Disappointing Living ExperienceI have been a resident at this apartment for several years, and unfortunately, my experience has been far from satisfactory. Maintenance concerns have been persistently ignored, with multiple tickets left unaddressed for years. The confirmation of lead in the water by the city of Gresham raises serious health concerns.The property is in disrepair, with gutters falling throughout, creating safety hazards. The trash area is consistently messy, contributing to an unpleasant living environment. The manager, is rarely available, and interactions with her are characterized by rudeness and dismissiveness.Even minor rainfalls lead to flooding around the apartment sidewalks, creating an inconvenience for residents. I hope this review serves as a cautionary note for those considering this apartment. The lack of proper maintenance, health hazards, and poor management make it difficult to recommend this living space.Additionally, the inefficiency of the apartments is a major concern. Windows and the front door leak cold air, making it challenging to maintain a comfortable temperature. As a result, my electric bills have skyrocketed, exceeding $250 per month and peaking at $400 during the coldest months. The lack of proper insulation significantly impacts the overall living expenses, adding another layer of dissatisfaction to the overall living experience

You must file a claim and open a case with the city's rental inspection office and have them come and cite code violations in order for the property to even acknowledge simple maintenance requests. The entire property has lead poisoned water from corroded plumbing that's 50 years overdue on required maintenance.

Potentially the worst apartment complex I have ever had the displeasure of living in. Dirty, old, unkempt. Maintenance requests are completely ignored, it is impossible to get ahold of the office at anytime during their working hours, washers in the laundry units are always out of order and the doors to get into them are frequently jammed/cannot be unlocked even with the keys. And on top of that the apartment units have all got lead leaking into to water. This is but a portion of what makes this complex a disaster, but the worst of all might be that with all of the negligence going on, the units are not even affordable. Run for the hills.

Cheap and convenient location, love that. Unfortunately they don’t answer calls or emails. Have tried numerous times. Never in office when the hours say they are and have the doors locked when they are inside. They are very hard to contact for any issue. The laundry machines are out of order or say error so we can’t do our laundry. Not a lot of parking because of broken down cars and it gets very crowded and isn’t fair for all residents as some just squeeze in.

Update 5/2/23: Just got a call that our drinking water has a dangerous amount of lead in it. I’ve never once had this happen, and this is typically caused by corroding and old pipes. They’re nice enough to deliver water to our door, but it’s not nice to know my family and animals have been exposed to lead for an undetermined amount of time now. *Edit: They have not delivered our water this week, and have been ignoring my calls and e-mails.DO NOT MOVE HERE! I can’t wait to move out. Worst complex I’ve rented at by far.Original:Have had a terrible experience since moving in a few months ago, and unfortunately I’m now locked in over a year, otherwise I’d move. The appliances are old and outdated, our refrigerator doesn’t keep our food cool, and still smells of expired food from the last tenants (and their solution was for me to use baking soda & wash it out on my own which didn’t work), our dishwasher has a huge dent right in the middle and won’t shut properly (unusable). All of the outlets are loose, every single one. Management doesn’t reply to emails sent to them. Stair steps in my townhouse bow down and feel like they’re going to break when you walk on them, etc. The list goes on and on. I’m not surprised they’re being sued. This is the least maintained apartment I’ve ever rented.

We had an appointment to view the apartments and no one was there and no one would answer our calls. So seems like we dodged a bullet. When we pulled up there were garages open that looked like hoarders owned them and there were trash bags in the middle of the grass.

When are you guys going to fix the parking lots? Not only are there no lines and people suck at parking but there's no towing or security to make sure people aren't using it as visitor parking. I had to park on the street because the neighbors bought extra vehicles.

There are NUMEROUS problems with these appartments. Anywhere from unsuitability, to the extent of carelessness of the staff, maintenance, and accountability they fail to take. They don't stay up on ANY maintenance unless it's water, plumbing or heating, they don't offer great customer/renters assistance and most importantly, their web page is a scam in the means of how they advertise this complex. These pictures below are just a small portion of what's descripted, as they show hazardous unsuitable conditions that have been reported. Anywhere from gutters falling off that can severely hurt someone, to weathered and rotten areas leaving rusty screws and structure exposed. A lawsuit has been filed and is undergoing investigation.

We have had maintenance requests in for the last 3 weeks and have not been contacted by anyone to even assess the work that needs to be done. Work like making the toilet work, replacing the drywall from a plumbing update in October. We pay too much to have this much broken.

Everything has gone down hill since Covid. They allowed drug addicts to take over garages and live in them. There were at least 10 cars parked across the street from me for almost a year from an apparent chop shop in someone's garage. Mind you, this garage was not even theirs to reside in. They just took it over! We have drug addicts across the way from us, and it's a constant trap house. I've made multiple complaints and nothing is done. I've even found needles outside of our place and there was once a shooting outside of the junkies place. The cops are always there and the complex does nothing!! It's absurd that they will allow people to live there like that. It completely ruins the place because they leave trash all over the place and there are always homeless people coming and going. There are gutters hanging down from half the buildings and that's a huge safety hazard. For years, we've been able to hang Christmas lights and decorate for holidays and now we are told we can't put anything up or they will take it!!! Not even on a bush!!! Never mind all the druggies and trash, but we can't make our place a little more festive!!! The complex is trashed, and it would be nice to feel a little more at home and to enjoy some holiday spirit. New management takes over and wants to start enforcing stupid rules, but won't fix the real issues at hand. Now, I can just add another item to the cons list since I can no longer enjoy decorating for the holidays. Oh, and no one ever answers the phone at the office. I'm not even sure what they do all day. The place shut the pool down for basically all of Covid and yet advertises having a pool. They finally opened it up this summer and shut it down by beginning of August! I am just glad my unit is privately owned and I rent through a separate management company that is great!! That is really the only reason we stay. We definitely plan to move as soon as we can! We've been great residents for almost 4 years and this stupid Christmas light/holiday decor rule is the topping on the cake. Between the drug addicts and poor management, the place is not worth it. I guess you get what you pay for.Edit - shortly after this review they came and took my Christmas door mat! How are you going to take someone's Christmas mat. At least let me put it away before you take something that was just bought.

This place has turned around substantially. Apartment floor plans are unique and offer some great features including modern looking wood fireplaces, large garages that can be rented and some units with 2 levels making them feel much larger. The downsides I have immediately noticed was, the location of the only designated garbage area. It was much too far from half of the complex, and the garbage area was absolutely atrocious looking with major health concerns to the apartments surrounding it. Another observation of mine was the renovations made to the interior were done very terrible. The drywall had been patched but not textured, the toilet sat at an angle do the the flooring being placed on top of old flooring, and painting must have been done without taping windows or trim because it was all over. But overall for the price and location its a fair deal but nothing to brag about.

My friend lived here had rental assistance money taken by the landlord and then got charged for rent still and nearly evicted. They lie, steal, you name it. On top of that they either wont or cant fix anything. Predatory landlord that should face a class action lawsuit.

I made an online appointment to view an apartment. I got an email confirming my appointment! I drove 100 miles to look at this apartment. And when I got there they said they weren't doing viewings, appointments made through the website don't count.You wasted my time.If that's any indication of how you run a business, I'll pass.

Twickers here are out of control! Every night sometimes is happening. Very UN-safe place to live!
