Horrible. Terribly overpriced, steep increases in rent with declining quality of the building. Elevators are always broken. Fire alarm goes off every 2 weeks. Trash chute broken making some floors smelly. Drunk college/grad kids every weekend. This is not a luxury condo, it's a joke

Been living in this apartment for almost 2 years. Rent is ridiculously expensive, elevators are consistently out of service, half of the treadmills at the gym are never working, front desk people unfriendly. The most frustrating part is the false fire alarms in the middle of the night. We have experienced at least 15 false alarms in the past ~2 years and NONE of them were true emergencies. It was always due to leaking or defective sprinkler valves in the garage. We have emailed the management team multiple teams about this but initially we were told to disregard them as the fire alarms accidentally went off - not helpful at all and we were so disappointed at their irresponsible and defensive response. It was only very recent that they starting sending out mass update emails that they are looking to replace the defective sprinkler valves but too late imo. Avoid this building.

JUST AVOID greystar and 2116 chestnut. The leasing agent was nice and responsive at first then ghosted me when I’m trying to apply and their website was having problems with the forms. No one answered my emails and phone calls and now the apartment is taken. They already don’t care about prospective tenants so I can’t imagine how you will be treated if you sign your lease and have your money handed to them. Just look at the rating for all the building managed by greystar you know why

Ridiculous fees as everyone had mentioned, mandatory package service and 600 amenities fee, and they basically try to get money from you in all ways

Avoid the building if you do not want to fly down to Philly just to file a complaint with the court to get your security deposit back. Background: student on a 12 month lease, moved out in early May, all inspection was done. Ever since June, I have been trying to get my security deposit back. I have called the management office countless times with voice mail, emailed both leasing office and the management office, there was no reply. When I am lucky enough to get through to them with a phone call, there was never a follow up events though they promise to email an update by the end of the day. To the best of my knowledge, there are at least few other people experiencing the same issue. The only good experience I've had was with Vicky from the leasing office.

Good quality apartments but serious management issues- trash chute was broken for months, package system was a 2-year fiasco. But still better than other places in the area.

Toured units with Vicky today. Units and amenities are gorgeous. Not to be topped by Vicky's incredible customer service. She went out of her way to make sure we had all of our questions answered. She went above and beyond to show us as much of the building as she could. We were her last appointment of the day, but you would never know it. PS: There are snacks.

I would avoid this building at all costs. They advertise themselves as a luxury building, but in reality it is a glorified dorm. There is no recycling on floor, the trash chute sometimes works, and the BUILDING DOES NOT ACCEPT PACKAGES. Furthermore, they will sneak things into your lease like paying for "shared buliding electricity" which is frankly unethical. And the best part is the management team will consistently email you speaking to you like you are a child. I will be moving, and I highly recommend all peoples avoid this building.

Location is great proximity to Penn's campus as well as a short, quick walk to Rittenhouse. Leasing agents and staff are great, leasing company not so great. Fees not listed: trash $15/mo Sewer: appx $6/mo Electricity: depends on individual unit Common area electricity: was around $40/mo but enough residents complained so it was lowered- think about that math- 11 units per floor, 35 stories, 30 of which are units roughly- you're telling me the electrical bill for the common area is around $13,200/mo!?! Service fee: because they can, $4.65 Water: changes but around $10 (my shower still isn't hot) Package room: you used to have to sign up for HelloPackage which is a 3rd party company for the package room which is an absolute disaster. That cost around $10 then about $5/mo just for the 'secure' room to be available should you receive a package. If said package arrives, it will take at least 30 minutes to find it and it may be damaged. Bicycle storage fee: $10/mo Pet: deposit and then $35/mo Parking: $325/mo Apartment overall is very nice and what I expected. People are constantly moving in and out of here especially between May-August. The trash chute has been broken for several months bc some moron threw away cardboard in it. Being older, I selected this place thinking the average age would be 30s- this was a grave oversight and miscalculation. The majority are Penn students or employees (resident doctors) which is fine but the vast majority are students attending Wharton (business school). These people are generally speaking arrogant, entitled brats who don't follow rules and are loud tenants. If you're a female that's pretty you'll be fine, if you're a dude trying to study or get sleep post call, good luck. Enjoy them sunning outside without t-shirts on clicking away on their laptops drinking White Claw. (Yes, they do work hard, not saying the program is easy.) If you want to live somewhere that's nice but at the same time hemorrhage money concurrently, this is the spot for you. In a nutshell- there are other places that are significantly cheaper that are just as nice and not coined 'the Wharton dorms'.

The location and the amenities in the building are both great. Unfortunately, they in no way make up for the abysmal organization or lack of reliability and professionalism from the leasing staff (who you continue to deal with as a resident). I would recommend against living here here solely because it is not worth the hassle from the management. I repeatedly had incorrect charges to my account that were ignored until I asked, often repeatedly, to have them refunded. When I asked what I could do in the future to help prevent these mistakes, I received somewhat hostile responses as if they believed my concerns were absurd. I definitely should have taken the reviews I'd seen online about the poor management and the frustrating leasing office more seriously before deciding to live here.They handle parking all on paper and were very disorganized in finding parking spots (they charge parking your bill as a "second person fee" and when I requested they have it say parking to prevent confusion, they were incensed. I got a parking ticket for parking in guest parking when I didn't receive my parking spot number in a timely manner (despite multiple email exchanges to ensure I would have parking on my arrival).This company clearly functions, like many large apartment complexes, with a primary focus is getting the most money out of residents. Make sure you get everything in writing and never trust a phone conversation or in-person conversation because they will never stand by anything said in-person.*just to note, I have never in my life left a review for anything before*
