At the risk of retaliation by management who monitors this: it’s our experience that the manager, management company, and vendors are untrustworthy, and simply do not offer an accommodating environment for disabled people. We haven’t lived in an apartment environment that causes this much stress and dissatisfaction. As an aside, the amenities are misleading, for example, the internet in the business center often drops out and is unusable for business. The maintenance is also questionable with things from falling from the ceiling on cars regularly in the garage as a small tip of the iceberg. Eastside Flats has a very negative reputation with ex-tenants, community merchants, and local organizations.

This community is known in the area for being sub-par landlords. I’ve known multiple residents here, including myself, and the stories are terrifying. Everything from not being to code, leaks, and poor business practices. Go somewhere else. Beware!

Michael and his team have established the best apartment complex on the mainline in my opinion. Their high responsiveness ensured that when issues arose, I was genuinely happy with the various options presented and solutions given. I couldn't recommend Michael and his team more!

Went to view an apartment today and met with Michael & the gentleman in the front. They were both super kind, helpful, and knowledgeable of the building. The building is very nice and reminds me of my apartment in New York. They are also making a lot of renovations so that’s nice. They’re also really affordable

Location, Location, Location not much else!Upper Management which is offsite from the premises is NOT giving on site staff the tools they need. It's a shame!Malvern is a GREAT town to live in!

I have been living at the Eastside flats for three years, the current manager Michael is fantasic. He is quick to respond and address your concerns along with the rest of the mantiance team. They are quick and respectful of your home. Michael came into some problems with the changing of teams but is tackling all of the issues while trying to make everything better than before.

My experience with Eastside Flats has been positive so far. The staff is friendly and helpful, the building is quiet for the most part, and they always take care of maintenance requests in a professional, timely manner. All of my maintenance requests were because of something I did (I blew a fuse, my son accidentally broke the dryer, my fridge had an issue, and I think I broke the toilet valve), and they fixed everything within a day. I've enjoyed meeting a few of the residents, and everyone I've encountered has been friendly and / or helpful. - From a verified resident on ApartmentRatings

If you're possibly thinking about living here at Eastside, please read this review.I have been living at Eastside since August of 2021 and in the beginning it was great. However, in the summer of 2022, things started to take a turn for the worst.My water pressure / hot water is non existent. I have called maintenance multiple times about the issue and while their solutions did work, they unfortunately only worked for a couple of days up to a week and a half. I have to wait at the sink for 5-10 minutes with the water running crossing my fingers that it'll get hot, lukewarm if I'm lucky that day.Whenever I take a shower, the hot water lasts maybe 5-7 minutes but then I have to keep turning the dial to hotter water so the temperature stays hot. By the end of my shower, the dial is turned all the way up AND I barely have any water coming out of my shower head.Also, the garage door to building A sometimes works, sometimes it doesn't, but majority of the time there is a cone blocking the sensor to the garage door so then what's the point of having a garage door if it's just going to be open all of the time?

Renter Beware- I was excited to move into the Eastside Flats building after moving to this area for my new job. This is a nice location a bit noisy outside at times. Nice common areas and entryways. I have lived here for quite sometime and was hesident to leave a review. Eastside Flats was great at first but it seems to have gotten worse. There seems to be a big disconnect with maintaining these properties.For starters the resident garage door doesn't/hasn't worked at all since I have been here. The other buildings garage has been broken for over 10 weeks. There have been so many excuses for why they aren't operating. Sadly the garages turns into a free for all with the local businesses and neighbors.There are several cones in the parking garage spaces to remind residents not to park in them because there is grey water/possibly sewage leaking from multiple pipes in the garage ceiling. Also large parts of the garage celling are falling onto resident cars. There are also some abandoned vehicles in the garages. Sadly the solution was the maintenance department put signs up recently saying "We are not responsibility responsible for vehicle damage."Another major maintenance issue is one of the main elevators which has been broken now for over two weeks forcing the residents to use the stairs or walk over to the other side of the building. This is hard for some of us who have disabilities.The hallways are poorly lit, ugly and outdated flooring and it smells like mildew/urine. All the halls need to be repainted in a lighter/brighter color. When painting is done it is completed at the most minimal efforts.Additionally there are several residents who have dogs that are by no means friendly and display aggressive behaviors. The owners make no effort to correct their behavior, so if you are a pet owner watch out !Maintenance staff rarely clean out the several trash cans around and behind the building so the dog p*** and trash pile up and stink. The recycling bins in each building are always full from residents using it for household trash and not recycling. They building makes it easy daily trash service and trash shoots. People who are moving in/out alsoo leave piles of unwanted furniture and garbage by the garage doors.The landscaping in common areas is lacking and done again in the most minimal effort. This summer there were 100's of Cicada killer wasps swarming the pool area and courtyards. New plantings left un-watered just to die days later. The scaffolding behind the building is up and the work has seemed to stalled.A Butterfly entry system was recently installed which is nice it still doesn't make letting guests in any easier. The security of the building seems to be better but even that is overlooked in several spots. The entry hall and mail room are a disastrous too at times from, packages, bags, boxes and food deliveries scattered all about.The front office staff has always been very friendly and greets you with a smile. The property manager always seems to be angry about something and was disrespectful to me when I moved in over some concerns about the unit. The property manager makes absolutely no effort to address resident concerns or make themselves available to hear them. Property manager doesn't keep the residents informed on the status of ongoing resident life projects (painting, cleaning, repairs, etc) nor does he seem to care. Taping a piece of paper to something and walking away isn't how you properly comminate with residents.This is not "luxury living" for what they charge and the resident concerns always seem to get overlooked. Riding in the elevators it is clear that I am not the only one with these issues.I would like to amend this review in the future IF they step it up. But I am sure that I will just be greeted with the typical "call us to discuss your issue." They shouldn't have to read these reviews to take action but rather just walk around, look and speak to the people who live here.

