Lived here for 4 years, constantly have issues with other tenants. The property is super outdated, our A/c units barely blow cold air and we have been forced to get 2 portable AC units to make summers bearable to live in. In the winter the building is actually hotter than in the summer because the heaters have 2 settings on/off. You put in for a maintenance request and it is frequently just entered as "done" without anyone ever coming to your apartment. They charge you for the "in home" Internet regardless of if you are using it or not. Not to mention the constant water shut offs, 2-3 every month. Just not a great place to live avoid if possible.

Management is incompetent. Difficult to get any almost any issues resolved, issues that have been occurring for over 2 years. Roach infestation, leaking windows, water damage...It's cheap. But you get what you pay for. Wouldn't recommend this to anyone

All in all: I can't recommend it in good conscience.First, the good. This is a relatively cheap option for the area, with a great location! We've learned to fall in love with the West Chester area while living here, and hope to stay nearby in the future. Maintenance has also been pretty fast to respond to the few issues we've had so far, and all my experiences with the staff have been pleasant. Apartment itself is nice as well. Ours has a bit old carpet and some minor quirks, but no deal breakers by any means.However, after being here for a year, Lakota Lake started to show its true colors. Rent increased with no discernable change in service quality, including a common workout area that has been unusably damaged since we've moved in. Common areas remain dilapidated and unchanged since we moved in. The common laundry system got a slight upgrade, as well as yet another price hike to add to the list. And a $40 a month per pet is also unnecessarily high. Prepare to see the listed rent price jump $150+ from extra fees, especially if you have pets.UPDATE: we've recently having issues with widespread package theft. The apartment response? An announcement with a screenshot of the lease, stating they're not responsible. How thoughtful.UPDATE 2: Recently moved out and almost forgot all about the yearly *non-refundable* $200 pet deposits. What do they use this money for? Apparently not cleaning, since I was also charged $100 for that upon my leave. Why would this not come out of the $400 I already paid them for things like this?And the crux of why I'm reviewing: the internet. As some background, I work from home full time in the second our bedroom, which we've made an office. So a strong internet connection is very important. Previously you were required to purchase your own internet. Perfect, no issues, and a few options in the area to choose from. We went with Altafiber, personally, who were able to install the internet directly within the office for an easy wired connection.Then with little warning, apartment management announced we were getting Discernity internet and put it on our next lease. Despite my pleading, they clarified *you cannot opt out of it* and we are forced to pay $50 extra a month. And surely, they had to know that every single tenant had internet already installed and would not want to switch to a new provider, so why not give the option to opt out?...It only got worse from here. Unlike Altafiber, Discernity workers didn't bother asking where we wanted the router, and decided to put it in the far corner of the apartment in our dining room. So their dinky little provided router doesn't even reach the entire apartment! My PC wifi can't even find it from one room over, and my phone loses connection in the bedroom.Okay, no big deal right, just wire in a connection with your own, nicer router! Except the devil himself apparently runs this company, as you need to pay an additional $30 a month for faster internet in order to use a wired connection! And this is on top of the $50 extra that's being tacked onto my rent to use the service that, as a reminder, *you cannot opt out of*. It would save me money in the long run to upgrade, but I'm tempted to continue paying the separate $50 a month for Altafiber just to not give Discernity any more money.Overall, it feels like Lakota Lake is much more interested in squeezing out every penny from the tenants than it is in providing a nice living experience, and this principle alone is why I'm giving it one star. The apartments are fine, if a bit old, but I find it exceptionally hard to support or recommend an apartment complex that increases rent and other charges while giving so little back to its tenants and their community. If Lakota changes their mind and I can stop being forced to give Discernity my hard-earned money, I'll consider revising my review.

I currently live here and would absolutely NOT recommend moving here.•My air conditioner didn’t work and constantly leaked all summer which caused my electricity bill to be 220$ a month for a 2 bedroom apartment (now that it’s winter it’s down to 80$). From the leaking there is now black mold all around my baseboards and iv sent in requests with maintenance and they don’t fix the leaking or the mold. They come but for 5 minutes then leave and consider the request fulfilled.•They force you to pay for their wi-fi (that doesn’t work) even if you opt-out and choose to get your own, your still required to pay for their wi-fi that doesn’t work.•The “clubhouse” they advertise for residents to use is now off limits and used as an employee break room. However, they still advertise to the public that a clubhouse is available for use.•The volleyball net was ripped and broken all summer.•When i hung my clothes in the closet the entire closet rack ripped out of the wall because they didn’t even install it into wall studs.—THE LIST COULD GO ON FOR PARAGRAPHSI haven’t been living here 6 months and I already deeply regret moving to Lakota Lakes. They do not have the best interest for their residents and that is blatantly clear after living here the short time that i have.

Genuine and sincere warning: Do Not Live Here. I recently moved into a 2 bedroom unit at Lakota Lakes and very much wish that I had not. Nothing has gone right. The apartment was not ready to be lived in at the time of move in. No hot water in the shower, the fridge was unusable, the ac units were old and leaking, no blinds in the living room, the cabinets and utilities are old and dilapidated. Not to mention the strange chemical smell coming form multiple points within the unit. I have put in more maintenance requests than I weeks I have lived at Lakota Lakes. This does not include the requests that the leasing office had to put in on my behalf at the time of my move in, or said they would put in but there is no way of knowing if they did besides contacting them directly. Issues that were discussed at move in took weeks to complete if they were completed at all. They are currently requesting payment to fix an issue that was discussed during my move-in inspection. Even when the maintenance requests are responded to in a timely manner there is no way to know what the problem was, how it was dealt with or if the problem is solved. Just for the A/C unit in the master bedroom required 3 different requests to be fixed for a leak only to be replaced on the 4th visit due to a maintenance technician drilling a hole into the cooling coil a month prior. The leasing office has been less than helpful and closer to vindictive than empathetic about issues that have been out of my control, or that have existed before I even moved into the unit. If I could afford to get up and leave I would have left a month ago (two weeks into my lease). As a recent college grad I have lived at many different less than desirable apartments in the last 6 years but none have been as miserable to live in as Lakota Lakes. If you have other options, take them.

