Long story short: don't sign the lease, or, move out ASPS.
1. Pest issues
ALL TYPES OF INSECTS from spiders to roaches, and MICE and RATS! I attached a pic of the second mouse I caught in my room.
They don't do pest control at all so don't even bother yourself to ask them to do so. If you submit a pest control request in your residential portal, they'll simply ignore it.
2. Noises
The surrounding neighborhood isn't that quiet. Worse is the wall is thin so you can hear your neighbors' daily lives.
3. Poor quality building
You know it's old...but it lacks care and repair. The elevator hasn't had a warrant since 2021, all equipment is outdated and has issues.
4. Management sucks
Read all negative posts about Tiffany because they're the truth. Once you sign your lease she'll put on her real face AKA the mean one. She ignores all your questions and requests, she doesn't allow you to pick up packages at noon bc she's eating sth, and she can only be nice to you when she wants you to sign/renew your lease. That's it.
There used to be some nice ppl working there but they quickly quit due to her.
5. Money issue
First of all, they use a third-party site to charge your utility and they do not give you detailed usage but just throw bills.
Second, they charge you $50 from your deposit as a "floor mat cleaning fee" when you move out. But I don't think the mat has been clean since the 21st century.
Third, they use physical checks to refund your deposit. Apparently, it's a lie, they do so because they don't want to give you your money back. I never heard anyone successfully get any deposit from them, if you did, please let me know.
I'm surprised to see there're people who live here and choose to renew their leases. I can't do it. I'm glad I'm running away, bye-bye!

I don’t recommend living here. The apartment was disgusting when I moved in even though management insisted they cleaned it (they will lie to your face). There was random human hair and dirt stuck to the floors, walls, ceiling. The floors were slanted. Appliances were all mediocre at best and really old. Management is rude and will intimidate and ignore you if you have any problems with the apartment. The office is barely ever open which makes it impossible to get packages. At least 3 other residents and I had SERIOUS rodent issues that went ignored by management. The pest control i requested never came and it got so bad that I had a rodent break and fall through my ceiling. The building as a whole is basically falling apart. Holes and questionable structure everywhere. Sometimes when it rains, the elevators randomly stop working. The building is not ADA compliant. Don’t live here.

It's the worst decision ever in my life to move into this disgusting building. There are a couple of things you need to know before you consider signing your lease.
The room will be dirty and disruptive when you move in. Check other comments. The management never cleans up this place and they never give your deposit back.
Horrible management team. You know who I'm talking about. Don't believe any single word they say.
Yugo has taken this building for a while but the management team never changed so don't expect this place will be better. It can only be more and more and more and more horrible.
Kindly remember that the pest issue is horrible here. You’ll see all types of bugs and mice in your bedroom.
The management doesn’t care about your experience at all.

Before we visited, Emily + Tiffany were so responsive, helpful, professional and amazing. We toured and liked a lot about the Carriage House. However, during the tour there were some things that deterred us from proceeding. 1- the first apartment we visited had a bathroom ceiling that was imploding and the windows in the bedroom were unable to open more than an inch which is a total fire hazard. When I asked about the ceiling, the man giving the tour claimed the tenant was mad at the building and destroyed the ceiling and then was escorted out of the building. What?!! 2 - the next apartment we visited was occupied (the tenant was in the shower while we all stood in the living room which was disturbing). 3 - at the end of the tour, there was a lot of damage in the floor and wall by elevator. The tour guide said Yugo just took over the building and was making repairs. And that the tenants were complaining about the construction noise. Location great. Apartment set up, size and price also great. Was disappointed.

These people will lie to you and have you fill out their rental application by saying it's free. If you choose not to rent from them, they will send your info to debt collectors and it will impact you credit history. Stay away at all costs.

I enjoyed the tour I was given. The overall experience was positive but the manager couldn't pick up that I cannot afford living there. If you do though I'd recommend checking it out.

