I lived at The Arden for most of 2023. Overall I was very happy, especially for the cost. I had a 2 bedroom, 1 bathroom for about $1,700.The good:The staff was always friendly, responsive, and professional. Maintenance was excellent. Zach was very friendly and always did great work.The apartment was very nice. Besides the front door, the apartment was virtually soundproof. I never heard my neighbors TV or them talking.I didn't use many of the amenities but there's an Amazon locker, gym, sauna, BBQ, dog park, kids park, and a seasonal hot tub and pool.I was given a free garage in exchange for living on the third floor. That saved me a ton of money on storage.The grounds were always clean and the office is the nice and welcoming.The could be better:The hallways/stairs to my building were kind of dirty. Nothing too bad.Parking is rough sometimes. I had a garage and paid for an open spot (not an assigned spot) and there were many days where I had to park on the road behind the complex.I wasn't a fan of the new app that you pay rent on.Had a creepy neighbor. Nothing crazy, just said rude things to me so I avoided him like the plague.No A/C.If I ever move back to Gresham, I will contact The Arden again. I recommend them to anyone who's looking for a nicer, affordable place that's above average.

I have a six year history with this complex. In the last year I counted over 20+ serious water leaks due to old plumbing they have not fixed. There is a very serious mildew problem in some units due to poor construction and there have been numerous break ins of garages, they refuse to fix these as well. There is a huge crack running through the middle of the pool that may or may not get fixed and like most of portland there is a homeless problem. I have first hand knowledge of all these things as well as the new owners refusal to do anything other than put bandaids on issues. They are renovating units so they can charge more but they are still not fixing the plumbing and have caused several new leaks because of it and Police/emergency sirens ALL.THE.TIME.

My partner and I drove over an hour to our appointment for a walkthrough of a unit, after communicating for a few days over email with their leasing agent. When we arrived however, the on site manager let us know there was a fire on the properties the day before, and that she was not allowed to leave her desk because of this…. We literally spoke to the leasing agent that morning and they did NOT let us know that there was a fire, nor communicated that we should not drive over an hour because WE CANNOT EVEN COMPLETE THE WALKTHROUGH.

We moved out of the Arden in September after moving in in 2018. The property was well maintained when we moved in but quickly fell. Multiple management changes/ property management companies, typical apartment issues with neighbors. The maintenance shop quite literally BLEW UP several times, yes several with not one of these incidents sounding fire alarms on the adjacent building that was melted. Trash was always overflowing.Overall, the unit was a older unit with lots of quick obvious repairs, rusting windows, and moisture problems. Whatever, it’s an apartment.My biggest issue is when we moved out the whole process was shady at best. We put in our notice and moved out, had to insist on a final walk through, and seemed to have completely been forgotten by the leasing office. We received our deposit back well over a month late after reaching out and requesting it finally, they said it was because we failed to write a forwarding address. Since I have a copy of our move out notice I know that is a blatant lie. It arrived with significant reduction with no reason why. We of course followed up and received a generic list of items with some damage that absolutely couldn’t be right. We were told to follow up with corporate, which obviously we did and were sent photos of a completely different unit. We had all the proof in a final walk through video that we personally took for our records which came in handy. After multiple back and forths we finally got a refund. Greystar delayed our payment over 3 months and lied again and again it became embarrassing.After all of this it was clear that our move out was grossly mismanaged, we were told lie after lie which we held evidence to refute. The way greystar behaved was outright unprofessional and distrustful.

New Managers are awful. Threatening with eviction over an air conditioning unit that is not even hanging out the window, only vented through window. It's been hotter than usual for October and it was necessary for medical need. There is constant theft here and the management team say make a claim on my rental coverage. I was told this place was safe...its not! The new management team is so busy harassing the tenants with constant notices on the doors they are not taking care of the big issues....the theft from cars and garages! and that's not being addressed because porches have curtains and we kept our AC units in a little longer. Would have given zero stars if I could have!

DO NOT MOVE HERE- New managment every single week, constant unresolved maintenence problems, very poorly put together remodels of the units. They will find ways to charge you nonsensical fees for the most mundane stuff, all while not responding to dozens of emails. AVOID LIKE THE PLAGUE

I’m not overly impressed with this complex, which is why I have a month to month lease. In the 3 years I’ve resided there, there have been multiple management entities! As a result, information has been inconsistent, and there generally seems to be an apathetic attitude, by management, overall!I recently met and have interfaced with the current assistant manager. I find her to be rude, condescending and disrespectful! She should be trained/retrained in customer service practices!Additionally, though we pay an excessive amount in rent, I see no strong and/or diligent efforts on management’s behalf to meet some of the needs of tenants! For example, I’ve been asking for over 2 years, to have my front door painted! Recently, tenants had to endure the unsanitary effects of piled up trash dumpster, for weeks! The horrible smells permeated my bedroom! Management didn’t seem overly concerned about those conditions!Overall, I’d rate the Arden Apartments between 2-3 stars, out of 10! Definitely thinking about relocating next year!I’ve just read other reviews, and I want to go on record with the following . I was also very pleased with Sierra and Sienna! They were helpful and respectful!!! They seem to go out of their way to rectify previous problems, and listened, proactively!My complaints are relative to the new management team. Not a fan!