This by far is the worst apartment complex I have ever lived in. I moved to Lakota Lake Apartments in 2021. The carpet was trifling and had an odor and stains. It should have been replaced. The leasing office told me to shampoo the carpet, when that is something they should have done. When I move into a new place, I should not have to shampoo the carpet. Also, when I moved in, the fixtures were rusted over and needed to be replaced. I had to put in several work orders on the first day I moved in to make the apartment "livable". The hallways always had ceiling tiles falling down which is hazardous. Also, the hallways had trash in them and they always stank. They upped the laundry fees before I left which was ridiculous since nothing in the laundry room was replaced. Worse of all, multiple apartment buildings HAS (present tense) roaches. When I called the office and put a work order in, the roach infestation problem was addressed a month after I called, so the problem got out of hand. I rarely had guests over because I was embarrassed of the apartment complex. The leasing office tried to blame it on the pest control company when it was the leasing office's negligence that led to the problem in my apartment. I had to throw a lot of my things away due to the roaches. To me, it seemed like the people in the leasing office where there for paychecks and did not care about the problems they could have prevented that were occurring in peoples apartments. They charged me $400 for a security deposit and I only got about $120 of that back due to ridiculous fees they charged. They should have charged me nothing since the apartment was in bad shape when I first leased my apartment in 2021. I am beyond grateful to have found a new apartment complex to move to that actually cares about their residents and goes above and beyond to make the apartment complex feel like a home. There is a reason why Lakota Lake is cheaper than the other surrounding apartments; it's a trifling place. I would not move here unless no other apartment in the tri-state area has no availability. Property is conveniently located near I-75 in a lovely West Chester township. Lots of retail near by including wallmart. Great school district and no city tax. Price is the lowest around. There is a reason behind that . It's a run down , old poorly maintained up property. Stinky hallways, peeling paint and window ac/units. Outrageous $300 combined application fees that I never saw in entire metropolitan area. Sales rep Ms Williams was nice. Lady manager who seats in her own little office showed zero compassion and no empathy with the situation that was presented to her. She is not rude. Just very cold and formal. Felt like I talked to a robot. I left with the impression she is there for a paycheck and hates her job. Conclusion: you got what you paid for, if price is all you care - go for it.

We lived at Lakota Lakes for two years and moved out at the end of July 2023. Moving out was the best decision of living there the last two years. Water came in from the top of the windows and sliding doors when it rained. Floors creaked and could easily hear the people walking around above us, which was super annoying. Management is unconcerned and doesn't seem to care. Would not recommend this place.

You get a 1 star review purely on the fact that SEVERAL people called you out about your bad management and lack of maintenance work and YOU BLAMED THE RESIDENTS!!! you even copy and pasted the same response saying basically "you never told us, too bad so sad" I promise at least one of them tried to communicate with you.... you just don't listen and don't care.... and I read the internet reply too... what do you call FORCING your residents to pay for DISCERNITY in your lease agreements???? Your response is "you can still have another provider but you're still paying for discernity because too bad so sad we made a shady deal with them where we both make a profit and it only hurts the residents"... as someone who works from home the worse internet I'm getting forced (yes forced) into hurts my quality of work but you don't care about that do you???

So we have leaks/water damage over each window in the apartment. One of which is over a power outlet, which is a FIRE HAZARD. Plus leaks around the AC unit. I reported this over a month ago. Water leaks every time it rains. Also there are roaches. Roaches which we have been attempting to take care of for 2.5 years because the office and maintenance staff is too incompetent to handle it on their own. Don't live here unless you have to. It's cheap. But that's it. The staff and ownership is useless.

They frankly don't care about their tenets they merely care about their monthly checks... they practice deceitful tactics when it comes to force "amenities" on you that should be illegal but they find a loop hole so they aren't. "Corporate" doesn't exist if you try to escalate the issues you have. They have horrible upkeep on their common areas like stair wells and hallways and they look disgusting for the price they make you pay. The fire alarms go off several times a month if not several times a week all "false alarms" but they don't do anying to fix that issue. All around horrible place to live with bad management who just want money and bad tenets that trash the place with no repercussions.

We lived here for 3 years. The hallway they take you down when visiting there show unit is the only nice hallway and only updated units Every other has moldy carpet and ceiling tiles. Me and multiple other residences windows would leak during any heavy rain causing mold and ruining furniture and managements response is to just say it’s an old building.We were told every unit has a balcony/sitting area but when we moved in come to find out that was not the truth and when we confronted the same person who told us that we basically were told tough luck.When moving in we could not fit our standard size couch in our appartment and when we brought this to management we were told people fit full sized sectionals into units… when we asked for them to just show us how it was possible (not help carry or move anything) we were told noManagement will not let maintenance to replace items like a dish washer or air conditioning unit without 5+ service callsAbout once a month you’ll have fire alarms go off for hours due to dryers being old causing smoke and the alarms to go off.Never late on a payment and our rent went up 100-200 a month every year.This place will do nothing to help remedy issues they just expect to take your money every month with little regard to living conditions. The only positive other than the location is the maintenance crew is amazing, they are extremely nice and do all they can in there power to help but end of the day the management/ownership does not care about its employees or residency members
