“We stayed at the AVE from May- August of 2025. Without question it was the most enjoyable summer we have ever experienced. The facilities and accommodations are first class and the staff is terrific. From Sharaz and Julie at the front desk to Nicole and Tonia in the offices, the staff members made us always feel welcomed. They did everything possible to make our stay pleasant. It’s no wonder that the words used by long time residents, when asked about living at the AVE, is “it’s easy”. We would like to thank all of the staff for their ongoing support, assistance, kindness and professional attitudes during our stay. “My boy friend moved into Blue Bell Villas in September, and unfortunately, on the second day, the unit experienced water damage because a neighbor forgot to turn off their water. While accidents can happen, we were truly impressed by the professionalism of the management team.
When my boy friend requested to switch units, the management team Jasmine and Ashley were proactive and highly supportive. Their responses were incredibly swift, as they always are. Additionally, the maintenance team reacted promptly and resolved the issue quickly.

-Local amenities made living here simple and cost-efficient
-The Philadelphia metro area is only about a 30-minute dash, barring traffic, then double it (because it's traffic)
-The world-famous King of Prussia Mall is only about 15 minutes away (highly recommended for singles and families)
-The maintenance teams were timely with their processing, and I have no complaints as everything for the community ran smoothly.
Special shoutout to Ms. Kesha and her team for working with me on my initial application, as I was literally on the other side of the country and they made move-in day very seamless.
Would definitely live here again if the future allows it! 10/10”

“I’ve lived at Timberlake Apartments for a few months now, and overall I’m happy with the decision to move here. The office staff is very friendly, and they are personable with many residents.
Timberlake has a big, beautiful property. Many residents complain about the upkeep of the grounds, but many of those complaints could be resolved if more people took pride in the community. There is a lot of trash on the ground because people don’t clean up after themselves. I have seen the maintenance team out there with trash bags picking up what they can, which is a huge help. The trees by the pool and in the courtyard could be trimmed up, and the grass is long most times, but overall the property is well kept.
I have seen a lot of complaints about mice and flies, however the doors are always being left open despite the many emails from the office asking residents to make sure the doors are not being propped open. Again, an issue that could be solved with more resident effort.
It would be helpful to have a trash can in the lobby and a few more dog waste bins. There are a lot of packages being left on the floor of the mailroom and in the lobby instead of making their way into the lockers or package room. The first floor has a strong odor due to the trash room being there, which would be nice to have a better solution for that.
Every issue I’ve needed taken care of has been done so quickly and efficiently. All of the maintenance team is very friendly, and they seem genuinely happy to say hello to me and my dog.
I enjoy living at Timberlake and the community is great. The residents are very friendly and mostly respectful. Management does the best that they can to make this a wonderful place to live.”

“I recently moved into my apartment at Hatboro Lofts, and the experience was nothing short of exceptional. Initially, Hatboro Lofts wasn’t my top choice—but that changed quickly. They didn’t just meet my expectations; they exceeded them, becoming the only place I wanted to call home.
Why? Prompt responses to calls and emails, unwavering professionalism, and a genuinely pleasant experience from start to finish. I had the pleasure of working with Ashley and Lori in the office, as well as Sadot from maintenance—each of whom treated me with kindness and made the entire process seamless and stress-free.
As for the other apartments I inquired about? Some eventually got back to me. Others never did. Hatboro Lofts set the standard, and I couldn’t be happier with my decision.”

“We lived at Willow Pointe for about 15 months and moved out recently due to needing more space. We enjoyed living there so moving out was a little biter sweet. Keely and the office staff were always on their game and very attentive. When i put a maintenance request in , it was handled in a timely manner.Throughout the year the complex had various group get togethers which were always fun. it was great to have a gym on site so I could work out at any time.If we didn't need a bigger place, we would still be living here.I highly recommend Willow Pointe”

“Unfortunately, my boyfriend and I only lived here for a few months, but our experience was great! A one bedroom is perfect for two people. Both Ina and the maintenance workers are extremely nice, personable, and understanding. The area is great; the apartment is surrounded by various places. It has remained pretty quiet here (unless I'm just in an apartment not surrounded by families with kids). I would 100000% recommend this apartment to anyone looking to move to Warrington.”
“We had a small leak issue coming from the upstairs bathroom. Justin checked things out . The next day Justin along with Donte did an excellent job fixing the problem. They also did an excellent job cleaning up.
