This community was our first home in the USA, and I would like to provide honest and detailed feedback with pros and cons.Pros:1. A lively and peaceful community with minimal traffic, yet close to the train station and city.2. ACME, Target, and Whole Foods are within walking distance.3. Friendly people make it great for kids to enjoy the park with many other children.4. The community roads are very wide.Cons:1. The apartments are quite old, leading to frequent maintenance requests.2. Pest and rodent issues: Severe problems with rats, mice, and large roaches entering the unit day and night, especially in the kitchen and on the bed. Despite multiple reports, the issue persisted due to roaches entering through old AC systems. Rodents were also a persistent problem despite attempts to address them.3. Outdated heating and cooling systems, with AC available only in one room of a two-bedroom apartment. The noisy AC makes it difficult to sleep during short summer nights.4. It is a pet friendly community, but residents with pets allow pets to relieve themselves in front of balconies without cleaning up. Complaints to the office result in little action.5. Important: The apartments have a lead issue, despite the community claiming regular testing. My both kids tested positive for high lead levels, but the community office did not respond adequately to requests for testing the specific apartment.6. High rents, with additional monthly costs of around $150 for water, gas, and trash bills for a two-bedroom unit. An additional $70 for mandatory internet, and a separate Pecco electricity bill.Despite wanting to extend our stay, we had to leave due to the persistent issues in the very old apartments have led issues. The community is good but the interior of apartments below average if you compare the price.Maintenance team is very responsive, but they have limited options to fix the problems because of the age of the apartments that needs serious overhaul.I have attached three good memories and three bad memories (pests or insects biting me while asleep, pet potty in front of the balcony) of the community as images.

Be careful with this apartment place!We lived here for only about a year. We had a terrible experience at this old apartment complex and with the greedy management or owners.With no shame, they sent us a FAKE floor picture that looked like freshly bleached floors and requested that we pay the cost of carpet replacement. They thought they would be reimbursed by insurance for providing a fake picture. This is a scam, and they didn't even understand they would be legally responsible for it.This is an old apartment; the unit needs frequent maintenance. There are frequent issues that require maintenance. And you have to keep calling, sometimes with no response.Pests and Rodents: Terrible issues of rats/mice, and HUGE ROACHES crawl in your unit bed during the day and night and in your kitchen. During the night, we had UGE ROACHES crawling in our bed, and we couldn’t sleep. We reported them multiple times, but no one cared or was able to get rid of them because the roaches came through these old AC systems attached to the wall and connected to the outside.AC system: because the AC system is too old, you need a fan running, but we can’t open the fan as it is too loud when it blows. If you open the fan during the night, you can’t sleep at all as it is too loud, and then your bedroom gets too hot.That being said, because the apartment is too old, once you move-in, utilities may stain in a few weeks, even if they look clean when you move-in. Then what happened was that the apartment owners took all your deposits and sent you a bill to pay for installments, that is like a renovation cost when you moved out. We lived there only for about a few months, but they asked us to pay in thousends for the cost of replacing the room carpet, the cost of replacing the stove, and the cost of replacing the bathroom unit floor laminate, which in total is in thousends for renovating the whole unit.The insurance we purchased for the apartment did not even approve these charges, as these are wrong charges, and we were advised that they can be legally liable. They took all of our deposits, and they reported us to the credit collector for additional money they need.So, be careful! There are so many safer and cleaner apartments in the area.The other thing is that this apartment manager will force you to pay a monthly internet fee even if you don’t need internet or have your own provider; you pay your own electricity, gas, water, trash, and garbage disposal costs.We hope this information helps save you from these unethical and selfish people.Advises for residents who are still there: be careful on your move out and take every detail of pictures and videos, just like we did.

There are frequent issues that require maintenance. And you have to keep calling, sometimes with no response.Rodents: Terrible issues of Mice, cockroaches, and HUGE ROACHES crawl in your unit bed during the night when you are sleeping and in your kitchen. During the night, we had big roaches crawling in our bed, and we couldn’t sleep. We reported them multiple times, but no one cared or was able to get rid of them because the roaches came through these old AC systems attached to the wall and connected to the outside. We had big roaches crawling in our newborn baby bed during the night. We also had mice and rats in our units multiple times.AC system: because the AC system is too old, you need a fan running, but we can’t open the fan as it is too loud when it blows. They took all of our deposits, and they reported us to the credit collector for additional money they need.So, be careful! I would NEVER recommend this place. Warning ! Read carefully and learn from my experience.This apartment complex units are old with filthy hallways that Carpet in hallways is heavily stained, hallways smell real bad most of the times.- Because this is an old apartment, Inside the unit need for frequent maintenance - there are frequent issues that require maintenance. This apartment has mouse's, the maintenance issues taking long time to resolve. Others are ok. Kids play area, good parking. Events conducted so far are good.

Pros:- affordable rent (one of the only apts in my budget in the area, living on the main line is NOT cheap)- nice amenities (pool, gym)- always parking available- recently renovated apartments- nice staff & quick responses (office and maintenance)- pet friendly- walking distance to a cheap gym (Edge Fitness), Target, Acme, Chase Bank, CVS Pharmacy, Wawa, and more- easy to end a lease with a 60-day notice- frequent events, occasional free giveaways (like shaved ice)- good location in general. Adjacent to Wayne, 10 min drive to KOP, close to 202 & 76 & 476, train station less than a mile awayCons:- loud children who play in the parking lot (and set off car alarms)- neighbors are noisy in general- outdated and dirty hallways (although some buildings are getting renovated as of fall 2023)- poor AC (window units in living room and master bedroom)- occasional pest problems, but staff are quick to resolve issues and we have been mouse-free for a year- free printing is no longer offered as an amenity- the people who go to the gym seem to not wear deodorant

I lived here for a year about two years ago and just wanted to share my experience. My biggest issue was HUGE ROACHES, I had a couple of very large roaches found in my place every month, and I would see at least 3 dead roaches in the hallway when I was walking to the community laundry room.. not fun. The maintenance did come in a couple of times and sprayed stuff due to my request, but the issue kept going on the entire time I was there. Also, very VERY dusty it didn't matter how much I tried to clean the dust it kept coming back. Staffs were friendly.

If you are a first time home buyer, I highly recommend this place. Live here for couple of months to experience what to check before signing your own home.- Filthy hallways: Carpet in hallways is heavily stained. Hallways smell real bad most of the times.- Need for frequent maintenance: As these are old apartments, there are frequent issues that require maintenance. 50/50 chances same issue might resurface in couple of weeks.- Mice: Pretty high chances of rodents becoming part of your family- Amenities: On top of the rent, there is a monthly $70 amenity fee. Free printing is one of the amenities provided by them where either printer does not work or there won't be any paper left.- Staff: Maintenance guys are nice. Leasing office guys are not worth your time. Wish they get a taste of their own medicine.

I made several requests for the light bulbs in the hallways to be replaced because many of them had one bulb out of three, nothing. Even had someone from the office put in a request, still nothing. I had to endure living with mice for 10 months. Even suggested doing apartment checks because my apartment was extremely clean, so someone had to be living in filth for the mice to continue to come through my apartment in order to get to theirs. That request went unanswered. The mice won, I finally moved out because they could not get rid of them and I wasn't going to continue to let them live rent free. So, if you don't mind living with mice, this is the place for you.

We truly gave Stonegate the benefit of the doubt when it came to the bad reviews but I want to honestly say that this place is not worth the hassle or money. On the other hand Kenny is the best employee there he was super super helpful and kind.
