Charging $1,500 for a one-bedroom apartment in Tulsa, Oklahoma, where the average income is $30,000, can indeed place a significant financial burden on residents. Rent that exceeds 30% of a person's income is generally considered unaffordable. In this case, $1,500 per month would amount to 60% of a $30,000 annual income, which could lead to housing instability for many individuals.
Adjusting rental prices to align more closely with the local income levels is a crucial step in maintaining affordable housing and preventing economic strain. A more reasonable rent, based on the standard affordability guideline (30% of income), would be around $750 per month for someone earning $30,000 annually.

I had the pleasure of living at The Edge for almost 7 months from January to August 2024. From seeing the apartment (#439) to filling out the lease and moving in I felt so at home and well taken care of. The apartment manager, Billy, was very friendly and knowledgeable about the community. He was always there to answer my questions, help me find places in the neighborhood, or just welcome me back home with a smile. Everything in the apartment worked great, the community was quiet and clean. I used the fitness center often. Secure covered parking was a plus as I was traveling often and felt safe leaving my vehicle paked while I was out of town for long periods of time. After I moved out, I was refunded the remainder of my deposit withing about two weeks via mail. I would reccomend The Edge highly to anyone looking for an apartment in Downtown Tulsa.

This is the best apartment I've lived in so far. It's aesthetically pleasing throughout. The location is perfect for experiencing downtown on foot without being in too dense of an area. I''m sort of bummed to be moving out.

Hi, I lived here during the spring-summer period and would like to share my feedback.Pros:- Great apartment quality- Good managers, who will always help with problems, and on Saturdays they organize breakfasts, and from time to time there are small holidays events- Pet friendly, bark park for dog and shower room for dogs :)Cons:- Very noisy, because:1. Trains are very close to the apartment2. When it’s warm, always on weekends at night, one of the neighbors is always by the pool, screaming, making noise, playing loud music. You want to come after work, relax, sleep, but no, thanks to your noisy neighbors, you won’t be able to do that.- If you're going outside the USA, forget about deposit money, they could make only USA check for tenant name, but, outside USA nobody accept these check, so for me, it's no possible to get deposit money back. So, if you want to find quite place, unfortunately The Edge apartment isn't good option for living.

Overall, I've enjoyed my time here at the Edge!
Likes:
Property is well maintained and clean
Maintenance staff is helpful and friendly
Quiet for the most part (neighbors are generally quiet but keep in mind there are 2 bars next to the building)
No hidden fees
Dislikes/things I would like to see improve:
- Poor communication from office staff - there have been many instances where property features/issues have occurred without any notice from office staff (false alarm fire alarms, broken garage doors, broken elevators, exterior doors not unlocking, etc.) Last month, the first floor flooded and we received no explanation or notice. A simple email or apartment-wide text notification system would be helpful!
- Maintenance issues - the maintenance staff is extremely kind and great at their jobs, but after having A/C issues repeatedly unaddressed throughout the hot Oklahoma Summer, I got very frustrated. Hoping to see a difference when things warm up in a few months.
I will likely renew my lease but hope to see continued improvement!

I recently moved out of The Edge At East Village apartment after a year long stay (only moved for a career shift). Their office staff is not only accommodating but amazing all around & the community is so very welcoming! I'll follow up if I feel wronged on the move-out fees but until then, 10 out of 10 would RECOMMEND the EDGE!

I’m loving the experience of living here at the Edge East Village in Tulsa!!! The Associates in the Leasing office are exceptional! They always exhibit a kind and cooperative spirit. Huge shout-out to Madison! She always exceeds my expectations! The maintenance team also exceeds my expectations and are some of the nicest folks on the planet! Sending much love and blessings to the entire Edge team! Thank you so much!

Beautiful quiet within walking distance of the best of what Tulsa has to offer.

Please read if considering moving in. Not angry, just want to share my experience. I had a bit of a nightmare situation. I only ended up living there 9 months. Every month, something in my apartment broke. Often it took maintenance 2-3 months to actually fix the issue. This ranged from my garbage disposal, to A/C, to my toilet. For example, my air conditioner kept breaking during the summer. I had to go stay at somewhere else for a while until this was finally resolved. The doors from the parking garage as well as the gate constantly broke which was frustrating as parking is not included in rent. During Christmas eve, the main waterline burst on the first floor, and while that speaks more to Tulsa infrastructure, it was never even addressed by management. The façade is really lovely, but the actual amenities put into the building are cheap and pretty low quality considering the rent prices.I will say this: maintenance and the cleaning crew were exceptional. I knew it wasn't their fault that the owners chose to install cheap appliances and cut costs at the end of the build. I just think there are other complexes in the city that over much more for the same price...maybe not the location, but I'd never again sacrifice a comfortable (and working) living space.

Love the apartment. Wish the water pressure was better & really really wish people would pick up their dogs poo at the dog park. If they did, this place would be a 5. Staff is very friendly and helpful. Maintenance is quick! Apartments are done nicely.
