Karl has been helpful in resolving some maintenance issues my girlfriend and I have had in the first nearly 3 months here [let me state: it's not like our unit was falling apart.] This past week, after having made a visit two days in a row, with no hesitation he replaced our [what turned out to be old] garbage disposal when my girlfriend noticed an issue. He even stopped in when I called for [what turned out to be a false alarm] emergency when I thought the A/C wasn't working. He has taken time to explain matters to me to try to help us take care of the apartment and know what to do in emergencies.
I do wish we had the mail come directly to our door but I understand it's convenient and time efficient for the postal service to deliver at the central station. If anything on days I get off the bus from work, I can check the mail. Also, our Pomeranian sometimes gets walked down there.
Speaking of Pomeranian, Hannah and Lyn love our little Holly. Almost every time we take her to the office, she gets a treat. Holly loves the dog park too.
So, yes, we have had a few bumps here and there - as does anywhere, right? Even homeowners do. I do like that the complex is somewhat secluded. In saying that, we greatly appreciate the help we've received so far! Again Karl - thanks again for your time! Also, thanks to the other members who helped get us a new fridge/freezer and new washer!

Our apartment is cozy, private, and enjoyable. Leaving this review to emphasize how great the maintenance guy, Carl, has been with handling our requests. He always takes the time to listen and is dedicated to resolve your issue. He singlehandedly replaced our dryer without a complaint. You can tell by the way he handles every situation that he is a true problem solver. There's been times where I put in multiple requests and he handles them all at once in a timely manner with ease. Everything is handled with care and a smile!

Karl (maintenance) went above and beyond when our fridge stopped working. He took out the new one and put together our new one by himself! We are so grateful to have such an amazing maintenance crew!

Perfect Location, right next to the King of Prussia Mall, everything is nearby (DMV is just outside the community very useful if you moved here from out of state). Great neighborhood. No noise problems. Neighbours are well mannered. Childrens play area, Dog park, basketball court and tennis court. Maintenance is super quick and keep you updated if it takes more than a day.
Update: I've been living in apartments in various States for 2 decades almost, but so far Abrams Run Apartments has been the best one in terms of location and the living experience! I have been living here for almost 2 years now. Neighbours are friendly. Plenty of open Parking. Renovated Tennis court and the new Pickleball court are welcome changes/ additions. Right next to the apartment is the Kingwood Park with Basketball court and covered soccer/ hockey (?) court. It also has a children's play area.
The apartments are renovated, so very less maintenance calls. But if you place a maintenance request online even at late night, the super-efficient and friendly maintenance team comes the next morning at 8am!
The apartment supplied high speed Gigabit Fios Internet has been great with no complaints so far.

Maintenance request was completed promptly I am very satisfied. The service that I have received since signing my Lease in May until now has been excellent. Any reservations that I had about renting an apartment has been resolved by the Leasing Staff.

I am posting this because I am overwhelmed with the amazing service and support we received, calling in a maintenance request. Major kudos to Karl!! He was supper professional and very focused on fixing our problem. He truly went above and beyond to fix our sink, Anytime we may have an issue. Karl and Lamont are there to help. Again, I can’t stress enough how amazing this maintenance team is. Thank you Karl and LaMont for all that you do to help us live in comfort. You guys rock!!

Very nice community to live in. It is well maintained and pet friendly. Apartments are decent with many desirable features. Location is excellent. Stores are close by and so is the Chester Valley Trail. Maintenance techs are friendly, professional and promptly get the job done. The leasing employees are always helpful and welcoming. If you should be lucky enough to have neighbors (above or below you) that are in the same stage of life as you are, then living here can be a WONDERFUL experience!

This property is in the heart of KOP and it’s quiet, reserved, peaceful and a beautiful property. My apartment is amazing, beautiful and there is never any issues! Also the staff is so helpful and their maintenance team takes such good care of the property. Always so clean!

This has been a long and complicated job... trying to find a leak in kitchen. Carl did an amazing job !!!!! efficient, professional, respectful of me and my unit, always cleans up after his work.Couldn't ask for a better maintenance tech. Should get 10 stars.

My husband and I were at Abrams in KOP for two years. We left November 2022 and have not heard a word from Abrams. We now (8 months later) have received a collection notice for a bill of $46.00, stating if we do not pay within 10 days our credit will be effected and all 3 bureaus will be notified of this debt. We had multiple problems while we were there including our dryer breaking and not being repaired for over a month (we took our clothes to the laundromat for this month), our dishwasher not turning on (which maintenance told us to reset the breaker each time it didn't work so we didn't have to call them out), and we had mold grow on our ceiling. We were in contact withAlexandra Eisenlohr as we moved out in November and sent multiple emails asking what we were responsible for. At no point before the July 2023 email did she email us to let us know we had a balance on our account nor did we receive a call from anyone at Abrams. The first notice we are receiving is the collection email for the $46.00. This and all the other problems we had during our two years have left the worst taste in my mouth. I would strongly advise against anyone living in these complexes. Morgan Properties does not care about their apartments or their tenants.
