suggestive solution” and practiced quiet hours (between 10am-8am), but it seems like we’re still walking on eggshells in our own space.
If you are sensitive to sounds, invest in ear plugs before moving in or request a top floor unit!

Lived here for two years since the opening of building A in 2021 and thought I would share for anyone interested. Coming out of college, and with my wife and I going to work/school in center city, we wanted a bigger space we could do work from that would still be accessible to the city and affordable. This place seemed like a dream come true with a brand new 2bed 2 bath with underground parking at a fair price of $1,775 a month ($1,700 rent $75 parking).To start out with the positives, I think having septa with the 9 bus stop across the street that went directly to chestnut street was amazing especially for me getting to school. I also think the stainless steel appliances like the dishwasher were really nice, along with the in-unit washer/dryer. The ability to have the “hotel like” wall air control unit in each room was nice so we didn’t have to heat/cool the whole place at once. Lots of natural light in the unit as well. The trash shoot was also nice when it was operational, and I thought the maintenance crew was always quick and able to fix things as needed. Gym is also a nice touch, and place is pet friendly.While I understand no apartment is perfect, there were quite a few times I questioned having to deal with some things, especially paying nearly $2k a month. First off, the floors and walls are PAPER THIN. We paid $50 extra to live on the top floor and constantly heard the people below us with a full on German Shepard. While I support dog friendly places, having absolutely no limit on pet size is awful especially if you put no consideration into sound proofing anything. I remember studying late nights around 1-2 am and hearing full on ragers being thrown below us, and always waking up to the dog barking. While management responded to our concerns, they did absolutely nothing actionable and told us to “contact the police” if it kept happening. We talked with the apartment 2 floors below us as we wanted to see if we were being crazy, but they were going through much worse with the noise and couldn’t wait to leave once their lease was up. The Wawa next store is also 24/7 so I would constantly be woken up by the truck unloading for the store around 2-3 am every day, so just keep that in mind.Besides the noise, the price increases were often unjustifiable in my opinion. One of the reasons we moved to here was that a leasing agent told us (and we still have the voicemail) that the management company “does not increase rent.” Rent and parking increased to $1,865 total and then to over $2,000 which for living in Roxborough is just not worth it. When we asked if there was any room for negotiations on price or a longer lease, the property manager said “no it’s the market rate” and said “other tenants have reported similar concerns.” At the time, the management office did not even care to take our name or unit number to contact the owners on our behalf. That was our breaking point. The concept of paying $25,000 a year to a company that did not care about our concerns was our breaking point. The fact we paid rent on time with no issues for 2 years and couldn’t even get our concerns brought up to the management company is a joke. They only offered a discount of $50 a month when we said we were leaving, which was just at that point disrespectful.The underground parking was nice but they installed a residential garage door on a non residential type building so it would often break all the time. The “roof-top deck” is covered mostly by seedlings which I assume is to get some sort of tax write off for being “green.”I don’t regret living here, but I wouldn’t pay what is currently being offered, especially with the noise and lack of action from management. Don’t get me wrong, the apartments look nice but just make sure you are aware of all the factors before making a decision. Pretty isn’t always functional and at the prices they charge, it sometimes is hard to justify the value.

No parking so their residents clog up the surrounding streets. The very people that own houses on the surrounding streets can’t park anywhere near their houses because the residents leave their cars for weeks at a time in one spot.

Me and my fiance with our little pup We just moved in and we love the apartment! Lilac has 3 different buildings (A,B,C) and each building has roof decks. Also, they are pet-friendly so you can find dog waste bags + containers in every corner of the building which we love and the building itself it's super clean and safe!! Additionally, We had a small problem with the bathroom bathtub sink so We contacted maintenance and repond was so fast & they came the next day at the exact time we scheduled, fixed the problem right away. I was very surprised how fast their response was and how helpful compared to other management!!

I have lived here for almost 2 years now and my overall experience has been pretty good. The staff I dealt with when I first moved were extremely kind and professional, and very timely with their communication. I think living here short-term is not a bad idea if you are new to the area. However I’ve had some issues that I wouldn’t recommend is worth dealing with long-term: loud neighbors upstairs (new buildings are built with different materials so sound always travels no matter what) and management not doing much about it besides saying they will send an email and then refer me to make a police report next time which does not make sense to waste police’s time if this is their property and quiet hours are outlined in the lease; the elevator breaks down many times a month; there are things I noticed that appear unfinished in the rush to get a new building ready (paint finishings incomplete in the unit and the hallways). Overall I’d say decent value for the area if you’re looking for new luxury style apartments for a year or two but probably not long term.

I am writing this review not as a tenant but what I thought we would be as a potential tenant. Not only did I just lose my father and a few other love ones that contracted COVID-19. They say your first impression is everlasting the on-site staff are Horrible and so was the experience, first I was told only tenants could park at there location and contractors but I received a email to come take a tour and this is how you get treated. I was told to park in CVS/Wawa that was filled to its capacity and not once was I told we will accommodate you with a spot but I was informed to park in this tight spot in which my truck could not fit in. Staff like this run away good valuable tenants who would definitely keep up there value and investment. I hope that know one else will ever experience this type of treatment HORRIBLE!!! What a definite horrible way to treat someone and the bad part of it all they were not even apologetic nor did they reach back out to me. Always Observe how Your Treated at the Very Beginning to how you will be Treated Thereafter

I have only lived in my new apartment for a month. Pictures doesn’t do them any justice, very nice and spacious apartments. However, the walls and flooring are paper thin. You could literally hear a pin drop in your neighbors apartments. And unfortunately I live next door and over some of the most noisiest people I’ve ever encountered in my life. And forget letting them know about the noisy neighbors, they apologize, send an email to the neighbor and keep it moving…no resolution whatsoever. However, quiet hours are in everyone’s leases so you would think more could be done about it.I’ve opted to not furnish my apartment just yet because I’m STRONGLY considering moving. For what I pay here, the only noise I want to hear in my apartment is MINE! Also, since everyone has started moving in I noticed the upkeep of the building just isn’t great. Also, I lost count on how many times the elevator has been out of service. The building just opened up in March, there’s trash in the hallways, juice stains on the walls, just doesn’t look like a building that’s charging people $2k to live in them. I was expecting more based on the reviews about the management company and it’s properties. If you like ghetto fab than this is your place.

I moved to the Roxborough around 6 months ago and have enjoyed living in the MGMT apartments. I’ve only had one maintenance issue (which turned out to be a mistake on my part about how an appliance worked) and someone was able to come out in less than a week. It’s convenient having an in unit washer/dryer and gym. After living in some older rentals in the Philadelphia area, it’s nice living in a functional space. There’s also a Wawa, Target, and Shop Rite nearby and the area feels extremely safe since the police station is right across the street. It’s close to Wissahickon park and there’s more than enough restaurants on Main Street and Ridge Avenue. I didn’t pay for a reserved parking space since there’s usually an open spot somewhere on Ridge. Overall, I would describe it as a convenient and comfortable place to live.
