Not a legit company. Had me do an inspection before putting an offer in then refused to take offer. What a waste of my time and money. Stay clear of these people

The place in my opinion misleads people based on my experience. They told me they could sell my property at $79,900 and within two months I'm losing $100 on it. Break the contract and you pay $5,000+ fees but the video they did... yea it was a gem. Turnups or tulips or whatever and advising it as a perfect section 8 instead of a steady cash flow with over promised gains.

It’s really upsetting that they speak so poorly about the demographic of people they target to do business with. Being a “Section8” investor but all the while saying things like ““Section 8 Tenants are Animals & Good property Managers Treat them as Such”I fear for the Tenants this company already has. Being that they call them animals especially in the Cleveland area where the large population are people of color. As an investor be careful who you are doing business with. I’m making sure to pass along as much evidence on this company as I can to be sure they are unable to collect government checks all the while discriminating very openly and proudly.

One of my friends who went through Holton-Wise this year had some pretty less than desirable thoughts on this buisness. Since I have not used them I cannot formulate my own judgement but I can say that their Social Media is disgusting and hate fueled. I know a lot of people, including myself, that wouldve been in horrible situations had Section 8 not existed, and this company is horribly trash talking people in those situations all over their instagram platform! I am astounded that this company finds it okay to talk the way they do about people.

I just recently closed on my 1st investment property and The Holton Wise Group were very helpful and made the process extremely easy and streamline. I am looking forward to continue working with them in the future.

After my ceiling collapsed , they boarded the whole with plywood. Didn't repair the roof. Contaminated water driped constantly in a bucket in the middle of my living room. Everybody on the third floor had buckets to catch the dripping water off of there ceiling. Mine was first to go. They tried to corner the market and buy every rental building in my neighborhood. Fortunately, alot are independently owned. Bottom line, there is no 24-hour maintenance, it took ten hours after my roof collapsed before anyone responded. Still shaking my head in disbelief . They just want your money and don't care about living situations. Ask anyone who lives on the 3rd floor at brookside in Brooklyn.

As a Landlord in California, and a future Long Distance Investor, I've learned a great deal from Holton Wise YouTube channel. I was a longtime listener of *other* investing podcasts and books which hyped my up into long distance investing without being showcased the reality and the ugly side. Since watching Holton Wise constantly over a few years I've been shown the reality through his videos show casing multiple types of investment properties/strategize and even become familiar with his "Grading Cleveland Neighborhoods", (which I cant recall any other Realtor or Broker putting together in pdf/book format). That being said, This is the company that I'll trust my long distance portfolio with, Mostly because of the No B.S. approach and authenticity showcased daily. That goes a long way for me.

Great experience. Mr. Wise did an analysis of my grandmother’s investment property to give me advice on my financial strategy. His advice was exactly what I needed to make the right choice. I would definitely recommend his services for any real estate advice/services you need in Northeast Ohio.

I have been watching Holton Wise's videos on YouTube for years. I have learned a lot from James - from learning the different Ohio markets, costs associated with investing, and investment strategies. I really like how upfront and transparent all of the provided information is. When I invest in my first OOS property, I will be working with Holton Wise.

Holton Wise Property Management Group is awful. I have several PMs in several markets and HWPG is the most expensive, slowest to address problems, and take days to respond. I repeatedly found over charges and had to call them out on not following their PM agreement. I can't imagine how my tenants felt about them.

Maybe it wouldn’t be a bad business if they didn’t let the work they did interfere with the neighbor’s property line. The owner has been working on his dads newly owned property and we’ve had to deal with workers complaining about our dogs (feel free to pay our mortgage. They’re allowed to be outside) we’ve had our lawn torn up from other companies they’ve had come in. And when the home owner of our own house went to speak to the home owner of the house next door (the owner of this company’s father, not you boss man) you ignorantly shut the door in his face and brushed it off. No worries we will soon be making a police report . Hopefully you can keep your business in your own property line sunshine

We moved into a house next-door to a Holtonwise property, they rarely take care of the property. The backyard is a mess and we can see it from our yard. They make the front yard look good and forget about the back I have called the city on them at this point

READ BEFORE THINKING THESE PEOPLE ARE AN OPTION!If a 0 Star was possible I would! When you a breaker being blown and 2 and a half rooms of power are out and you call for maintenance and they are beyond unhelpful it really makes you question things. Then when you check the panel and notice it's sparking and you message your land lord group for emergency help and they ignore the messages it really has you see they don't care about the health and safety of their homes what's so ever..I've been here for 3 years and anytime there is something wrong it's always a hassle to get anything fixed. . I wouldn't reccomend this company to anyone! Completely ridiculous service. I can't imagine the horror stories s other home owners face with them.
