The complex is nice and facilities are decent. This place is expensive for what you get and the fees and petty management make it worse. My patio furniture and decorations have been stolen. My bike was locked under the stairs and also got stolen and lock cut. The kids around the complex ding dong ditch and throw rocks down the apartment breezeway. The main courtyard is basically built in a valley so it holds water, if you have to check mail or take trash out this causes a problem. A month into my lease they add what seemed to be an illegal fee for valet trash saying you don’t have a choice to decline the valet when it was included no where in the lease. On top of that , when I was picking up my keys when I first moved in they laughed at me when I asked about valet trash and a fee for it. Almost immediately after, it seemed like they were going to implement it. They’re going to reply to this saying “sorry you had this experience” but they’re not sorry. They hit me with so many exit fees and adding illegal fees during lease making it obvious they’re not sorry. Management is petty here and LITERALLY looking for EVERY SINGLE chance to charge you and add a fee. It feels criminal and much like they’re farming their tenants money with every action the tenant takes. Don’t move here unless you’re looking to throw money at the undersized and over expensive apartment rental you’re already paying for. and if you don’t like being watched like you live in a college dormitory this place isn’t for you.
Edit: here they are accusing me of lying in the replies. I reported the theft, if they didn’t record it that’s their incompetence. I most definitely received the valet trash service as well, I moved out in February of 24’. Grand view heights is here fabricating a truth to fit their narrative, they are not transparent with fees at all and add illegal fees under the term “amenity” . I’ll be posting photos of water retention as well. As you can tell in their reply they’ll change a truth just to get a dollar

These are the worst apartments! They will nickel and dime you and refuse to help with issues in your apartment! Don’t waste your money here. I’ve lived here for going on two years and made the hideous decision to move to a different complex and honestly, I can count it as one of the worst mistakes of my life.

Would not recommend, I have a friend that has had issues for as long as she has been there. Unless you are wanting to feel like you have to tiptoe around your home that you are being charged a very high price for, continue your search. As people we have to stop living in fear by these businesses that enjoy others suffering. Nosey neighbors, nosey office that takes he said, she said as a reason to terminate someone’s lease, anyone can park anywhere, you are not allowed to smoke outside on your balcony, they will fine you as if life is not already hard enough (leaving the property to smoke is crazy). I’m sure most of the negative ratings were probably paid to be removed, because there is no way this place is as great as they lead to believe. Beware, ask questions, have them break down all the rules and regulations if you are considering this place.

I have been a resident now for 4 years, I must say I’m impressed with the entire staff from the Property Manager Carrie , Leasing Agents along with the Maintenance team. The entire team works very hard to make sure that your living experience is nothing but great !!!!
They are very professional, work orders are completed in a timely matter, community activities and events for kids and adults are planned.
If you are looking for a clean, quiet , non smoking and reasonable rent then this should be your home!!!!!

Been here 3 months and loving it! Neighbors were quick to introduce themselves and very friendly. I live on the second floor and it’s been very quiet. Walking distance to everything I would need. And best of all my dog has made friends!

Beautiful mostly quiet place just off highway 75 with a pond across the street. If you want the feel of away from town but still be in it. This is the place for you.

I never have to worry about my families safety and they are always quick to fix our issues. Kayla is amazing as well, during the move in process she helped us tremendously!

The staff here are very kind and always willing to help. They have created an environment that makes us feel like a big family. The units and grounds are beautiful and well kept, and they offer many events during the year that our family looks forward to attending. Our favorite is the pool party!

Awful place to live, there is no security, they decide to add things like trash pickup but cost you extra 25.00 a month that you have to pay, call in for repair takes forever, when you move out they charge you for stuff you did not do. Do not rent here !!! Aful

I am compelled to share our experience at Grandview Heights and unfortunately, considering the amount they charge, it has been nothing short of disappointing. From the beginning we encountered a series of incidents that made us feel as Hispanics; marginalized, harassed and racially profiled. From the start of our contract for 1 unit (we rented 3) we were accused of ruining the grass by driving on it and upon investigation it was found it was not us but the finger initially was pointed directly to us before a formal investigation began. We rented a total of 3 units as mentioned above for our employees coming in from out of town and we immediately began getting complaints that they were being too loud early in the morning, so if you do have to get up early for work, you'll start getting noise complaints. These "complaints" caused for our employees at one of our units to be removed and placed in a different unit causing unnecessary cost and logistics and even though we were amicable, the trouble did not end there. When we terminated our lease at those 3 units we paid the fee for early termination which is nearly 3k for each of the units (a total of nearly $9,000, we were aware of this since the beginning) we were then given deposition letters for a ridiculous amount that just made no sense. Charging us insane amounts for 'heavy clean, heavy carpet clean' when we had only been there for only a few months. Blaming us for broken appliances, broken cabinet doors, staining and the list is ongoing. And threatening to send us to collections even if we had evidence that we did not leave the unit 'trashed' we are sharing the experience with the hope that it draws the attention to the need for a more inclusive and respectful community and Grandview Heights. And again if you are Hispanic, you will be racially profiled!

If u haven’t had a chance to check out this complex u definitely should! I was in a rough spot and the staff at the complex has helped and my family when we needed it the most! The Manager and staff are very caring and understanding, most people just don’t take the time to talk to them! Oh and this Christmas event was AWESOME! Grinch in the house! Can’t wait to see what they have in store next! The area is quiet and numerous businesses just around the corner for unparalleled convenience! Come check them out!
