If you want to pay to live somewhere that will make you lose your mind this is IT. I’ve never felt so uncomfortable and unsafe in my own home. I currently live here and it’s an absolute nightmare. The last decade has come with constant construction. Like NON stop. Replacing windows in our units without proper coverage of furniture which resulted in me having to toss my couch out. Turning water off multiple times a a week, fire alarms going off for hours on end multiple times a week. I am often woken up at 7 am to my apartment shaking from all the drilling from renovations. I was even requested to pay $500 in back pay because they said that “all of the renovations where going to provide us a better common space”. What a joke. If you want more real reviews you can find them at maple leaf quay. I’m guessing they rebranded to the quay because of all the truths. Do not walk away from this place. RUN.

This building has been under construction for a while now and they’re constantly drilling throughout the day. It can get very annoying especially when they drill really early in the morning when you’re trying to sleep. Also, I work from home and it’s impossible to have meetings online when the drilling is so loud

Today I went to 350 Queens Quay to get some information regarding the office hours. The security guard pictured, right from my first question started being extremely rude to me and raising his voice in front of my kids. When I asked why he was being rude, he responded by saying several people had already come in today asking the same questions. Regardless of the situation, there was no need for this type of behaviour. It’s very disappointing that The Quay has this type of employee representing them at the front desk.

They are currently trying to hit tenants with a random administrative fee out of nowhere. We received a paper notification this week that a new fob system will take effect next week, and a $210 administrative fee would be implemented going forward each time there are changes in the tenants and occupants of the apartments. Since the notification explicitly stated the system would come into effect in one week, it would only make sense to assume one should be able to update their living situation without the charge if done so before the new system is in place. Turns out this fee takes effect immediately, while the current system is still in place, hence unavoidable.Building management says it's for security reasons, but the ridiculous administration fee will probably make the building less secure as it discourages many tenants from registering new occupants.Another issue is the maintenance and timing. It takes so long for maintenance to fix anything! Our current amenities are the gym, cinema, and conference room: gym is tiny and lacks a lot of equipment currently, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. Due to the construction, our view has become obscured, and they had closed off our roof early this year, which is the best part of living in this building. Despite all the issues and noise, fees such as the above aforementioned, and the slowly creeping rise of laundry (price increased twice in 2 months), still keep getting tacked on.You can probably find better deals elsewhere, with less questionable management.

I have lived here for over a year now and am thankfully moving out in just over a week.Ill start with the positives - It has a great location on harbor front, you can access shoppers drug mart without going outside and there is a nice convenance store on the ground floor ran by a lovely couple from Nepal. That convenience store is seriously a gem. Large range of products, fob copy, printing service and passport photos.Now with the bad - The place is under constant construction. Im on the 20th floor, 2nd highest floor and they are renovating the roof top. The drilling starts as early as 7am and is constant. As someone who works evenings this is unliveable for me. The projected finish time was october, now they have changed that until the end of the year. Months of banging and drilling in the early hours - No thanks!The walls are paper thin. I can hear everything from my room mates. I can also hear babies crying a floor below me. Noise insulation is not good.The communal laundry is also clearly unsafe. I had my laundry stolen from there out of the washing machine - hadnt even made it to the dryer yet.Lastly the security is seemingly away from the desk 90% of the time over night. So uber eats can never deliver to your door. Also kind of feels unsafe that there isnt presence there to vet people coming into the building downtown.The price point here is not cheap and honestly it has the be the worst value condo i have come across in the city so far.

Horrible place to live. The construction is never ending, most units have roaches, the management is HORRIBLE and EXTREMELY RUDE. They will not care for your health or medical concerns and force things upon you. They will also threathen you if you still refuse. Laundry is always full with multiple non-functional machines. Not worth the price at all.

The neighbors don't respect the silence.It's common parties starts after midnight.Children screaming all day.People talking loud on corridor.Residents discarding stuffs inside de build in front of a sign informing to not discard stuffs at this place.The administration is a joke. When you report noise problems they answer that you need to report for the security to check and register the evidence. But when you report for the security they don't appear to check the fact.The laundry ever has a lot of machines in maintenance. And people think that the machines are exclusive, putting clothes and forgetting to remove after, keeping all machines full and stopped all day.At a moment you can think that this place is a good deal because the localization, but it's not. Run!

The management says unprofessional illegal things in emails and over phone especially the property management. They will not accommodate you based on their mood not their jobs. Also, cockroaches, ants and bedbugs. They will not accommodate as legally its their responsibility. Also, if you just moved in and were not notified prior about contracting and construction that is illegal and should take that to tenate board too. It’s difficult to get a hold of briarlane head office during business hours or to get a call back. Contact after hours emergency number better bet.dont live here at all cost. Drilling and noise from 7am Monday to Saturday till 2024. Lol. No amenities. Pay extra for laundry none in unit. You are better off renting from a owner of ice condos lol. Avoid at all cost unless you want to live in the ghettoo

This building is a nightmare. The neighbors are the worst, kids screaming, constant noise of slamming doors, parties with loud music, people screaming in the hallway, drilling and dragging furniture in the middle of the night. The laundry is always full with several malfunctioning machines, and don't expect any help from building management, they are just useless. Also avoid buying things online since there's only a 50% chance you will actually receive it. Packages get lost and are delivered to the wrong unit frequently. There's no doorman, they are always "making rounds" and nowhere to be found. The carpets in the common area are dirty and stained. But they are just focused on building a new building instead of fixing the ones that already exists. So also be aware of constant construction noise.

Our family has had a great experience living at Maple Leaf Quay. The office team has been quick and attentive to our service requests and questions; often having our requests completed the same day that we submit them.On top of the fast service, they're friendly, professional, and accommodating.The maintenance team matches the office team with their friendly, informative, and thorough assistance with requests.We recently asked for assistance with our thermostat, Alex from the office responded immediately, had us complete a COVID questionnaire for safety, and dispatched a maintenance request. Nick arrived, adjusted our breaker, reset the thermostat, and showed me how to fully use it. He was safe, tidy, approachable, and answered my questions.I'd recommend this complex to anyone looking for great service, fantastic views, and reasonable rates, all in an engaging neighborhood.

***Update: I found out from building maintenance today (May 12, 2021) that there is an active BED BUG problem on the 14th floor. Did the management company let me know about this? No, of course not. I had to overhear it from the maintenance crew arguing with my neighbor in the hallway.I moved in at the beginning of October. During the viewing in August I explicitly asked about bug issues after reading other reviews about ant infestations. I was told “that’s only an issue on lower floors” and I was assured that since I was moving into one of the top floors, this would not be an issue. This was evidently a complete and utter lie. On my second day in the unit I woke up to a sink full of 50+ ants (and there was no food in the sink to attract them). But the issue isn’t just there. I’ve also been seeing ants on a daily basis in the bathroom as well. I emailed management about this issue and their solution was to give me ant traps which honestly seem to do absolutely nothing. I’ve re-contacted them to insist upon further action. Needless to say, I feel very misled.On top of that, I explained at my viewing that my main reason for moving was to get away from construction noise as my previous building was across the street from a construction zone. Turns out, that noise was actually preferable to the insanely loud, intrusive drilling noises here. The noise is so loud that people can hardly hear me when I’m on a video call (working from home during COVID). In my opinion, there is no way that management would not have known about this construction work prior to my viewing. Accordingly, I feel very misled and now I’m stuck in a year long lease with an ant infestation and incredibly disruptive noise. On top of that, I received a notice of demolition construction in the building which was not disclosed prior to signing my lease.If I could go back and talk to my past self I would tell her to steer clear of this building. I am incredibly disappointed.