I love the location and building but it has a lot of issues it needs to sort. I hope to edit this review soon for the better.Updating many months later. Rent is too high for what you get. Everything seems to be old or moldy. Pool is now green. Since living here: my apt flooded, I had no hot water for a while, then I only had hot water for a while, my AC broke, walls leaked water randomly, dishwasher broke and garage leaks lime/cement water onto cars so only 50% of the spots are usable… It’s been interesting.

This apartment is in a great location and could be a really great apartment to live in if there wasn’t so many issue with maintenance. A tremendous amount of water damage occurred in my apartment and the hassle that I am having to go through to get damages fixed is unreasonable. After calling and having maintenance come out to assess with doing minimal repair, I had to personally go to the leasing office to ensure that the damage was being fixed. Only that doesn’t seem to do too much either.Currently, it has been over 3 weeks since the damage occurred and response from maintenance has been sporadic at best. They have told me on numerous occasions that they would be out to finish their work and have not shown up. This is very unprofessional behavior, in my opinion, and not how a company that actually cares about their property would run things.This is a massive disappointment as it is a great neighborhood and the apartment itself could be nice if it was actually taken care of.UPDATE: Regarding the waiver, the outside vendors have been to my apartment at least twice beforehand and had no problem moving furniture at this time. There was no mention of a wavier until I went to the leasing office to inquire about the reasoning work was not done the previous week. Again, no one tried to get into contact with me about this wavier until I personally inquired about why work was not complete - and I doubt anyone would have had I not taken my personal time to ask. Workers did show up Friday to finish the carpet, but the unnecessary nagging I had to do to get this done was completely unprofessional and unbecoming of a company that claims to lease out luxury apartments. I hope to have better experiences in the future, but remain doubtful until then.

Today is April 23, 2022 and I am updating my November 27, 2021 review. Over the past few months, I’ve had the opportunity to interact with two individuals from the Eastside Flats team. One in the management front office and one in maintenance. The front office individual always meets with a smile and amazingly enough knowing my name! She has a calming presence and takes the time to follow up. The maintenance individual has followed up on work to make sure issues are resolved and tries to explain what he is doing. I appreciate they work they do and therefore will be revising my scoreI am going on my 3rd year living here and I have been absolutely loving my apartment. Over the past 2 months however, I've had to submit 2 maintenance requests for hot water.Today is November 27th, 2021 and I will submit yet another request for hot water. It appears from another review that I am not the only person experiencing this problem and it may be structural.This is definitely not "luxury" living, especially given the cost to live here.I look forward to a longterm resolution. Thank you!

Editing this review after management's response below so I can respond back. We did NOT have any problems with the maintenance staff, we had a problem with management's handling of work orders. The maintenance staff is wonderful. Our issue was with the work order not making its way to the maintenance team for 4 days and incorrectly being told on two different days someone was coming up to fix the hot water when that ended up not being the case. The maintenance staff member who eventually came to fix our hot water was wonderful and friendly.

They brag about their amenities but unfortunately many are not working. In the Business Center, the printer hasn't worked for at least 8 months! Sometimes there is no internet. It's beyond frustrating...some amenity!!! The old owners didn't fix it because they were on their way out and the new owners don't care. The grill in the pool area doesn't have a propane tank hooked up to it. I mentioned it to management and was told it would be hooked up. NOPE...no surprise there! I guess I just need to consign myself to the fact that they don't care. As long as it looks good when they trolly around would-be tenants, that's all they care about. I'm just wondering if I will need to take another cold shower tomorrow for the 3rd day in a row.

I. Love. My. New. Place. ***Long Story Alert***If you have ANY experience servicing customers (general public or private professionals), you know that there is no such thing as a perfect community, and I am not a perfect tenant. I already knew what I wanted before moving here (location, terrain, social atmosphere, accessibility, + price range, etc). After having visited the neighborhood countless times before considering moving here, I reviewed the available floor plan options (for the time frame I wanted) on the website, and initiated the first step online. While I ran into a hiccup while creating an application for my desired unit, Brenda and Kaitlynn, were on duty and helped me with clarity on the process (I am self employed. So the process is slightly different). Their timely and professional response gave me the opportunity to fix, apply and move in, on the time and terms I wanted. Once I got here, the maintenance team are AWESOME, with getting the few things I wanted reviewed and addressed, and they're additionally cool to run into as you wander the property! I've become a whole BRAT since I moved in. I knew the train ran next to the property and it doesn't bother me, since as a business owner, I don't have a rigid schedule anyway! Besides, the rental contract INCLUDES various warnings of such noise and other noises! "I understood the assignment" when I read that contract! I made an ISOLATED tenant mistake that I expected to own and pay for and I was fortunate enough to have such a management team to understand and sympathize for my error, and didn't have to endure the burden. I cannot speak enough about EF. As long as I live in Pennsylvania, it must be in Malvern, and I have no interest in leaving Eastside Flats. This place is too much. ✊????????
