Ridley Brook Apartments is an excellent place to live. The property is well maintained, professionally landscaped, has a welcoming appearance and are always trying to find ways to improve. The office staff are friendly, respectful and quick to help or resolve any issues. The maintenance workers are also professional, friendly, and put in the time and effort needed to complete the job correctly. My fellow tenants are polite and courteous. There is little to no noise or disturbances at night or early in the morning.
One reason Ridley Brook is different than previous apartments I've lived in is they fix issues quickly and correctly and will hire outside professionals if needed. The apartment manager Mark, considers each tenant as individuals, (not just temporary renters like other places) and understands this is our home and him and his staff do their best to keep our home safe, clean, and something to be proud of. I've been here 7 years and see no reason at all, as of right now, to leave.
With any apartment, issues will arise. Once in awhile, you will have a bug in your apartment, but never anything beyond that. Parking is probably my biggest problem I have. After 6:00pm it is almost impossible to find a spot near your building, so you will have to walk a little.
A larger grassy area for dogs to be walked would be nice, along with a children play area. Swings, slides, etc. Maybe in the future though.
Wawa is in walking distance and I-95, rte-476, Chester Pike and Baltimore Pike are less than 5 minutes away. The Ridley library and Ridley Police station are literally 1 minute away.
If you're looking for a better place to live north of route 476 in Delco, for a very reasonable rate, you won't find it.

Lived here for 3 years, under old and new management. I rate them 2.5 stars for the location, maintenance staff, and allowing pets. Lots to say, read on.
Location: lots of stuff in walking distance-supermarkets, mechanics, library, food, and bus stops. The noise isn't bad from the streets.
Maintenance: the maintenance staff here are awesome. They are kind, friendly, and always respond to maintenance requests quickly. Big repairs take a while though - hot water was out once a week in building B for 3 months. This seemed to be a management or public water issue, though.
Management: they're okay, not very friendly or personable. They're terrible at communication. After a year I still don't know what their office hours are. The sign outside of the door says one thing, Google says another, and both differ from when the office is actually open. They put cameras in the exercise room but didn't tell the tenants. You can get a visitor parking pass for the parking lot, but you have to know to ask for it. They say they're going to do a walk-through of your apartment, but then they never show. They say the fire alarms will be tested at 8:30 AM, they go off at 11:30 AM.
Packages: packages were getting stolen so management requires all packages be delivered to the leasing office. The leasing office is open inconsistently, so you may want your packages delivered elsewhere. They aren't open on weekends. They won't tell you when you have packages waiting.
Parking: the lot is big with plenty of spots. The main downsides are people parking outside of actual spots (so it's hard to get around) and it's always dirty with trash. Management always threatens to have your car towed if you park in illegal spots, but gave up actually doing something about it after 2 weeks. People park in the handicap spaces all the time, regardless of tags.
Pets: can have pets and larger ones, people here have retrievers and such. Many people don't pick up after their dogs, so the grassy areas are full of poop. Management has done nothing about it. A few people let their dogs poop on sidewalks and in the parking lot. They charge a pet fee of $50 per month, but there's also a pet screening application they make you redo every year for an extra $30.
Trash/recycling: there are three small dumpsters in the back for trash that are often full. People drop their trash outside the dumpsters all the time, so watch for broken glass and food. They have 3-6 single family recycling bins that are nowhere near big enough, so there's bags of recycling all over the ground, too. People often use these as extra trash bins and no one stops them, so essentially they don't recycle here.
Smoking: very smoking friendly. People smoke on their balconies and just outside the front doors of buildings, so I could never open my windows. Management smokes right outside the gym door. There are cigarette butts everywhere.
Units: the units themselves are okay, especially if you have a washer/dryer. Bedrooms will fit a queen bed and a dresser or two. Closet space is decent. Management controls when the heat gets turned on, but I've never had an issue with being cold. Walls between units are pretty good, I can only hear the neighbors if they're playing loud music or yelling. Walls between the units and hallways are thinner so you'll hear normal level conversations from the hallways. Roaches come and go: there will be a period where I get one per month and then another where there are 1-2 per week. They replaced the AC filters the first year I was there and then never again. The AC wall units are okay - they work but they're bad with temperature setting. The thermostat on my wall will say the room is 72 degrees but outside will be hotter and the AC will turn on if I set it to 75 degrees.

When this company took over it’s been a big change. They are getting the people who are trouble makers OUT and have new good people in. It’s nice to see they care. They are doing things one step at a time. Office has very friendly people and helpful. They are changing things for the better

The people in the office are no help. They have mice and there are roaches in the light fixtures in the hallway on the ground floor. I would pass on this apartment place it's not worth it to pay that kind of money for the problems you will encountered there.

