Even though we did not end up renting through Campbell, they did go the extra steps to try to find us what we wanted.Friendly and knowledgeable staff, everyone we spoke to just had a really great attitude.

I spent all of 2023 without heat in my apartment after asking multiple times to no avail. After my neighbors apartment, caught on fire from her furnace, I called Campbell properties who kept putting me off.. I had to contact the fire marshal and code enforcement. Campbell property, then fixed my furnace. And sent me a notice that they will not be offering me a lease agreement and must move out within the next 28 days.

Say goodbye to your security deposit! After multiple phone calls and attempts I just gave up trying. They’re are great about answering questions and giving you the runaround but never hold up to their word.Reached out to old neighbors and they too had the same problem. It sucks because they are one of the main management companies in Stillwater.

The main issue I found while living here besides the terrible management company was the lack of enforcement about loose dogs. My horse was terrorized for months because Campbell property management did not enforce their no loose dog policy that is in their lease. On multiple occasions my gelding was run into the ground and fetlocks bit by the loose dogs. My own dogs were tackled and attacked by loose dogs at least once a week. Packages left on porches were torn apart and items spread across the front lawns because of the loose dogs. Campbell property management showed that they do not care about the horses safety with their lack of action on this issue.I was charged twice in one month for rent so I was overdrawn by 2,000 plus dollars due to their poor management. I would not recommend giving them access to autopay every month as this is a common issue. Also keep an eye on your payments each month as they tried to charge me a late fee one month. I paid my rent on the 28th of that month and they were late to add my trash fee. Since I had already paid rent I assumed I had paid everything until I got a notice saying I had a late fee. They admitted to their error and removed the late fee but you really have to keep an eye on your payment history.Take a lot of photos when you move in of the condition of the house and write everything down on the move in inspection sheet. This will help you at move out when they try to charge you over 1,000 dollars in damages/repairs/clean up. When I moved in they did not paint the walls, there were holes in the walls with paint chips missing, the unit was not cleaned, there was junk left including fence panels/hay rings/a grill. When I moved out they tried to charge me for all of that and I had to hound them to remove it. Thankfully I took photos at move in and noted everything in the inspection sheet so they were forced to reimburse me. I had to hound them for two and a half months to get the ledger explaining the charges and send my deposit back to me. This management company is SKETCHY and will try to swindle you every step of the way. If you have a choice, pick any other management company besides this one.

This place is a joke. My son was to move in to an apartment but when he got there they double booked the apartment . He had to move to a different apartment. Now not only are they charging fees for every type of payment method but we have been trying for 2 months to get the money I applied in the first house he was to get to the house he is currently in but no one can seem to take the time to move it around. Well Campbell property’s - i have Ben told 2 different stories by to different people so if the Kate fees are not removed and the money put in the correct place … you will be hearing from our lawyer by mid next week

Absolutely awful. They steal from you, it’s almost impossible to get maintenance out to fix things, they’ll rent you a filthy home and still try to charge you ridiculous cleaning fees no matter how spotless you leave the place, deposits might as well be non refundable, and they’re incredibly rude. I wouldn’t under any circumstance recommend anyone to rent from them.

If you are renting from Campbell or plan on renting from them please read this.0/5 StarsDO NOT DO BUSINESS WITH CAMPBELL!Campbell Property Management is literally the worst company I have ever had to deal with. Difficult, shady, disrespectful, and extremely unprofessional. This company is an embarrassment to the Stillwater community. If you are currently renting from them be aware! They lie, steal, and do not have anyone competent in their office.Upon move in to The Vintage Apartment Complex, our apartment was not cleaned. There was food, ants, and trash still left in kitchen, hair in the bathroom, holes and animal urine stains on the bedroom carpet. We moved out in May, had to call multiple times to get an update on our security deposit return, which is supposed to be returned 45 days after move out according to the lease. 85 days go by and they finally give us an update telling us that we are not receiving our $500 deposit back and we still owe them an extra $400 (total $900 in charges). Luckily, I took pictures of everything wrong with the apartment and kept the move in sheet that we turned in to them. They tried to charge us for things that was already wrong with the apartment from the previous tenant. They tried to charge us for absurd cleaning fees and other nonsense fees. After calling them out for these ridiculous charges and fighting for several days, they finally gave us a check for $70 and refused to give us an itemized receipt for the “Preparation Fees” that they say was to replace lightbulbs and filters for the fridge and air, holes in the wall and paint which was not fixed when we moved in. We called 5 days in a row to attempt to speak with a manager since all the receptionists there are rude and incompetent, only for the manager to refuse to speak with me. We were told several different things that contradict and was finally told by the receptionist that the manager (Jill) “does not talk to people and does not have time for anyone that has issues.” Jill absolutely refused to speak with us at all. The receptionist was unbelievably rude, disrespectful, and unprofessional. Any attempt to contact a manager was met with resistance and hostility.I would not recommend working with or renting from Campbell to my worst enemies. You will have to fight tooth and nail to receive any security deposit back. If you do end up renting from them, good luck and TAKE PICTURES OF EVERYTHING WRONG WITH THE PROPERTY UPON MOVE IN. YOU NEED EVIDENCE THAT THEIR CHARGES ARE NONSENSE. Be sure to go read through everything they give you and keep any and all documents from them. They will not hesitate to scam you for money. They absolutely do not care about their tenants or their well being and safety.

