I have lived here at Royal Manor Apartments for approximately four months, and I can tell you that the women in the office are fantastic. They cannot be any nicer. The maintenance men are out of this world. They are so nice and so knowledgeable. When you need something repaired or fixed It is always repaired in a reasonable amount of time no waiting excellent work. It is very quiet close to everything. Just a perfect setting.

This apartment is in a great location here on the North hills very reliable. I haven't met Joanne in person but I would reach out to her by email and she would respond quickly i.e plumbing issues. I don't regret moving here, it's the cheapest one I found for a 3bedroom and exceeds my expectations. There's a place to for a carwash (using water hose), there's a playground, some apartments have patios, the parking was repainted and some buildings were too. I have never had issues with parking, it's very spacious. I love that there's a memorial park just Walking distance from the apartment(I usually take like a 30 minute walk) and a pizza place just a block away. Also can walk to a shopping plaza that has riteaid, dollar tree, getgo. The landscaping is well maintained, beautiful flowers and gazebo. Quiet and safe area.

Lived at Royal Manor for 3 years between 2 apartments. Really enjoyed my time there. It’s quiet, has plenty of parking, and any issues I had Joanne always got back to me in 24 hours (although most of the time it was less than an hour).

I have mixed feelings about this complex, I moved in with my kids during a difficult time and while there were aspects of the complex I did like ( it’s very safe, relatively quiet) there were aspects I did not. For example I’ve now moved out after 4 years there (had 2 apts in the complex) and although I and several family members spent 2 weeks going back and forth scrubbing the cleaned out apt in order to get my security deposit back, lo and behold I am not. Why? Apparently my first cat (who ended up passing away 6 months into my living in the second apt due to health conditions) destroyed the carpet. Well, we were in the second apt for 3 years and although I was meticulous keeping my apt clean and had a steam cleaner for my carpets, somehow it ended up “destroyed” and needed completely changed when I moved out. It was indeed not destroyed instead there was normal wear and tear. I assumed carpeting is changed in its entirety before tenants anyway, because…. Eww. Need I add the carpeting along with all of the furnishings were incredibly inexpensive and prone to breaking, cracking, scuffing. Definitely not quality materials. So you’re telling me that somehow a cheap beige carpet is supposed to be in pristine condition after 3 years in a ground floor apt with 2 kids and 1 small and very well behaved second cat. Hmmmm. Frankly it seems to me that they didn’t want to give me my security deposit back because I bought a house and moved out. Apparently I don’t need my security deposit back. I’d say tread with caution moving here and be prepared to not get your security deposit with normal everyday wear and tear. Doesn’t matter if you clean the apt until it’s pretty much perfect or regularly steam clean the cheap carpets. So now I’m out of my deposit and apparently still owe them $900+ and given 30 days to pay or I’ll be sued. How delightful. Tread carefully! Makes me wonder why I even bothered to clean the Apt out so we’ll after moving out. Hmmmm…Update; To add since the manager reached out to me and asked me to remove my review. I was told it’s allowed to repaint the walls so I did so in my dining room because the first floor apts in the back are very dark in the living/ dining room and therefore depressing in winter. Yes some small drips of paint were fallen around the corners of the room but we did our best to remove them, we also completely repainted that area back to white as requested before moving out along with touching up walls through. My first cat was litter trained but developed cancer and had to be put down because he was dying, yea he would inadvertently poop places he shouldn’t ergo by I spent hours each night scrubbing my floors and carpets with enzyme cleaner. I also bought a steam cleaner I regularly used. I believe there was 1 small area where it was impossible to remove a trace of what that cat left regardless of how many hours I spent working to remove it. My second cat is and was 100% liter trained. I kept my apt spotless as best I humanly could and as soon as something would leak or break I would reach out to mgt immediately to have it fixed. I’m an RN, I refuse to live in dirty, disgusting filth I also have severe asthma so dust is a big no no. Yet I had been in multiple apts through the complex and saw absolute filth. When we left we went above and beyond to scrub, clean and disinfect the apt. We also took time stamped pictures. This is just an excuse to not give me back my deposit. I guarantee most tenants leave their apartments completely filthy during their tenancy and upon moving. Just my 2cents.

The worst place to live. The walls were consistently dripping from the upstairs with smoke. It was so gross. Manager was horrible, Joanne, was so unkind and unhelpful. She would never help with any problem. The upstairs tenant almost drowned in her bathtub and I called the police when I couldn’t get in her door and she was screaming HELP and Joanne actually called the police to tell them to wait until she got a key to save her because she didn’t want a door broken. Talk about not caring about your renters! Then the bath flooded down to my apartment and she wouldn’t assist in anything for insurance or anything. No help. I lost so much. The last month your there is a total scam. You have no access to a private space as they can walk in at any point to show it without warning and if it is not cleaned perfectly it’s a huge deal to them (even though it’s boxes because you are packing!). The only good thing is that my dishwasher was in the middle of the floor (it came out of the wall) and I had been emailing for months about getting it fixed; once she finally came down to show the apartment she had no choice but to fix it because the person viewing it was concerned. Avoid this place at all costs

If you have upstairs neighbors be prepared to hear every footstep, cough, and bed creak; the walls are VERY thin. Also, when we first moved in management had told us a deep clean was done, and that couldn’t be further from the truth. Everything was super dirty, especially in the kitchen behind the stove and fridge along with sticky cabinets. Way overpriced for what you get, would not recommend.

Cream of crop apartment complex in the north hills. Known for their spacious living quarters and executive amenities. By the name alone you can tell this place is upper echelon. I’ve lived here over a year now and I’ve never looked back.