I lived at Ridley Brook Apartments for almost 3 years and when I live there with Old management, I never had an issue. I never had trouble getting in contact with the leasing office or anything maintenance wasn’t the best but they still came around when they switched to new management. Everything went downhill the leasing manager he never answers the phone, letting them know about my apartment. They never answered. They never got back to me. I have proof I have photos everything that was messed up and I told them, but they never came to fix it and never did anything about it. They knew about it. They just repainted my tub over even though it needed more than a repainting over and just a topcoat. It’s rusting underneath it’s rusting around because all they do is just paint around the tub. They don’t take the time to actually clean or redo anything. They just paint over stuff and it’s kind of sad and I’m kind of happy. I don’t live there anymore at this point. These are just a few pictures of what I was going through, my apartment things were nasty like the mouse they know about the mouse situation. They really haven’t done anything about it. Lay down mouse Traps also the bugs in the roaches is ridiculous in the apartment complex. It’s nasty and it’s just sad. The apartment complex went downhill and how you also have to deal with someone who’s never really in the office and then also someone who doesn’t know anything about the tenants or payments about their tenants you have to go through a second person pretty much it’s just sad how you have to contact so many different people just to get help when there’s someone who sitting in the office who should know what they’re doing and who should know about their tenants payments in their account and everything but he doesn’t in the trash situation when you take out the trash, no one around really knows how to throw out their trash or trash is all over the place which is why there’s the roach the mouse situation cause they’re coming off from the trash cans because trash is usually all over the ground

This apartment was my own "first apartment" but I made the absolute best of it! I was pleased with my experience and the good service. Management has plans to improve the complex, one piece at a time. I'm happy with the time I spent here, even though it was a short-term lease :)

I haven't been here a month yet and my advice is to look elsewhere .
1. Parking is horrendous. If you work after 2pm and come home after 12am you will not find a park near your building. Take this warning seriously. I sure wished I did .
They will not tell you that you need a parking permit. Then will have your vehicle towed and you will have to pay $225 to get it back.
The location isn't even on the card they give you nor does the numbe to contact the towing company "copes quality towing" work ?.
2. Roaches. Need I say more?
We've been letting the 8 spiders in our apartment live in hopes they would eat them ?.
3. You will be charged for ALL utilities. Gas, electric, sewage, water, AND trash. This isn't even about usage its about the size of your unit and number of occupants. If you have children do not live here. At least with electric it's based on usage.
4. Laundry Room is filthy. If your unit does not have its own washer and dryer its best to go to the laundromat.
5. Maintenance is friendly and they do a great job. It's the only good thing so far.

Thankfully I don’t live here anymore as of 2024.
There’s a serious roach issue, they tell you it’s not an emergency and will just continuously set down sticky traps (they don’t work.) I had a clear view of the front office and would watch them ignore my phone calls constantly. The roaches brought in many other bugs and I’ve never seen so many spiders or thousand legger bugs in my life.
There were multiple plumbing issues. A pipe bursted in the hallways and flooded into my living room. A pipe bursted above my bathroom and flooded the walls of my bathroom and bedroom. My sinks backed up multiple times despite using drain catchers and Draino.
They charge a $50 pet fee, which is fine, but they do not restock the poop bags. In fact, while I was living there at least, they rarely even emptied the pet waste trash cans. They would overflow and smell horrible. They didn’t even keep the grass areas well-lit or mowed. In my experience this was no place to be considered “pet friendly”
The heat went out in my entire building for days at a time in the dead of winter.
I had maintenance in my apartment I think over 12 times while I was living there. Actually, the day we moved in maintenance had to come and fix some things that they apparently had missed. It was always something. Microwave stopped working. Doors falling off hinges. The carpets weren’t secured to the flooring and were lifting. The paint job was poorly done and the walls would leak yellow liquid. Air conditioning units are full of mold. One time, the ac unit in my bedroom started gushing brown water all over the carpeted floors. This complex is what they call “putting lipstick on a pig” lol.
My 1 bedroom was $1775, so I guess I’m glad they at least lowered the prices.

I have been living here for a year in a half. They changed owners and it went down hill. The new owner fired all the office managers who were very professional. We now have this young lady who does not pick up the phone sits on her cell phone all day, does not acknowledge you when you walk into the office.
I've put in many complaints about the hot water, which does not work every other day. I've been having to go to hotels to shower. They now have roaches and the halls smell so bad because they have homeless people sneaking in at night and sleeping in the halls.
The lighting outside at night is horrible and unsafe! The amount of noise is disturbing and don't think that you will see a package that you have delivered. I have been forced to have my packages sent to my job because if delivered on the weekend it sits outside where someone can take them, they are soaked if it rain or damaged.
Save yourself from sleepless uncomfortable nights. Very frustrating conversations and expensive rent. The rent is listed cheaper than when I moved in and I can see why because the quality has decreased tremendously!

Me and my husband have been living here for seven years, Chelsea has taken over Ridley Brook apartments and they have made wonderful improvements to the buildings and outside surrounding. Anyone looking for an apartment, I would recommend you to come and look at our one and two bedroom apartments .We have wonderful management Mark, an assistant manager Jackie, and maintenance supervisor Felton, and they aere wonderful, and go out of their way to accommodate any of your needs.
