For what it's worth - the ads they post list rent at significantly less than what it actually is. Currently listed around ~$1040 for cheapest unit, and when you show up they'll reveal the units actually start around $1160. And since this they've lowered the price even more in their ads. Just trying to save you some time if you're under a budget. ?

Lived here almost 6 months and I hate it. Rent is cheap/affordable for a reason here. Worst neighbors I've ever experienced in apartments. The patio is nice until a bunch of people gather at 2-4am smoke, play music and yell at their friends over the phone. Doesn't happen every once in a while, it's a daily occurrence now that the weather is nice. If you get the misfortune of getting a patio facing apt your gonna have a hard time sleeping. Dog poop and dog hair is everywhere here. Elevator is almost always musty and gross. In hindsight I wish I signed a lease somewhere else. I toured a place with an uneven floor and now that place seems luxurious compared to these apartments. Had issues with my keys when I first moved in and the apt I got was disgusting and I had to deep clean it twice. Office hours are unreliable and not uncommon for the leasing agent to leave early or just not be in the office. 1/10 recommend

I should have read the reviews.
If you are new to the area I would avoid this company. There is little to no communication between departments so you will get little or no responses from management. They will not get in contact with you regarding your deposit, like the review below me also mentions. The leasing manager said the accounting department would reach out to me and after several attempts and several days I have not received any replies. I was ghosted after I withdrew my application because of the negative reviews and painfully slow processing time and red flags about the building not having security cameras, the thin walls, the bikes getting stolen out of the bike room, and the other complaints. There are too many red flags. They appear to be unethically aligned in business practices and employees do not communicate with each other.
Another property management company just worked with me and I was successful in my apartment search and lease signing process in 72 hours from start to finish. Almost a week after I applied here I had gotten nowhere, they didn’t reply to 80% of my emails, and when I did get a phone call, they were confused and had no idea I had emailed them prior, no one talks to each other. but they had my $400, and once I told them I went somewhere else I was completely ignored. They will ghost you and ignore you. You will lose your money.

I applied and got denied. Been 3 weeks still haven’t received my deposit and have yet to get any real response or speak to real person. It’s a low down dirty shame.

The door is still broken and residents can’t get into their own building. Emergency maintenance line has been disconnected and no one is in the office so no email has been sent out to alert residents ?

Things I do not like:-Screening took longer than expected I moved in a week later, there was no compensation I was approved but Could not move in because manager was on vacation- you have to walk down stairs to throw away garbage- there’s no free Wi-Fi-Third floor smells like marijuana- there’s no parking I would think the building owns at least two parking spots for new residents- no one responds to emails

Everyone was friendly but there is very little response or communication. I left several voicemails and emails with no response. I am moved in and I still don’t know a lot about the building, and waiting for a response from my 2 emails and voicemails. The blinds and microwave were both broken upon move-in, and the place was very dirty. The bathroom drawers were full of hair clippings from a trimmer, the kitchen cabinets had so much residue I needed to use strong chemicals, the floor boards were covered in dirt. After cleaning and the very nice maintenance fixed things for me, its be pleasant and the apartments community is very cool and nice.

This is my honest review. I lived at The Thornton from June 2021 - July 2023. On my first day of moving in, my package of valuable books got stolen from the mail room. So I filed a theft claim with Assurant through Geico. They made it impossible to accept my claim so I got nothing. Because I was new to Portland and didn’t know how filthy it is, I filed a second claim two months later when my expensive mountain bike got stolen from the bike rack which is inside the building. So I filed another claim now and also got nothing from the renters insurance company. At that time the property was managed by Greystar which is the worst. They have access to the surveillance footage and possibly know who’s involved but they didn’t help. Other tenants had similar issues regarding theft. Later, the new management company Thrive got the contract and things improved a little bit. I don’t have much to complain about other than a broken microwave since November 2022 and blinds that never worked. Not a big deal to me but the neighbors probably hated me because every time I cooked, I had to open the door and windows and keep the bathroom fan running and another fan in the living area so that the smoke goes out into the hallway since the microwave fan wasn’t working, as was suggested by a maintenance guy who used to work there. The tenants are among the worst I’ve seen. They have no sense of cleanliness and don’t care about the safety of their community. Dog poop has become common inside the stairwell and hallways and the smell!!! I myself had to contact the security company regularly every night when I leave for work because I see intruders getting in and out as they please. I don’t think there’s hope in improving security since the town itself is doomed. The current manager Kendall is doing a better job and seemed more serious about keeping the place neat. Maria always made the place looks so clean and smell very nice.

Update** someone just stole my nice bicycle from inside the locked bike room at the apartment.***
Really unfortunate because it’s a cute area. But they do not have working cameras. My NEW car has been broken into multiple times, windows shattered and a hit and run. This all happened with it parked directly in front of the building. It is not a safe area to keep vehicles. Now I’m looking to move because I’ve paid my deductible multiple times to get my car fixed and the apartment is telling me I have to pay a $2,000 fee to break my lease when they aren’t offering safe parking services or any kind of security. I would not recommend living here unless you have an excess amount of money to spend on fixing broken car windows.

Maintenance made the repairs quickly the afternoon they came by and were very friendly. I wish I had known listing the items as "not urgent" was going to be three weeks out. That seems a little long for repairs that took under 15min to complete. It's better than my move-in items though that were never taken care of. It is a building of studio apartments so I find it best to manage my expectations accordingly.

Chris was great. He called and gave me information on the process of getting my fan fixed. He called when they were going into my apartment. It was fixed perfectly.