I’m unbelievably frustrated at this point. My 76 year old mom lives at one of their apartments. She moved in over a year ago. Maintenance never fixed the initial issues with the apartment, which included a leak under the kitchen sink that literally just had a bowl to catch the water in (that was there when she moved in). As well as mold in the tank of the toilet. She has not had a working AC in months. It’s been consistently staying at 85 and she has to have the fans running on high. We’ve called over and over. Left messages. Nothing. Seriously the worst.

Zero Stars. Worst property management company on earth. They lie to you constantly, refuse to give back security deposit once you move out, try to make you pay security deposit twice when you move in. While living there they don’t ever want to fix anything and everything is your fault. They will not take accountability for their actions and the office staff is the worst. I would recommend living on the streets before I would recommend someone renting from Campbell Properties! Unless you enjoy people who are going to scam you, lie to you, and blame you I would stay as far away as possible!

Not sure where to even begin. Worst leasing agency I've ever seen. Exteremely shady and has no accountability or immediate response. Took 5 months of calling every week to repair a sink, took a month of calling every week to get a pair of blinds, and no matter what day or time I called, the manager was never available. Upon move out, the office deactivated our tenant account so my roommates and I were unable to get our security deposit. I called about the security deposit 2 months later and they said they would mail me a check. I shouldn't have to be the one to contact them about that! Absolutely, hands down, horrible experience. Spoke with other tenants in the area who encountered the same delayed response times for other issues. Do not use them.

Where to start? Moved from Massachusetts back to Stillwater after leaving for a few months and decided to rent from Campbell. Had an online showing of the unit, accepted the unit and terms. We were promised to move in on a certain day, we showed up from Massachusetts and went to the office for keys and was told we couldnt move in for 2 more days even though weeks before, promised us the day. Stayed in a hotel for a couple days and moved in.Upon move in there were various issues with the unit such as broken blinds, not working electrical outlets, faulty door knobs and locks and a broken ceiling fan. Reported these issues, fixed electrical immediately and waited a bit for the rest. Completed all repairs to satisfaction. Unit was a bit dirty even after it was "cleaned" by their cleaners and carpet company. Had funny smell and sticky residue on the cabinets.Not long down the road our toilet ended up having a crack and was leaking. Campbell informed us they would have a plumber come out but it would take a couple days for repair as the toilet needed to be ordered by plumber. Fine. We asked Campbell if we could use a vacated unit across from us for bathroom use as my wife was 7 months pregnant. They told us there was nothing they could do and if my wife needed to use the bathroom to go to Walmart or a gas station. Unacceptable. So thats what we had to do. They didnt offer a hotel room or any assistance at all. Toilet was fixed a couple days later.Dead of summer, A/C unit continuously froze and stopped working. We had a newborn and it would often take a day or two to send someone over. Their fix was to turn it off for 24 hours to unthaw and then would say nothing is wrong. We continued this at least 6 more times throughout our tenancy. Maintenance would typically say unit is old and needs to be replaced but Campbell would decline and just have someone come and look it up and down and say to let it thaw. Spent alot of days hot because it did not cool well and kept freezing.Toward the end of tenancy our hot water tank sprung a leak and leaked a massive puddle all down our hallway and into our living room. We called and they had someone come put industrial fans everywhere and dry the carpet because they could not find a reason and suspected it to be AC related. It leaked again a week down the road and soaked all the carpets again. Same routine. Fans and dry. A plumber found eventually the hot water tank was bad. They couldnt find one to put in. They ended up buying a slightly larger one to where the guy had to force this thing into the tiny spot it sits in and never even put the drip/drain pan under it to catch any water. Campbell sent their carpet company to clean the carpets, opted not to replace carpets even though they were old and beat up, insisted there was no mold and cleaned. They pulled the trim from the walls because it was saturated in water and said they would replace them in a couple days. 2 months went by and they never replaced them. We had to fight amd argue to get this repair completed and ended up having to work with Bryce Campbell himself to have it done. He showed up personally to make sure damage wasnt bad and to ensure it was completed. After the tank was replaced he paid no mind to any of the repair anymore and acted like he did us a favor replacing the tank and cleaning the carpets for free, even though his units appliance broke causing the damage.At the end of the lease they sent us a checklist of stuff to perform and complete and basically said to leave the unit spotless. They then told us we needed to pay $150 to have the carpets cleaned through their company. We declined to pay for that and said to take it out of the deposit. They said we couldnt do that. We told them we will not pay that charge.We also tried renting another property from them to move to, a nicer property. We opted to pay rent in full, they approved. Asked for a receipt and they claimed they dont do receipts. Red flag. Backed out and will never deal with them again. Renters beware.