This is one of the worst apartment to live. Most of the time the place smells like weeds. And the place very noisy. Washer don't work properly. Cold air coming in the rooms. One of the employee her name is Tiffany always talking the tenants business to her Co-workers and other tenants. Even when you got the heat on the rooms still cold internet not working I'm so sorry I live there. Tiffany is the worst employee. SMH

I wanted to like this place, I really did. Tiffany was a great agent to work with when we were signing, and this was definitely a step up from ACC apartments for students. You can definitely do a whole lot worse, and this is most likely one of the best deals for all-inclusive student apartments, but if you do a value comparison with other complexes, this place almost always comes up short.Pros:- Its hard to find any apartments this close to University city for the price, especially with most utilities included.- Maintenance is very responsive, once had them come to my apartment 15 minutes after I placed a work order.- Tiffany is probably the best office staff I've encountered- Relatively large bedrooms- Washer/dryer in unit- Separate leases for roommates- Outdoor courtyard area is very nice- Cheap furniture rental ($40 a month)- No bugs (found one silverfish)Cons:- The value proposition, as I've mentioned before, falls short in a number of areas. Acknowledging the fact that we have separate leases, they're still essentially charging $2000 ($1000 * 2 people) a month for a small 2 bedroom apartment. My sister pays $2350 a month with her husband for a much larger, new, luxury 2 bedroom apartment with one more bathroom and a balcony on Broad Street near city hall. While $350 a month is more in the grand scheme of things, there's a large degradation in quality of the apartments at Carriage House for the price decrease.- I mentioned quality of the apartments above. Would I call them run-down and decrepit? No, but they are definitely in need of some tlc. Doors and cabinets are sagging of their hinges. Most carpets have stains on them. Painting jobs appear haphazard, getting paint on carpets, mirrors, door handles, tubs, and windows. They repainted the hallway outside my door, and now my door handle and lock are covered in a white mist of paint, and the carpet outside my neighbor's apartment has white spray paint all over it. There's a brown stain around my air conditioning vent. My air condition vent fell out of the ceiling. Most vents and windows are rusty and impossible or difficult to open. The shelves in my closet look like they're about to fall off the wall. There's a massive pile of crumbled drywall and insulation on top of my cabinets. Our toilet seat has broken twice. The knob for our shower doesn't work properly most of the time.- As I said above, the painting jobs aren't done very well, and that's because they have the in-house maintenance staff perform this, rather than professionals. I understand this saves money, but in the long run it reduces the appearance and quality of the whole complex. To put it bluntly, the maintenance staff are out of their league on this one.- On the topic of maintenance staff, they're friendly but sometimes unprofessional. From playing loud music in the hallways while working to having yelling matches in the courtyard in the morning, there's something better to be desired here.- Illiterate communications received from some members of the office. Emails, texts, and posters were frequently sent out containing numerous spelling and grammar mistakes, and would often make no logical sense whatsoever. Simply reading over your communications would solve this.

The reviews already written says it all. It's a terrible place to be.The accommodation themselves are decent, if you exclude the occasional bugs and mice you get (think of that however you'd like to take it). But the biggest problem is the staff - especially the boss lady who's name starts with a T and ends with a Y. If you lived there, you know exactly who i am talking about.These people really need to start taking their jobs seriously instead of a liability. I can't believe these people actually get paid to be a grumpy soul all day, doing nothing to help out the customers that put food on their tables.

My brother stayed here many moons ago, when it was a first-rate property.It is now a run-down shell of itself, staffed by the most atrocious staff imaginable. The women at the front desk are lazy, rude, and unprofessional in the extreme.They do not understand that they are in the customer service business. They act as though doing their job is an inconvenience. They are in endless "meetings" for hours every day, when they should be attending to their guests. When they are not in their "meetings", they lock the doors and don't let anyone in.Their advertised office hours are a joke, and forget about accessing the office on weekends - even when they are supposed to be open.The security desk is often left unmanned at night, so unwanted persons can easily access the building.Since the property was taken over by slumlord Nicholas Porter and his Global Student Accommodation group, the quality has nosedived.GSA does not have any phone numbers where you can reach them, and apparently have no intention of providing a feedback mechanism by which tenants can make their grievances known - so I am taking to naming and shaming. The office staff behave the way they do because their management doesn't care about anything other than collecting your money.I suspect that most positive reviews are fake. I cannot imagine anyone having anything good to say about the management of this place.I will ABSOLUTELY not be renewing my lease when it expires soon, and I advise anyone planning to move in here to look elsewhere.I write this review under a pseudonym - so forget about trying to find out which of your tenants wrote this.
