Hi, I have been living in this community almost 1.5 years. The worst experience so far I have. If there is an option below 0 I could have gone for this. They are extremely rude and never help you. I would say this is a trap. Never consider this apartment.

I moved here for more space, but it’s very lonely compared to King of Prussia for me. I really miss my old community. The apartment itself is nice, although the air conditioning broke and the room unit leaked everywhere and there were ants when I moved in.My kids and dog like it better here because it is closer to nature, but the neighbors can be volatile and will yell at you for a very long time, even if you apologize. The staff is cold and sort of rude. They told me that they wouldn’t give me my mailbox key until I filled out some forms that I had misplaced in the move.I think I just got spoiled because everywhere I’ve lived previously, people were so kind. If I was struggling, they would help instead of judge and scold me. My previous property management acted like they actually wanted me to live there, and that was when I was a musician. I was hoping to stay here for a few years when I made the move, but I think that this is already going to be a long 10 months:(

Recently toured with a friend who is going through a tough life change. The office staff was amazing. They really cared about finding her out what she needed in her new apartment. They matched her up to the perfect new home. The apartments are very nice and the whole place has a great home feel. I will definitely be recommending this place to anyone who needs an apartment in Collegeville, PA.

Unfriendly staff that seemed reluctant to give us a tour. The application process is a nightmare. Everything is through a third party app and if the app glitches or doesn’t work then there’s nothing they can do and they can’t process your application. There are fees for everything and they also upped our quoted rent by an additional $200 because we needed to push our actual move in date back by a couple days even though our actual lease would still start on the agreed date. Please read the reviews others have posted. This place doesn’t seem to provide any value for its residents and is very money hungry. Fortunately we realized that before we got locked into a lease.

My family needed a place to stay because of a catastrophe at our home and insurance was going to set everything up for us. Madison had good reviews but from the second we got there it felt wrong. We showed up at 9 am but apparently they don’t like people coming until 9:15 because the leasing folks were confused why we showed up inquiring about leasing an apartment….Also, they all seemed confused in the office as if their job was not leasing apartments. Staff was cold and unfriendly. Not personable. Not helpful and completely disinterested in whether we signed up or not.We tried applying anyway because we NEEDED a place to stay asap. The entire process was full of friction: we needed a photo scan of my license but they couldn’t be bothered to scan it for us and suggested i email myself a photo of it and log into my email on their public computer. Yeah, no. So we left and tried to complete it at home. They charge fees for absolutely everything. Your paystub had better be a pdf direct from your payroll provider and not in a save-to-pdf format or file-print-as pdf….they use snappt for third party income verification and this process took us over a day of back and forth to get it to work. And we weren’t even paying, insurance was. No printouts, no jpgs, no physical checks….had to be in this app. Also, their application system wouldn’t allow us to proceed because some disclosure didn’t print and they had to open a support ticket with IT.Management made claims to my relocation agent that they reneged on. We also had locked in a particular rate for 6 months and because our move in date had to be two days after our official signing date they changed the rate by hundreds of dollars, then tried to upsell us on a seven month lease, arguing it was a better deal. If you have a pet they basically do a background check on it. Did I mention there was a fee for everything? Applying, two fees for my wife and I. A pet fee of course. Admin fee. And we couldn’t see the actual apartment, just a model.We eventually bailed after several days of constant calling and emailing and getting nowhere. If something is that hard it’s not meant to be. The process was obviously meant to be seamless and done entirely through software but when that legitimately doesn’t work there was no fallback, no help from staff, no understanding, and no way to proceed except to leave. And we did find an easier experience elsewhere.

Our family experienced a house fire, and as a result moved into an apartment in Madison Providence. Our two large dogs were very anxious with apartment living and even needed to be put on medication.We knew we needed to find a small house with a backyard. We found a house within 3 weeks after moving into Madison, which would be available for us to move into in 3 weeks.As a result of the fire, our family has incurred significant out of pocket expenses. As such, we asked Madison if they would wave their cancellation fee, which is close to $4,000. While I completely understand and appreciate that we signed a contract, I was hoping that given everything our family has gone through, Madison Providence would have approached this with a human lens vs. a corporate approach.As you can see by their response, it’s very corporate, non human approach. It’s laughable, we are moving out within 30 days, to avoid the lease break, resulting in them receiving less money in rent with a vacant apartment. It’s a head scratcher, why would they want a vacant apartment vs an additional 2 weeks of rent?

Amenities were excellent as well as our neighbors. The apartments were clean and up to date. Maintenace crew were above extraordinary. I would recommend this to anyone.

Lived there for 4+ years.Front office personnel always greet with a smile; attentive and very helpful.On-site maintenance staff very responsive to repair requests with friendly, positive attitude.Nice pool and pet areas, clean and well-equipped workout facility.Grounds upkeep dipped a bit (trash, dead grass areas), buildings beginning to show their age more (probably due to Covid lessening availability of contractors.)Overall, good experience

Our tour was given by Leslie. It was amazing. We loved the housing community so much, especially with all the amenities and the styles of the units. We definitely enjoyed every minute of the tour and are thrilled about the opportunity to be potential tenants.

I like living here, feel very safe. I think your landscaping needs a lot of work. The grass in the front of the complex looks good but most of the buildings have excessive weeds or bare spots. I really like the location of our complex.

There were a few things that needed to be addressed upon moving in. Example: kitchen sick was leaking & lifted rug. I was told that maintenance had a number of calls that had to be attended to prior to mine. I was under the impression that I wouldn’t hear back from anyone until the following day. However, maintenance contacted me personally (about a half hour later) to set up a time that worked best for me. They addressed all my concerns while here. They were very professional and took the time to answer some questions I had. Very happy with the team of gentlemen I have met so far. Thank you for your time and assistance!
