It's the end of July and one of the hottest days of the year umbrella can't seem to keep a manager at the woodlands, so we don't get to have our swimming pool unlocked. From the month of February till now we have had three managers and now we don't have any managers and no one to give us receipts for our rent payments but umbrella is very quick to give eviction notices when their own database does not enter our payments read everything when you're renting here and they still change the rules whenever they feel like it

My daughter applied for a one bedroom and was told she could have., two weeks or so they rented it to someone else. She had a section 8 voucher and l suspect there in was the problem. This office manager did this to her a total of three times before we got the hint and moved on. We were never refunded our deposits. Corporate will not talk with complaintents so there is no recourse. Go on yelp and google and read pages and pages of complaints. Most scores in system with a top score being 5.. do not even come close. And corporate doesn’t want to hear it either; 1.8 is their score. Wow! Might be wise to move on.. a horrible place to rent from.

The worst property management I have ever been with. Had to put in several maintenance requests for things that didn’t get fixed for months. And the people that would come to fix these problems were unprofessional, handyman that admitted to me that Umbrella cuts through slopes when fixing things because they are cheap and that’s why they keep having to come back. I was living next to a neighbor from hell and all the proof of it. Videos, police reports, even maintenance witnessed my abusive neighbor. Nothing was ever done. I could go on and on forever about this company. Turned in my keys the 16th of April and am still waiting for my prorated rent as well as deposit. They wait to send your deposit off the last possible day they can. (31 days). They complain about being short staffed but charge outrages prices to live. Maybe hire more people? No wonder I had so many different property managers in 1 year. They drop like flies. They have most landlords living in the offices as there way of pay. (Unprofessional) Save yourself and do not rent from this company. I moved over to Northwood Property management (5 stars) until getting with a professional property management I cannot believe how down bad and disgusting Umbrella Properties is.

I have been fortunate to work closely with the people at Umbrella Properties and have only had positive experiences. They are friendly, quick to respond, and efficient. I would recommend them to anyone!

Reviews don’t lie.
We are disappointed for a reason.
Don’t rent from them.
They will allow others to steal spare keys from under your cars, slash tires, have the people you live by get in your face.
They won’t life a lease break fee because they “don’t have probable cause”
No matter how good the manager on site makes it seem. Do not rent from them.
I am currently battling with Leah about breaking this lease by sending video proof after video proof and getting the police reports for theft from our cars but hey, it was minors who did it so no one can be held responsible?

Rude, inhuman, unforgiving.
I lived at Fountain Villa—formerly owned by Princeton Property Management—that Umbrella bought out. Previous property management was amazing and were very kind people. Umbrella took over, immediately raised the rent, started auditing accounts from before their ownership, and started hanging violations and notices on doors like that was their sole purpose. I did not have a single positive interaction with anyone in the corporate office, nor our site manager, Lesslie. Lessie was horribly rude, very condescending, and unwilling to work with me.
As an example, my dishwasher broke and started leaking everywhere during a cycle. I did my best to clean up the water and shift around the dishwasher to try and clean up the water underneath. Lesslie decided that I had “disassembled the dishwasher” and charged me $150 for repairs because her maintenance tech took an entire day (about 6 hours) where she “tried to fix” the broken part that she ended up just having to replace. Lesslie then also charged me a $75 late rent fee from before Umbrella owned the property. This was all during Christmastime. When I asked for some grace on repaying the fees due to the holidays, I said to Lesslie, “I would hope you would be understanding that this fee will set me back and will make it much harder to get through the holidays,” to which she replied, “oh will it?” in a snarky, condescending, mockery-like tone.
To make matters worse, Lesslie, and her boss Kelsey, then tag teamed me and told me, essentially, that if I didn’t pay the fees according to their timeline (which I tried to work with them on), I would be evicted after nearly 5 years of tenancy. I had no previous issues until Umbrella took over.
All in all, I ended up moving out due to the treatment from the employees at Umbrella, as I no longer felt safe being a tenant. I never knew when the next notice would be posted on my door, or what charges/rent increases I would face. Not to mention that all of the amenities included in my rent were closed nearly the entire time Umbrella had ownership. They would even close the pool for the entire property if they noticed that one person was in violation of the pool rules. Felt a lot like “the entire class gets punished for the actions of one.” Their “management” is laughable!
This company is absolutely criminal, and their staff are nothing short of heartless and disrespectful. It’s one thing to work for an awful company and still be a kind human, it’s another to work for an awful company and perpetuate the narrative by being an awful person. Do yourself a favor and find a different rental company.

AWFUL. I never had a good interaction with a single employee at this company while renting. Filthy grounds, closed amenities, apartment that was falling apart, and a company that will take every cent from you and leave you with a unit filled with pests, in disrepair. They barely abide by the law, just close enough that you cannot do anything about it. I don't know what was worse, having to interact with management, or being ignored by them for months when I needed something repaired. Run from this company.

Shady corporate practices. Umbrella is breaking tenant laws under city of Eugene codes and they don't care. You'll notice that any positive reviews on any of their properties are due to good customer service from the people they hire to manage the properties, but this is short lived because the corporate overlords will chase off their nice managers quicker than your lease will last. They will screw their management throughout their short tenure and upon move out just as quickly as they would every other tenant. They only care about profit.

