Been trying to leave a review forever but google kept blocking it because I was so angry before. It’s been many months since we’ve moved out and I’m still so angry about our treatment after living here. The office never picks up the phone and if they do the claim they will call back after looking at the issue and then don’t. Our washer broke and they didn’t fix it for over a month. Upon move out after taking our entire deposit they charged us another 300 dollars and threaten to send us to collections over them, we made sure to leave the place clean to the best of our ability. While living here we were confused over a neighbor’s patio 5 times, being charged for leaving a “bike” on our patio (we didn’t have a bike) at one point we thought maybe it was our plants so we threw away beloved plants because they wouldn’t stop harassing us over the patio, we had a neutral glass outdoor table and two chairs. Two weeks before move out we had nothing on our patio and we STILL got another notice of patio violations for the cherry on top before moving out we laughed. When my husband asked them why it keeps happening they told us it was because this new hire does the walk thrus by herself and sometimes makes mistakes. But 5 times ? It was extremely frustrating and hostile. Our apartment had electrical issues as well. The lights would flicker while cooking. The neighbors upstairs sounded like they were roughhousing once and I heard a loud thump and the bedroom lights went out. I fell into a horrible depression while living here and were desperate enough to break lease. I still get so angry to this day over those apartments. There is also a lot of dog p*** at the play areas and walk paths. We have moved around a lot in Gresham and this was by far the worst apartment we have ever lived in.

The location is great. They have all different size townhomes, some 3 levels! The places are huge and the rent is super reasonable for how big they are inside. Most of them also come with a free attached garage!

Don't move in here and can't wait to leave. Not worth it whatsoever and rent here is ridiculous. Your maintenance request will be ignore. I got mine ignored twice and after I sent them an email they finally did it that was 2 months of waiting not even joking. Also getting charged extra for renters insurance which I have on my own and been paying for but they still decided to charge me 30$ for it.Parking is a nightmare never enough space and you get one assigned spot regardless which sucks if you have 2 cars since it's impossible to find a spot here.

They have my $800. I've been dealing with springwater crossing since October 14, 2022. I applied for a unit under the assumption that I wouldn't be charged a holding fee of $800 until I was able to see the unit I'd be renting around November 1. (Manager Jason's Words, he also said he could "bypass" the fee on his end). Come the next day, I was approved for the unit, and $803.95 was taken from my account. No notice, no letting ME make the payment on my terms, and the office didn't even call me. I have had to keep calling their office, not to mention their actual management company Avenue 5 won't pick up any of my calls. It's been 2 weeks, and they've been little to no help. Oh- Laura from billing? Completely disregarded me, and told me she'd send me to collections if I didn't make a NONEXISTENT payment. It's been exhausting dealing with them. I've decided to go the legal route. I would never recommend ANYONE. To rent or inquire here.

i would give zero stars if i could, these people charge illegal fees and will harass you over things they approve in your lease. we had multiple neighbors file complaints with HUD over discrimination by office manager MADILYNN and the regional manager that doesn't want to help residents being treated poorly. this company doesn't care about you at all. they let drug addicts move in with illegal names and those residents harassed us and other neighbors daily. they flooded out a neighbors garage and according to the office manager they cost the property thousands in damages. the office manager also likes to share other peoples personal information with other residents but she will be nasty to you over the most petty things. even maintenance men say this place will rip you off when you move out over the smallest things. they did it to a previous neighbor of mine and us as well, but she was able to fight the charges. overall one of the worst properties i've ever lived at in the portland / gresham area. there's a reason this place is rated so low so if you're thinking about moving in here, DONT. you deal with people stealing packages, neighbors leaving dogs on their balcony to bark all night and drug deals in the parking lot/ complex with nothing done by the office management.

Very expensive but so is everywhere else. Maintenance was responsive the one time I called. AC is worth it but I wish there was dual zone/not just one thermostat upstairs. It's a nice area and generally very quiet. Just one or two loud neighbors and they've calmed down a bit. Lots of homeless going through dumpster at night but again, that's prob everywhere. Everyone in my building feels safe enough to leave packages out sometimes even overnight and nothing has got stolen. They are a bit weird about the patios.. I got a clutter warning for an outdoor shelf and a broom (no fine though) and there are a lot of rules regarding curtains, patio and the external of building. If you do move in, do a thorough walk through. I don't think it was cleaned all that much before I moved in and the carpet definitely wasn't, even though they said it was. Black light showed animal urine puddles throughout which was annoying.. They bill back for water and split it among all residents of the entire complex, which does feel unfair for those who use very little water but whatever. All in all, it's probably the best apartment around here considering what other places are like. Feels like a neighbirhood/suburb because the location being around homes, which I like, coming from a more inner city area before.

