Leon is a straight forward guy and I think that can turn some people off. But he is an awesome landlord and has always been more than reasonable with me. Plus he accepts pitbulls, which is amazing. Pay your rent and he won’t bother you.

A rural farm house nearby has their sign posted out front. A family friend, looking to rent the place, tried to contact this company via the info on the sign, but was unable to get a hold of anyone and his calls and messages were never returned. I don't know if this place does anything other than list properties, but that yard is about ready to be cut and baled, no one is there to maintain the place, been empty for a few years, hard to say what shape it's in after sitting empty for a few winters. I would be highly suspicious of any properties with their sign posted out front. Perhaps they don't have time for the more rural listing. Beware.

Signed a lease, was ready to move in, and I went to pick up my keys the day before moving in, after paying a deposit, with my rent check in hand. A rude situation occurred over the fact that the utilities were not active yet. My wife was left crying after trying to explain things and constantly being talked over. I CANCELLED my lease immediately. DO NOT RENT HERE. RUDE. UNPROFESSIONAL.

I had been a tenant for roughly 2 years. I cleaned my unit (even went as far as replacing faucets, blinds, toilet seats, patching holes in walls from hanging curtains/frames etc) The unit was in great shape when i left, so well that the owner had a tenant in the unit within a couple weeks. i had tried to contact them in regards to move out inspection and it being the holidays (literally Christmas day) i didn't want to bug them too much, I waited until after the new year and when i called again he said he wasn't refunding my deposit because i didn't contact him in time (throwing more "oklahoma law" at me. I never paid rent late, the unit was left in great shape and it was well taken care of apart from normal wear and tear and even then it was in great condition. He always made me feel uncomfortable when communicating with him. His demeanor made me feel like he was always talking down to me and his approach to "im wrong, you're right" and throwing "Oklahoma law" trying to make you feel beneath him as an intimidation tactic was always unnerving. 1/1 recommend for peace of mind. The owner has no soul.

I own a lawn care company and was hired by a tenant in one of Mr. Hicks properties while I was doing the work I was hired to do by the tenant I was continually harassed by Mr. Hicks (I’m guessing from other reviews because he wasn’t hired to do the yard) Mr Hicks is a extremely unpleasant man I could not image having him as my land lord.

Living on my own with three dogs, it was difficult to find a place with a large fenced yard. Here it's quite, the dogs love the yard. Very quiet nabiours, friendly but quite. Mr Hicks soon roots out any undesirable elements. His lads keep the area mowed and clean. And if I am unable to mow for a "small" fee will do a nice job for me.

I've leased from Leon for 4 years. I'm extremely pleased with the maintenance and prompt repairs. My dishwasher went out, and they completely replaced it. My garage door broke and they immediately sent someone out. Things over the years are well maintained. His son has a lawncare business I use, and he edges, weed eats, and mows over an acre for a very inexpensive rate.I lease a 3 bedroom duplex that is a spacious, open floor plan with stained concrete throughout - a HUGE plus for allergies and pet owners. The master bedroom can hold 4 california king sized beds (at least 3 twin bunk bed sets easily) with a spacious walk in closet for two - or multiple kid closet with 2 lower racks, 2 upper racks, 2 full dress racks, built in solid shelves on both sides, upper solid built in shelves all around the top. The smallest bedroom fits a queen size bedroom set and still has a step in closet. There is an office nook, dining area, and open kitchen with a bar separation from the living area. Built in sprinkler systems are included with a patio and he allows you to build a fence in your yard if you like! The parking is expansive with a two car garage and then space for six additional vehicles in the drive (or a place so big your kids can play in the driveway and not want to go to the road).The Redlands Road neighborhoods are more family oriented. Large dogs are welcome so the community is full of smiling people walking their dogs. The neighborhood has been so far very nice, however Campbell property management has a few units at Redlands and brought in the usual college party crowd - Teal Ridge is known for this. So far, Redlands is still mostly family units.Now, if you're not one to pay your rent this is problematic for Mr. Hicks and he will not tolerate these circumstances; so please be responsible or look for someone more flexible like Harry Marton. He's very straightforward and so have a thick skin if things go awry. I've never been more pleased with a property manager in my life.I have not moved out, so I cannot tell you how it goes when asking for a deposit back.

Leon is a good landlord. Things are fixed in a timely manner. The houses have great amenities, low utilities and pet friendly. It’s nice to be in the country but still close to town. We would stay longer if we weren’t moving out of state.

Good down to earth guy. Got orders for the military so I had to leave very hastily. He was understanding and helped in any way he could. the houses are the best for the price anywhere i've seen in or around stillwater. You would be hard pressed to find a 2 bed 2 bath anywhere in stillwater with the same size bedrooms for even close to what he is asking. We had a few minor things we needed fixed in the house and he got it done within an hour. Great handyman. No complaints whatsoever. Oh and he has a good cheap lawn guy and is friendly with pets!

I rented from Hicks Properties for my last year of college at OSU and loved my rental. It was a quiet and safe area where I could enjoy my study-time in peace. Hicks Properties in my experience is very understanding and respectful when it comes to renting. They are also pet friendly as well! Many rentals in Stillwater are difficult about needing an additional monthly "pet rent" but not there. Most of the Hicks properties even have fencing put up to safely let your pup out and play. Plus the stained concrete floors are a great way to ensure you aren't stuck paying a huge fee for replacing carpet when you move. If I had not moved out of state I would still be renting from Leon Hicks.

Get what you pay for folks. And he added $50 to rent to pave the road and has never paved it. Shady operation. No background check so bad people moving in here.