Since I have lived at Southtowne with Umbrella Properties I have experienced a lot of misery. There is rarely an on site manager and when we do have one they are generally incompetent and quickly quit (as they hate working for Umbrella as much as tenants hate living here). Maintenance requests take numerous phone calls and are frequently no shows. You have to badger and pester Umbrella to accomplish anything. As an example, I complained to several repair folks and apartment managers to fix a faulty bathroom fan. It took many many years to finally be addressed and it exacerbated the mold issues. Every single apartment inspection this faulty fan was brought to the managers attention and of course brushed off.Mold is a common problem at this property. Even when I moved into this unit, “mildew” was listed in the unit condition that the manager signed. Mold has only gotten worse and despite numerous requests they’ve never painted my unit (and I’ve been here 15+ years). The dishwasher is over 30 years old and inadequate. The fixtures and linoleum are in poor condition and very dated.My rent has more than doubled since I moved in here and they haven’t improved anything.Umbrella properties allows tenants to smoke on their patios. Even maintenance staff smoke near the building. The majority of Eugene apartment rentals are non smoking so I don’t know why umbrella hasn’t followed.Downstairs neighbors smoking in their apartments are ignored for years despite numerous complaints. Our lease says smoking shouldn’t disturb other tenants but this is such a joke.Because of the cigarette odors I have been seldom able to open my windows. I even had to buy an in room style AC unit that draws the air from inside my apartment rather than outside(as outside air stunk of cigs).Umbrella allowed horrible tenants to remain- even ones that made noise partying until sunrise. One tenant stayed for several years despite verbally attacking and threatening other neighbors(including shouting vile and horrible things to a very sweet great grandmother who lived here) . Umbrella also has had horrible people as on site managers. One manager had frequent domestic disputes with her partner and WhiteBird cahoots crisis team had to come here. Another on site manager had an adult child living with her that frightened a lot of us. The manager and her son eventually had such a blow out that the son was arrested. Only then did all of us tenants see his mugshot and learn of all his past transgressions.If umbrella can’t even take care of their own staff it’s no wonder tenants are such an issue.I have tried so many times to get umbrella to cooperate and make life better. When I had a 2 pack a day downstairs smoker I tried to get unbrella to go to mediation but was ignored. Finally I had a lawyer help compose a letter seeking a remedy. Only then did umbrella do the right thing to mitigate the smoke.Umbrella does not value the notion of peaceful enjoyment of the premises. They will ignore your complaints and make you feel like a burden and a squeaky wheel. Dealing with them has driven me absolutely crazy with frustration. As I mention, I’ve been here a very long time. The only thing consistent with Umbrella is to expect to be treated poorly.I’m worried that posting this review that umbrella will be even worse to me. When I have to nag Umbrella over and over and over they become hostile rather than recognizing their mistakes and solving the problems. I’ve tried reaching out to higher ups at umbrella property but I’ve always been ignored. Also, umbrella properties doesn’t have an online staff directory so you can’t just email an upper level manager. They instead rely on on site managers, which as I stated are constantly absent or useless.I hate being poor and stuck living here and putting up with this all. As my rent has doubled it’s near impossible to save up to free myself from their mistreatment.I sure hope umbrella hires some people that actually try to make life better for tenants. It all feels so horrible :/

Scheduled an interview with Corry at 4:30 PM today through email, and confirmed it multiple times. After driving from Cottage Grove to Coburg and waiting for 15 mins the personnel on-site said that he was unaware he scheduled an interview for himself. I said no big deal I can reschedule when it is convenient. He then messages to inform me that the position has already been filled, however thanks for stopping by. Very unprofessional way of conducting business! Wouldn't recommend wasting your time with this company, avoid if at all possible!

I actually can't believe how terrible Umbrella Properties was to deal with. Even after seeing all the bad reviews I still gave these people the benefit of the doubt and believed the mistakes being made were unintentional. After renting through them for two years I fully believe they are trying to rip people off. Rent being raised every year by $100+ dollars with zero improvements and a complete lack of communication is just ridiculous. Every property manager hired in the time I lived there were unhelpful and acted as though I was an inconvenience. I got towed from the parking lot because my pass had fallen from the rearview mirror and even after explaining what had happened and them knowing that it was the car I had given them to be put in my files they still made me pay the full $450... for ONE day! With no apologies. I've moved from apartment to apartment regularly over 9 years and have never been treated the way I was with Umbrella. Then on top of everything else when I finally decided to break free and move out they made the process stressful and confusing. NO move out instructions were provided and they never even gave me a final move out date on paper. Once I had finally moved out the property somehow "didn't receive" my forwarding address and when I called to give it to them they said I had to call Umbrella in order for it to be official. So that's what I did, but they told me they needed it in writing and to email it over to them. After emailing it and asking multiple times for a confirmation that they received it I got no response. A month later after my move my wife contacted them to check on the progress of our security deposit return and sure enough they claimed that they didn't receive it. My wife was told that she had to be the one to email it since she was the main one on file... but guess what?! Neither of us were ever told that! So now we're here waiting for a check that they mailed to our previous address and they're going to charge us $35 if we try to put a stop on the check. Absolutely ridiculous! This place is a nightmare and it's very clear that they are trying to scam people out of their money.

Horrible company. We were excellent tenants; just to get every penny they could from us after we moved. Read that lease very carefully. They basically have rights to your first born child. ?
