The visitors parking situation at this property is terrible. There are obviously communication issues between property management and the "security" personnel working the vehicle entrance gate. This causes frustration for tenants and visitors, alike.

This is an excellent place to rent an apartment it is a pet-friendly apartment and the manager's name is Ernestine she goes by EJ.

Dobson mills is really nice and when emergencies happen they are responsive.I wish they noticed all of these windows before installing this super bright LED light on the side of the building and now the inside of my apartment looks like daytime. How can I sleep EJ?Please have these lights removed. They are flickering/strobing at night and it’s super bright inside my apartment as though there is daylight outside.

Really close to the Kelly drive where everybody exercises. They are building 280 new units. EJ is the best manager. The place is pet friendly.

Friendly neighbors, very dog-friendly, nice pool, free garage parking, and trash chutes on every floor. I also received my security deposit in a timely manner and the move out process was great. However, security was constantly an issue. Multiple break-ins despite “courtesy officers” manning the front gate at all times. Cars were broken into in the garage often. There are no cameras on the property and whenever a break in happens, management is quick to let you know they aren’t responsible. The walls in the lofts are paper thin. I could hear every conversation my neighbors had and I’m sure vice versa. Very outdated appliances. Maintenance was friendly but slow to respond. The package room was a nightmare with packages going missing constantly. The solution was a third party package distributor called “Fetch” which residents were forced to use as the complex would not longer accept your packages. Often saw centipedes and other bugs. The water was turned off often because of work on Ridge. This was not the fault of the property or management but extremely frustrating. In addition, access to the complex would often be completely blocked due to construction leaving you with no way to get home. One of the main selling points when looking for an apartment was the security gate and it ended up being more hassle than anything. Hard to get takeout or groceries delivered and hard to have visitors over. Inconsistent courtesy officers who let anyone through or turn people away at random hours. The electric is through a third party and split among the whole building so you have no real control over how much you’ll pay. I wouldn’t recommend Dobson mills until they take care of some of the issues.

Can I just say how much I love the staff at Dobson. I came in for a tour and felt welcomed from the time I walked into the doors. The property manager Ernestine was warm, friendly and showed how much she enjoyed her job and helping people find their next place to call home. She was amazing and felt as if she was a long lost relative. I was also introduced to the rest of the staff who also greeted me warmly. The atmosphere in the office was calming and looked beautiful. I’m waiting for a few things Ernestine said I would need for approval and hopefully make Dobson my next home. Thank you again!

Here is a detailed review of my 2.5 years at Dobson mills. I will start with the pros and finish with the cons and end with suggestions. I moved to Dobson Mills summer of 2019, that was the best summer ever, pre-pandemic. As a single female, I felt safe at dobson, the staff was friendly, maintenance always fixed all of my request in a timely fashion. The apartment is in an excellent location near shopping centers and major highways, a short walk from kelly drive, 8 minutes from art museum and 5 minutes from manayunk main street. I’ve never had a electric bill higher than 180 in winter months, and as low as 80-90, but they averaged to about $120 in my one bedroom apartment. The pool and gym were great amenities when we had access to them. I was able to find parking on my floor with the exception of a handful of times which isn’t bad at all. The unit was pretty well kept upon my move in, and the color scheme was nice. The community is pretty quiet, I have never heard my neighbors through the walls and no one lives across the hall from you in the luxury side so that’s a plus! Neighbors were all pretty friendly. Mary Mitchell in the leasing office is always extremely pleasant and personable, Luis and the other maintenance men were always a joy to be around, and EJ the property manager was fair and nice. I also received my entire deposit back a month after I moved out.The cons were that safety became an issue, at least 6 units were broken into in a 6 week period. I have not seen any cameras installed on my floor, so I am not certain if any were installed in other areas. They had someone patrolling after several complaints but I haven’t seen anyone in months. Also, if you live on the main road, Ridge Ave, and you work from home you will experience A TREMENDOUS amount of noise from cars, road work and pedestrians outside, this was frustrating. Receiving packages was an issue, people lost several packages especially in the early half of the pandemic because packages were left outside in a bin in front of the leasing office. We lost access to the gym. In the summer of 2020 there were electrical outages that left us without power for over 24 hours and a lot of food went bad and the leasing managers did not compensate anyone to stay overnight in a hotel or at least adjusted any bills. We lost water quite a few times as well. I think they were fixing something on ridge ave at the time. My only suggestion is full transparency with residence about when the electricity was going to turn back on, but granted EJ was up all night to ensure it came back on. Note: the apartment uses a third party company called nationwide energy partners that’s based in ohio I believe so trying to call them was a hassle during outages.The crime in the area sealed the deal for me. I felt like I was living in fear daily, but that’s philly in general. I believe the property managers should have done a better job at fixing the security issues.But overall i’d give my almost three year stay 3 stars because it was an average experience.

