Don’t let the negative reviews fool you! 100 York is a fantastic apartment building. The building is clean, the staff is friendly, and there are a bunch of wonderful amenities for the residents. I have read many reviews that are mentioning issues that don’t exist anymore, and haven’t for a while…

*DO NOT LIVE HERE ******WORST PLACE EVER!** If I could give MINUS STARS, I WOULD. I lived here as a Drexel student for 2 years, and cried so many times. Windows ARE NOT SEALED, bins are FULL OF MICE, and the pest problem is SEVERE—I had roaches, mice, bugs, spiders, you name it in my apartment. The heating vents smelled awful. Property managers LIE—promised a pool, but it was rarely open. They glorify things to make you sign the deal and you see so many people leaving. There is NO emergency maintaince. HALLWAYS STINK, only ONE WORKING ELEVATOR for the entire building. Moving out was a nightmare and Ofcourse no electricity on the same days.. The Managements never follows up or checks the job and the cleaners and maintenance is overwhelmed with the jobs. They mart it completed. ZERO coordination.

Like every place that houses multiple families there will be some things you just can not take. However, when ever my husband or I speak with management they are always quick to handle it. 100 York is very convenient and have a lot of great amenities . The environment is safe for my children so I honestly have no complaints.

Don’t be deceived, they will show you units and give you a different one once you come to sign.
They’ll show you the nicest one they have and then give you something abhorred.
No need to contact me. Contact your residents with improvements. Is this really how you want to represent yourself to your community.
People are now recommending that others don’t move here.

The literal worst apartment building I know of. Roaches, leaks, poor maintenance, regular SWAT team visits. Not a place for anyone to live. Two moments I'll never forget:
1. Roaches getting exterminated in the trash room and the dead bodies being left in the hallway for LITERAL WEEKS.
2. A sewer pipe explosion so the lobby floor carpet squished with every step you took as your feet were submerged in the sewer water.
Also they offer incentives for good reviews, don't be fooled. This place is BAD.

I’ve lived in almost a dozen different apartments in Philly and NY, and 100 York was BY FAR the worst. Mold in the hallways, cigarette smoke coming through the vents, elevators that were constantly broken (we had to take the stairs to the 8th floor with an infant multiple times), front desk was never staffed, security was a joke, laundry room and hallways that would flood, roaches, amenities that were never actually available, I could go on and on. When we signed our lease they had us sign a document waiving our right to join any class action claims against them - we found out after we moved in that other tenants were working together to bring a suit.
It is shameful that 100 York charges such high rents and lets their tenants, including many elderly and families with young children, live in these conditions. I’ve never been so happy to leave an apartment.

I did them to fix the things that needs to be fixed in my apartment they need to send out a electrician and a exterminator for mouses other then that I would be happy

Do not be deceived by these pictures. My sister's hallway was being updated and left halfway done over a year ago. There are signs on the floor still. Her bathroom had a leak and they didn't fix her ceiling after a month and a half. The elevators are always down, all three of them, and once my sister, at 38 weeks pregnant, got stuck. Yesterday, she had to go up to the 6th floor on the stairs with her two-week-old because the elevator was, once again, down. They say they are working on changing them, but it’s been the same tune for 2 years now. The front desk security to me is pointless, I can just sign and put whatever name and walk upstairs. I don’t see why they don’t have intercoms for the apartments. Besides through the side door anyone can walk in, very dangerous! Also there is a roach problem, it’s an apartment building I understand, but the fact that they “ fumigate” every 2 weeks and it’s still an issue says a lot! And the laundry room, don’t even get me started…. Do not move here, trust me, management here sucks.

This will probably be the most honest review that you will find on this thread so gather around children, its story time. I have been a resident at 100 York for going on 4 years. Yes you read that right..4 long years. If you are wondering which reviews on this thread are true, I am here to tell you that ALL of them are true. Again for the people in the back..ALL of them are true. Allow me to explain. 100 York is an extremely old building. It was acquired by AJH management some time ago and when they acquired it, it was riddled with issues. Like any other management group they jumped head first in renovation and TRIED to make it luxury. The problem is the building itself is so old and decrepit that’s it’s going to take a lot of time and way more than a coat of paint to bring it up to par. The first issue is that they market this place as LUXURY. Does it have luxury tendencies? Sure….which is why you see a handful of 5 star reviews. These people most likely live in newly renovated spaces and have no issues. But what about the rest of the reviews you ask? The bad reviews stem from people who live in units that haven’t been renovated, a building that is significantly different from the main building, or from poor structural issues which can be found in both buildings. Should you heed their warnings? Absolutely but also utilize some common sense. 9 times of 10 if you are willing to pay more for your unit you are likely going to find something that is nicer and suites all of your needs. If you opt for something cheaper or something say in the MANOR building then you are likely to run into issues. My advice. Tour the place in its entirety and then let your wallet be your guide. As for me and my household, this place serves a purpose. It’s a means to an end and I have been able to save and work towards home ownership while living here. Plain and simple: I mind my business, I look after my kids and keep them out of trouble, I keep my place immaculate (have never seen a rodent in my place, knock on wood ofcourse), and I pay my rent on time. Have I had to go to the office to get things done and have I had to get a bit executive? Absolutely! I am a good tenant not a pushover. However with professional sternness I was able to get things accomplished. Do I think there is a certain level of corruption here? Absolutely. I have seen people be treated like animals and it’s horrifying. Now in terms of neighbors and culture. It’s apartment living for Jesus sake. If you want peace and quiet then apartment living is not for you. No one cares that you work overnight, or that you absolutely need silence at all times. It’s an APARTMENT. Tighten up, grab some ear plugs and get OVER yourself. I’m not going to disrespect a whole property full of people by calling them ghetto because we all know what GHETTO is code for. Are their bad apples? Sure. Just like every other apartment in America. All in all, I would say 100 York is what you make it. If you are set on your goals of home ownership this is an excellent place to do that. The schools are great, the neighborhood is good, and it’s significantly safer that most places. If you have gotten this far in this review I applaud you. Now children, go make good and SOUND decisions. Oh and thanks for coming to my TED Talk :)

Living here the past year i heavily debated renewing my lease, i only renewed because it was very last minute and honestly no one enjoys moving. But heavy on my heart now is regret. I transferred from one apartment with leaking ceilings everywhere, From my living room, bathroom and bedroom areas. Roaches from when they would clean out the apartments around me would scatter under my door, I could literally see them crawling from the hallway. Maintenance NEVER came by to fix anything, they stopped by twice to tell me they would return, but they never would.Constant smell of marijuana in the halls and residents smoking outside. Residents take your things out of the washer and dryers and place them on random tables. Most doors are always broken. My biggest issue is the parking. When i first arrived i was told park anywhere and given a sticker. When i got my rental car, I went to the leasing office let them know and got a sticker, no issues charging or date asked. Now that I’ve lived at this residence for over a year, my sticker lost its stick and they are telling me to pay 150 for a new one. This place lacks open communication. They pick and choose which rules apply and when. On top of not being prepared when residents move in. I transferred to my new unit and after almost 3 weeks i still am missing a smoke detector in my room, mo screens in any of my windows and only 1 working ac unit and a dirty filter in my other. I can not wait until my lease is over. I will be running from this place!!!
