If you're considering moving to Eaglerock Apartments, I strongly advise against it. The management is incredibly rude and unresponsive. The facilities are poorly maintained, especially considering the high rent prices. Many residents are leaving due to these ongoing issues. While the community has a rating of 2.9, this is far too generous — it should be much lower. For those searching for a new place to live, I highly recommend avoiding this community at all costs.

Do not move here! Ever since the new management took over it has been horrible. They claim to be fixing things but are just making everything worse! They are all about emailing but can't send simple email's back. THEY CHANGE RULES WITHOUT NOTIFYING RESIDENTS. They are trying to make everything look pretty on the outside when the inside is DISGUSTING with roaches. live here for about 3 almost 4 years and I can not wait until my lease is up! Would give ZERO stars if I could.

The rental office here is terrible. They never pick up the phone and are very rude. When I moved into my place it was much dirtier than in the pictures. It seems like nobody made any attempt to clean it after the last tenant left. In addition to that, my dryer did not work. Really just a horrible place all around. One of the worst rental experiences I've had.

Lived here about 5-6 years paid for a "ONE TIME" cat fee three years ago just got charged another $350 "ONE TIME" cat fee. Would not recommend the property for the price you have to pay.

I forgot to mention our gutter has been bad for 5 years I put it in years ago they told me "the management will never pay for that" and it has not been answered with the new company I put it in on February and it's been on "hold" the stones are actually pretty cool because they haven't done anything in multiple years so they're flat like it's a under a waterfall probably good skipping stones though

I want to start by saying, that I could not have asked for a better experience. The apartment is spacious and was cleaned before we even moved in. Everyone at the management office was extremely nice and professional. Amy O'Deay, especially, who personally helped me and my Fiancé-they made moving a very simple and easy process. The community is clean and well kept, the amenities they offer are of high quality, and also well maintained. They always pick up the phone kindly and answer any questions you have and will help you to the best of their ability. Highly recommend, amazing experience so far, and I'm sure it will continue to stay that way.

This was my first time moving into an apartment, and I could not ask for a better team to help me with it, management is extremely helpful, especially Amy O'Deay, the leasing agent who helped me. She did a fantastic job at every stop, she answered every question I had and as quickly as possible too. They went above and beyond to make moving a smooth and enjoyable process, the community is beautiful, the apartment was clean, and maintenance is quick and efficient. Would recommend for anybody looking for an amazing place to live, with as little trouble as possible transitioning!

I have lived in this apt complex for 6 years. It has changed management 3 times. During my tour, they said they were getting rid of the old call boxes outside They are still there old and ancient.They said they had plans to clean out the storage units , still dirty with rat droppings and open food and broken glass. My bathroom leaked brown water for 3 years . When it was finally fixed after over 10 complaints , I found out it was dirty sewer water. I've caught maintenance cursing when they get calls to fix things. I guess they are short staffed. They said they would fix the hole.in the laundry room , it's still there, covered in mold from the water leaking. I called the property manager and got voicemails. I've gone to the county and state even. No use. No one cares and no one calls back. If you want to live somewhere that is sophisticated ,up to date and friendly , choose the newer apartments down the street.
Update: management responded to this message weeks ago and said they would reach out. They have not reached out at all and I am not surprised.

I've recently moved into Eagle Rock Apartments in Malvern and I'm pleased with my decision. The staff has been incredibly helpful and responsive, making the transition smooth and welcoming. The apartment itself has been recently renovated and modernized and quite spacious, with plenty of natural light. The amenities, such as the fitness center and pool, are in in the process of being totally updated with gorgeous decor. The community is friendly and quiet, providing a comfortable living environment. While there has been a lot of construction and noise, to me that shows that the management really wants to make this community a place residents can be proud of and the overall experience has been very positive. Highly recommend!

Eagle Rock is lucky to have him and so are the tenants.

ABSOLUTELY HORRIBLE DO NOT LIVE HERE!!!
If I could give zero or negative stars I would…
I would absolutely NEVER recommend this complex to anyone. The management was bad but manageable previously but once Eagle Rock took over, it has become unbearable. I rarely am able to call and get an answer from the leasing office, most likely because I have been in the office when phones are ringing and the leasing agents blatantly ignore the phone. So good luck getting in touch!! The community is never taken care of. Dumpsters overflowing and never picked up after. As far as the apartments go, they are absolutely TERRIBLE. my building does not lock which is extremely concerning and a security issue. Not to mention that I put in a request for an exterminator a week and a half ago because I found roaches in my apartment and have yet to hear back!! I left my apartment for a day and a half and came back to hundreds and thousands of flies, living and dead, all gathered around my sliding door and windows. When I called the office to have an emergency exterminator come out (since it’s been almost two weeks since I put the request in) they told me they weren’t sure when they could send someone out but most likely wouldn’t be until later next week. you are NUTS if you think I’m living in conditions like that. The amount of money we spend on sub par apartments is outrageous and we can’t even get a bug exterminator here in a timely manor. We have also had issues with rent payments as well. My roommates and I pay our rent 4-5 days in advance to the due date and have taking pictures of proof, yet we get hit with hundreds of dollars of late fees??? Then the complex told us for 2.5 months that they would remove the false late fees yet nothing had been done about it. Then out of the blue they told us they can’t do anything about it and we have to pay it even though we paid rent on time. Absolutely ridiculous.
Cannot wait for my lease to be up and to get the hell out of this god awful place. After years of living here with terrible conditions, I will never be returning and I will be sure to tell everyone how god awful the apartments and staff and management are.
Management is lazy and they lie and they don’t care about anything but taking money from new residents then tossing them to the curb once they start paying rent.

I appreciate all the services/upgrades Eagle Rock has been completing in my community. When they say they are going to do something, they do it. I appreciated the follow up calls and emails to make sure tasks were completed. Recent work done in the hallways have made the buildings look so chic. Thank you to all!

Eagle Rock Management is turning this property around. It's awesome to see how much work they have already done in just a few months and now I hear that we are getting a fresh take on all of our amenities and supposedly more to come. Keep up the good work!