Have recently just moved in and in the beginning the old management kept mixing things up and getting things wrong which made our move in process much harder, but luckily for us they have been switched up, and the new guy in the office Luke has been a ton of help, he listened to our issues and got right on them and took care of things right away, if that kind of energy keeps up around here I will come back to change this review to a 4 or 5, oh the one thing I have been noticing is the maintenance with the pool hasn't been too great, every time I see it it's always looking very muggy and dirty, kind of the reason I haven't really gone to it yet but I hope they pick up on that as well

My husband and I have lived here for about a year and a half, and we’ve honestly had a so-so experience here. If you’re not picky and you don’t need anything, this place will be great to you. For the most part, it was great to us. Anyways, I’ll break this up into positives and negatives…Positives: you get one carport per apartment and then there’s open spots available for a fee. What’s nice is even if you don’t pay for a designated parking spot, it’s relatively easy to find somewhere to park near your apartment, at least by the H building. While our apartment is a one bedroom classic unit, the room is spacious, the kitchen is nice and open for moving around, and the living room is a decent size too. The floor units stay cool during the summer, and while you might need a fan or an AC, you won’t need it on all the time as long as you crack your windows open. Neighbors are pretty chill also, and I haven’t had s bad experience with anyone. It’s a pretty calm complex, at least on the side we were living in. The area of the apartments has also been a great plus for us because of our proximity to everything. There’s at least three grocery store options for you, LOTS of places to go and grab something to eat, downtown Gresham is just down Powell, and lots of shopping can be done around here. You can drive down Mount Hood Highway and get to Sandy or Mt. Hood, or take the backroads and go to Clackamas. The apartment staff also holds cute community events, and on Fridays they have snacks and pastries for residents who want to stop by the office. The few times I’ve been able to go in, the staff has been friendly.Negatives: on our first day here, we moved in and the carpets were still wet. As in, you step in here with socks and you’ll have soaked socks. I totally get cleaning the carpet for the next tenants but I feel this should’ve been done with time to allow for the carpet to dry. I’m not sure if that issue led into this next one, but MOLD. Oh my god is their mold. It’s insane how much will grow on the closet doors, behind the dresser, and on the headboard and legs of our bed frame. You’ll need to clean often so it doesn’t get on your stuff. Another issue I overlooked while touring is that the one bedrooms have TINY closets. If you have a lot of bulky items, live with a partner, or you yourself have a lot of clothes, I would definitely pay attention to this because it’s been a struggle for us. We resolved this by putting clothes into storage. I’ve read that other people have had easy times talking to management, but I personally haven’t. I’ve had to email them multiple times stating for them to please respond and acknowledge my emails in order for them to even reply. Whenever I try to call no one picks up, even when they’re the ones asking me to call when I email them. I rarely ever have time to go in because i work during their office hours so emailing and calling are my only options. This is troublesome as something was delivered to my old address here by mistake and they don’t really answer… The maintenance staff is nice and they’re doing their best while being backed up (if they still are), but the last maintenance request I ended up cancelling and just resolving myself because it was taking way too long. Lastly, if you park under trees be careful because tree sap will ruin your fresh wash! There’s a lot of trees here so that’s kind of hard to avoid.Conclusion: now, despite everything I do want to say that my husband and I didn’t mind living here. It was an ok first apartment, and the new management seems better than the previous one. I don’t really know if I could confidently recommend other people to live here though. If it’s within your price range I would say yes, but if you’re willing to pay more I’m sure there’s better places out there

Sienna !!! That’s all I need to say!! She was so informative when it came to any questions we had! Gave us an amazing tour and advice because I was stuck on wanting either a 3 bed or 2 bed!! She is amazing and super kind!! I’m so thankful for her !! I’m so excited to move in! Thank you Sienna!!

Was just visiting the complex & was super easy to navigate, which was fantastic as some complex do not have very good maps or numbers not in order. When babysitting my friend's pets the inside of the apartments are super spacious & have updated appliances too. Would definitely check them out if I ever decide to move out that direction

Very nice apartment complex located at the heart of Gresham. We are surrounded by all facilities required for a family to live in a community like Grocery stores, restaurants, shopping stores, hospitals, etc. Leasing office people treat everyone like their own family members, they are quick in responding and welcome everyone always with a smile.