1.The doors are all UNLOCKED and ANY1 can walk into the halls that lead to your doorway.2. There are multiple break ins and thefts. I would LOVE to see security cameras at the entrances that lead to STREET and driveways.4. Residents and our loved ones are often subjected to the rules and regulations they make up as they go.5. Anyday without notice they will deny visitation. This happens multiple times per year. during these times our loved ones are expected to hike up and down the driveway. Invest in a golf cart or shuttle bus that will get US around! My handicapped mother had to park on the street and walk up the dark driveway to bring me a care package, as I am sick w/ covid.6. Attempt to order takeout or request delivery, and I have to drive in my car to the leasing office to pick it up. Which altogether defeats the purpose of ordering out.7. ROACHES8. Dog park is for BIG dogs ONLY. Its a gate , but the gate doesn't touch the ground. therefore small dogs can escape.9. Maintenance turnaround is POOr and they don't communicate, you have to call multiple times to get something serviced in your unit.10. PARKING is hideous. They allow people to house STORAGE TENTS and have multiple cars and 3 wheelers (the same female police officer who resides here and gets special treatment) and its not just her. The top level as well.11.BIKES need to be thrown away or recycled12. The overall look of the community and cleanliness. Invest in greenery flowers etc.13. The slip proof skids are all ripped up on ALL levels from garage to apartments, which is an eyesore and dangerous14. The website is Outdated15. Security is NOT security at all. I would love to see them hire VETERANS or employ persons with ACT 235. That will actually secure the place.16.Elevators slow and unsafe17. Ridge ave is being repaved from Allegheny to Falls bridge (years to complete)18. Traffic19.Property is sandwiched between Train and E-wayBusy, always loud20. Doors leading to balcony are not weatherized and poor quality.21.better accommodation as far as Handicap accessibility(which is why the lady with the motor wheelchair always parks in ppls parking spots)22.Most Lux living communities have an indoor clubhouse, library, wifi room, game room, there is no amenities besides gym and outdoor pool.23. MAIL ROOM & PACKAGE deliveries. THEFTS and LOST packages. Apparently, they are initiating a new delivery service....Ill update later.Overall this place has the potential to be LUXURIOUS. Need new management or for management to be re-trained. More focus on resident satisfaction, safety, retention etc.People move out every week.RENT is NOT equal based off unitit is based off the relationship you have with management.

Lived here for five years and I must say the apartments are beautiful. There is security to make sure I feel safe and that not just anybody can get in. Management is wonderful is very helpful. Anytime I have an issue Mary is the first one to help and keeps me informed every step of the way til a conclusion is reached. Even with the pandemic the front office and maintenance have been stellar. I did have to wait a little longer than usual but to be expected when having to adhere to infection control/safety mandates by our government. You want a place where it feels truly like home, then Dobson Mills is the place to hang your hat.

One of the worst apartments I’ve stayed at. I was ready to go within one month of my lease. The day I moved it NOTHING WAS CLEANED. LIKE WHAT THE CARPET WAS NOT VACUUMED. Walls are PAPERRRRRRRR thin in the lofts. Bugs were in my loft apartment during the summer (millipedes). I was in tears one night because I just wanted to sleep. AC went within two months of my lease (knew it was a possibility because of previous reviews from other tenants so believe reviews). People smoke all the time. Cars were broken into one night really sad (my car was three cars down from a car that was broken into). Management is all over the place unfortunately. When the pandemic first hit they made so many mistakes it was sad. They literally took all of residents packages and put them outside the leasing office for the whole world to see and steal. And apparently rental prices are high there bc of the amenities you get there but when you shut down everything bc of the pandemic all of the sudden amenities aren’t a part of your rent. Lol they were better off not putting out a statement to residents requesting cheaper rent bc amenities weren’t available during the pandemic. Needless to say I’m glad I’m gone from this horror story.

Scheduled a tour of the place and arrived on time. Had to after waiting for half an hour outside in the cold as the staff didn't show up.To center cuty, it takes about 20 mins by drive and about 45-50 mins by public transport with a transit from bus to train in between.It's not easy to commute from this place without own vehicle. Also, there are no grocery stores or shopping areas within walking distance.

I moved right in the heart of the Pandemic and still Dobson Mills made my move almost seamless. The staff couldn't be nicer or more accommodating. There are some luxuries here that I am so totally excited about. 1st the fact that I do not have to worry about shoveling snow or digging out my vehicle again after a snow storm. 2nd that I know I will have a parking space in my closed warm covered garage is the absolute best. 3rd and finally the area is just so very beautiful and I can't wait for the season to change because the area is so very beautiful and walk able. I love my new home.

Lived in Building 45 for one year and it was fine the walls were a little thin but it was nicely priced. then I lived in the lofts building (18) for a little over 2 years.It was a nice apartment, reasonable rent and was generally very reliable and pest free. Great window view good location.I found the management and maintenance to be OK, urgent issues were addressed promptly when needed and the Leasing Manager EJ was reasonable with residents.The last year or so i did notice a change in the people living in the building 18. There was more noise and disturbance, weird things happening, police having to come and drag people out occasionally. Not really sure what was happening.Honestly not a bad place, depending on your neighbors.
