Potential renters: You can do better.
I've lived here for a number of years and while the apartments are decently sized for the listed price, every other aspect of dealing with this management team has been a nightmare. There's a constant revolving door of managers and employees and at no point have we felt like the leasing company is acting in our best interest, only what is easiest for them without expending any more energy or effort than required. The management team will pick and choose how to deal with problematic neighbors, in my experience usually allowing the older tenants to do sort of what they want while enforcing the same rules on others who they don't feel as bad for. Honestly most of the time it's hard to even get in touch with anybody at the office as it seems like they're either always giving tours, on break, or just not in the office.
Rent consistently goes up from year to year with no additions or renovations to show for it so after 2-3 years you're paying much higher than you were initially. Amenities are poorly upkept including public grills that are literally never cleaned or maintained, overflowing garbage cans and trash chutes, elevators that go out of order for months on end (with no answer for how folks with disabilities are supposed to get up and down stairs), power that goes out any time there's a stiff breeze, water that gets turned off for half a day, and others. As of this year you have no choice in cable/internet, you're forced to get the one package that is offered with no alternatives. The story since moving here has been diminishing choices, worsening amenities, staff who is rarely present when needed and when they are actually in the office they're not much help anyway.
I could go on and on but having lived at a different Morgan Properties apartment complex this one feels worse in just about every way other than the location and space inside the apartments. I cannot recommend living here if other options are available.

I’ve lived at Timberlake Apartments for a few months now, and overall I’m happy with the decision to move here. The office staff is very friendly, and they are personable with many residents.
Timberlake has a big, beautiful property. Many residents complain about the upkeep of the grounds, but many of those complaints could be resolved if more people took pride in the community. There is a lot of trash on the ground because people don’t clean up after themselves. I have seen the maintenance team out there with trash bags picking up what they can, which is a huge help. The trees by the pool and in the courtyard could be trimmed up, and the grass is long most times, but overall the property is well kept.
I have seen a lot of complaints about mice and flies, however the doors are always being left open despite the many emails from the office asking residents to make sure the doors are not being propped open. Again, an issue that could be solved with more resident effort.
It would be helpful to have a trash can in the lobby and a few more dog waste bins. There are a lot of packages being left on the floor of the mailroom and in the lobby instead of making their way into the lockers or package room. The first floor has a strong odor due to the trash room being there, which would be nice to have a better solution for that.
Every issue I’ve needed taken care of has been done so quickly and efficiently. All of the maintenance team is very friendly, and they seem genuinely happy to say hello to me and my dog.
I enjoy living at Timberlake and the community is great. The residents are very friendly and mostly respectful. Management does the best that they can to make this a wonderful place to live.

I regret moving to Timberlake, and I don't recommend it. The monthly rental price is very misleading because of all the add-on fees, which can cost as much as an additional $200-$300 per month, depending on the size of your apartment and the particular month.
For example, in addition to rent, you pay rental insurance, electricity, electricity service fee, sewer, water, monthly service fee, and cable. If you want an assigned parking space, you must pay extra for that, too. Moreover, the water bill is not based on your actual usage, but is a "guesstimate" based on the number of occupants in the apartment and your square footage. Electricity bills are extremely high, more than the size of the apartment seems to warrant considering I live alone in a one-bedroom, and travel about 30% of the time.
This is billed as a luxury apartment, but it's far from it. The carpeting in my apartment is so rippled that it looks like it has waves in it. My bathtub is flaking and rusty, and my ceiling has large water spots in the bathroom hallway. I hope it doesn't fall in like my neighbor's ceiling did.
Maintenance repairs are extremely slow. My apartment had MICE, and it took them over 5 months to properly address it. In frustration, I finally notified them that I would hire my own exterminator and deduct the cost from my rent if they didn't rectify the problem. They came in 2 days later and pulled out the kitchen appliances, checked the closets, and covered all the holes, which they should have done when I first notified them.
My dryer broke down, and it took them over a month to replace it. They did so only after I notified them that I would deduct a portion of my next-month's rent due to the inconvenience. They replaced it a day later. Unfortunately, at Timberlake the squeaky wheel gets the oil.
The elevator breaks down every few months, and people have gotten stuck in it. The mailroom is cluttered and unkempt despite having an Amazon locker outside the building. The hallways are no longer carpeted, so you hear footsteps echo every time someone walks down the hall. The parking lot is very dimly lit at night. They need more light poles.
On the positive side, my apartment is quiet and I rarely hear my neighbors. I like having a large balcony. I also like the location, which is adjacent to Norristown Farm Park, so I can easily walk and jog there several times a week. There's a police station next door, and in general I feel safe living here. Nonetheless, overall it's not worth the money. I plan to move out-of-state in the next 6 months, and I will be glad to see Timberlake in my rear-view mirror.

After 2.5 years I've moved into an upgraded 2 bedroom with a courtyard view and love it. Maintenance took care of any items that needed attention and I'm very happy. Signed a 14 month lease. It's a safe place of a mature female. Lots of handicapped spaces and people are friendly. There's a dog park, pool, clubhouse, exercise area and they've added gas grills and a putting green in the courtyard. The East Norriton Twp building is right at the back of the property along with the police department who are very responsive.

We just moved in this weekend and Steve and Alex were so helpful throughout the entire process. Maintenance is on top of everything with quick turnarounds. It’s a very clean community and we’re excited to start living here!

I been living at Timberlake for seven years. I love it here. Steve Morgan and Alex are so helpful . I have nothing but nice things to say about the office Staff. Maintenance is on top of everything. It’s a very clean community and I’m very happy here and I plan on being here for quite sometime..

I enjoy living here. As soon as I moved in, it felt like home. The size and all in my apartment is great. I've always felt comfortable going to the office and when I needed maintenance. Steve and Morgan are great, they were always very nice and helpful. Also, Dave and Brian have always been great in taking care of any problems in my apartment.