Not even worth one star. They lie lie lie and lie some more. They tell you they will make repairs and simply blow you off. They do not care. Horrible to deal with and plan on getting lied to and blown off. Absolute joke that should be shut down. Avoid these scammers. Zero integrity and zero concern for renters. The worst.

Do not live here. Even though the rent is lower than many places (they also just raised it again), it is worth the extra money to live somewhere that is not a nightmare like they are.Here's a list of the various things that I experienced while living in their property:- Staff incompetence. I signed a lease with them and was sure to include that I needed a pet agreement, which I signed at the time of signing the lease. They did not charge the pet rent ($60 a month, even though the apartments are really crappy) for several months, but I continued to pay the amount as listed on the agreement so as to not get late fees, then the day after inspections they issued a warning that if I did not remove my cat they would fine me $100 per day. I called the office and they told me they did not have my pet listed on the lease. I asked them to double check, and sure enough they did have it, they just never bothered to put it in. This is in addition to the months it took them to rectify a charge on my account as a roommate had moved out and broken the lease (paid the fee, they just never put it in) and the contradictions in the lease as to what constituted a late fee.- The living conditions are terrible too. My unit had mold growing under the kitchen sink due to a leak that appeared to have been there for years, eating away at the cabinet below enough that there was not a bottom to it, and when I created a maintenance request, they fixed the leak, never did anything about the mold. There was also a crawlspace that appeared to be growing mold on the door which was reported, and they never came out to look at. The mold problem is so severe that the you can smell it when you walk in, and every day I lived there I woke up with a sore throat. The AC in the unit would also break completely every summer, and due to poor insulation in the unit, the apartment reached the mid 80s.- They require you to hire a professional carpet cleaner to clean the carpets, which is fine, until you realize that there is one carpet cleaning company they allow you to use without having to get it approved, and you may notice that their registered address is the same as Campbell...- My roommates car was booted when the parking permit was directly visible from the place they booted it, but they did not boot or tow the various people that park in the lot to go to other properties or the bars.- The stairs to the apartment were falling apart (rusting due to oversalting during snow/icy weather) for more than 7 months to the point that there was a hole, and every time you stepped on the main landing it would cave, and even after they "fixed" them, they began falling apart again.- Despite charging a cleaning fee when you move out, when my roommate initially moved in, the apartment was filthy, with dark stains in the carpet and grime everywhere. They also have a very long list of exactly how to clean the apartment before you leave, including waxing the cabinets. Their cleaning requirements go beyond what should be reasonably expected of a tenant.- They require you to pay utilities for several days after your lease is over as well, and the move out date is the 27th of the given month, which makes finding somewhere to move difficult without paying double rent.I'm sure there is more that I do not remember currently, but all in all, I cannot say enough that you should avoid living at any property that they own. If you don't believe me look at the records from the people that sued them.

Stay away from the Campbells and anything they manage they make promises on repairs and never see it through they treat the tenants like we owe them something they charge 60$ a month in pet rent for a cat the acs in their duplexes all have issues they wait for the tenant to move out and then replace them!! Don't ever plan on seeing security deposit back from these people they don't care about you or your family rent from them and find out!! Also Goodluck getting maintenance to show up and repair things the right way!!

absolutely terrible service the entire 12 month lease. they told us we could not pay in person it had to be online and they tried to charge us an 80 dollar late fee every month, we had to call them every time and they would say something along the lines of " okay we'll take it off thanks for letting us know. " the lawn care they supplied was terrible and they mowed our wifi cable four times before we could get the provider to bury it and then they stopped mowing half of our yard the last half of our lease. I would stay away.