Don't move here unless you want the loudest, most inconsiderate neighbors, an office staff that won't do anything about it or your maintenance requests constantly ignored. I have FIVE SEPARATE maintenance issues that I have been trying to get help with SINCE MARCH, it's August now. They charge out the a** but can't even do the bare minimum to make it a decent place to live for the people that PAY TO F****** BE THERE. Can't wait to get our b******* lease renewal offer so we can see how much more they'll try to charge people to live in this shithole. So yeah stay very very far away.

on july 23rd i went over to spring water crossing apartments that we're leasing and filled out an application and got approved for the apartment on the 26th this tuesday i get a call from him saying that i got denied but i have got my paperwork that i've been approved he was very rude and telling me that i was wrong and that i was not approved here i was very confused because i had the paperwork to show i could move in here i was very emotional and embarrassed because i'd recently lost everything in a fire and i had to tell my 15 year old daughter that we would not be moving because of this inconvenience these apartments are very un professional and not even up to standards coming from the reviews i'm seeing for these type of things to be happening

We(My Wife and Myself) lived at the Springwater Crossing for 1 year. Parking is close to Impossible, very difficult to find a spot for our second car unless You get off of work by 2:30p.m. Friday night was extremely noisy, week after week. They seldom had dog "***** bags at their presented stations, causing a lot of excess droppings to be left on the grass. The garbage was always overflowing despite the garbage trucks coming almost every day. There is a non-refundable $485 cleaning deposit, no matter how clean You leave it once You end Your relationship. There was a 96 page "rental agreement" one You move in. The workout room needs upgrading. The units are very nice and the Maintenace team works hard to keep things positive, but that changes as soon as Your first year lease is up and Your rent goes from $1,890 to $2,456. Every month we counted at least 4 U-Haul trucks, there is a lot of turnover at these units. If You decide to move forward and move in- I believe You will find this review very accurate. Dave

We rented this place June, 2021 - June, 2022. During our stay we hard a really hard time to reach the office to get the simple things done like change a filter or replace a light bulb. Before move in we were told that they wash all the carpets. When we moved in, the carpets dirty we hired a company to come out and clean then and it was filthy, even the air filter was clogged and dirty. During the winter when it was well below freezing our furnace stopped working we tried calling and putting an emergency request for repair with no answer. It took them 3 weeks to come out and take look. Only to have the same issue again the same day and again it took them 3 weeks to come out. If your trying calling them it goes straight to voicemail and no one will call you back for weeks. (If they call you back.) Most the time the office is closed and requires an appointment but no one answer to schedule one. We received a letter from them to renew our lease and they raised it by 16%.($300) When we decided to move out we requested a walk thru with them, they said they don't do that. Upon moveout we made sure we left the house in good condition. Only to receive a bill from them for $400 after they took our deposit. When we called to dispute the charges they threatened us with sending us to collections and that they don't care about disputes.

I've lived here for over 2 years. There is always trash blowing around by my building. The kids play area has broken glass bottles all the time. Parking is a nightmare. My car was towed away from my personal spot after 1 hour of being tagged while I was at work. Manager was short with me and said it was my fault since someone popped my tire. Homeless people constantly in the garbage area and trying to break into my car. It's crazy. UPDATE After I complained to the office about towing my car ( VIOLATING THE OREGON PREDATOR TOWING LAW), they no longer answer any time I call. My hot water heater went out. I submitted a maintenance request. 3 days had passed and they hadn't even looked at it. I found one of the maintenance men and let him know. He told me he would call the office and let them know. Another day passed and the request still hadn't been looked at. I ended up tracking down a different maintenance man and he ended up fixing it. Now they are raising rent for everyone around me. Including me. $340 a month. Almost forgot that they don't tell you it costs an extra $50 a month just to pay rent. 5 of the 6 people around me are moving since they won't even move anyone into an updated place even though the rent increase is so dramatic. I've been here for almost 3 years but I'm on my way out. Just giving everyone a heads up. The management was great when I moved in. I don't know what happened to them or where they found this new horrible management. I'll be taking video of the place when I leave since everyone I know that's moved tells me they don't get the deposit back.

This community is amazing. The place is beautiful and so spacious. The staff are so friendly and helpful. Every time I have a maintenance problem, they’re so quick to fix it. I love it here and won’t leave until I purchase a home.

After months of looking for a new apartment I am happy I ended up renting here. The property managers were super helpful snd toured me through multiple floor plans helping me find the perfect apartment. The online portal was a bit difficult to work at first (but that’s probably because I am not tech savvy). So thankful for all the help!
