I wanted to give a shout out to Susan and all the staff at The Village of Coldstream! I loved living in the community from 1/2023-1/2024. We especially liked the community involvement, the pool parties, and my Murphy loved the dog park. I would HIGHLY recommend this community if looking to relocate. ?

We lived here for close to two years, we only recently moved out because we had to relocate to a different state. The apartment's leasing office is great. Susan is awesome and will help you with any issues you have and the maintenance crew is also great. The apartment's landscaping is amazing, everything is very green and well maintained. We've never had issues with our neighbors. Most keep to themselves but the ones that do strike up a conversation are friendly and nice. Our unit had an unit washer and dryer. Due to the size we never used it much but instead relied on the common washer/dryer in the basement. There were enough machines that we never really had to wait to do laundry.Definitely recommend the village of Coldstream

I have been living here for 2 years now. And I love raising my family here. Our office managers are awesome and always make sure our needs are cared. Maintenance is outstanding anytime I’ve had a issue he is quick to respond! It’s a safe neighborhood cars always slowing down for the children, and any problems management always handles it quickly. Not to mention all the activities they host to get our community together and closer! Definitely GREAT vibes in the village.

The actual property is kind of nice, for how old it is, but it’s definitely not easy to enjoy! I’d recommend top floor ONLY or the noise might drive you crazy. Also it smells and sounds like a dog kennel in the halls. Barking dogs can be heard inside your unit as well. Susan just uses the excuse “we’re a pet friendly community”. If you work 3rd shift they will NOT have any consideration for you and actually RESENT YOU! You will have to spend a lot of money on proper pest control, and sealing doors and windows. You will also have to clean a LOT. Not just in your apartment, but in public areas like the GYM and laundry room. Most of this is due to absolutely worthless property management. They’re not utilizing any modern technology or security systems AT ALL. Being in a wooded area has pros and cons. The good part is natural beauty, chipmunks, deer, rabbits. The bad part is the bugs, which would be properly managed with humidity control for the entire building, but properly management is either too cheap or stupid to know this is how you prevent millipede infestations so bad you will see a new one every 10 seconds all spring, summer, and fall. There is literally too much wrong to fit it all in this review before reaching the character limit. Susan is a terrible, cowardly, manipulative, lying man hater, and we do not feel safe around her. She is 100% why we moved over 50 miles away. Her boss Erick covers for her so she never gets fired, no matter how terrible she is, so I’m not wasting too much more time here. Let some of these pictures tell you how poorly the property is managed.

This is a safe, quiet, and beautiful townhouse community that is well-run and a joy to live in, especially since the remodeling of ALL the units (new appliances, flooring, sinks, etc.) Great community swimming pool! We have lived here almost 6 years. My work base is a half hour away but it is worth driving that far to continue living here.We have looked elsewhere but can't find anything that is quite comparable in value and cost.- From a verified resident on ApartmentRatings

I've been in 6 different apartments and VOC has been by far the most pleasant. It's only improved since I moved in 2 years ago. Nowhere else in Cincinnati will you find a complex surrounded by woods with the comfort that Anderson township provides. Maintenance requests are handled promptly, and the staff really cares about connecting with their residents.

I have been a resident at Village of Coldstream for over two years. It is a lovely community and the residents are very friendly. It feels like a hidden gem or bed and breakfast. These are the only pros I can think of. The two women in the office are highly unprofessional to say the least. My apartment flooded a year ago and after leaving numerous frantic voice mails they seemed annoyed, condescending and as though I was inconveniencing them as well. My next door neighbor passed away too. She was the longest living resident that they had living here. I was highly disappointed with how they handled the passing of her death not letting any of her neighbors know until weeks later! In my opinion they should've planted a tree in her memory. They are always upgrading these places and are very loud especially if you work remotely from home. They hired 1099 contractors to upgrade these apartments and one of them stole my catilletic converter under my car, when I advised the office staff once again they stated "I'm sorry" and nothing more. Also this place used to be very safe but at the beginning of the month someone broke into a town home and we got a wide spread email to be careful of our belongings... you would think they would install video cameras but nothing of this matter was mentioned. Good luck with the maintenance men! They seem to help when you put a request in but seem irritated. I've also witnessed them gossiping about residents which is also highly professional. I am writing this now because I am in the process of moving out. I am deeply sad to move because it is a beautiful quiet place to live for the most part until they are doing their loud basic renovations. I've also made several friends, but I am moving because this place is too expensive for an average apartment and the staff how they respond to situations is mediocre. Lastly I will pray for the staff members and wish them well, just highly disappointed with all of them and the skyrocketed price of this place.

I have only lived here a week and I love it. All the units have been remodeled and have brand new windows, granite countertops, and new GE appliances including a new washer and dryer in one

I had previously posted on here about serious problems we were having with our next-door neighbors, but I am pleased to say the problems have been resolved. My neighbors were evicted, and management and maintenance are now going out of their way to help fix our place up and make us happy to live here again.

We initially thought this place would be a good fit for my elderly parents, but it has really gone downhill over the last year or so. We chose this particular community solely based on the fact that the selected apartment had a sliding door at ground level which would enable my Mom to get her wheelchair-bound husband in and out of the house. In the time that they have lived here, the management company has done a number of "upgrades". The flooring was replaced after a flood ruined their flooring. What was placed has to be the cheapest product available. It was also installed in a shoddy manner. It is a source of embarrassment for my Mom. The management company also did upgrades to the kitchen and bathroom. That project, to replace the countertops and appliances, was a complete circus. My Mom went for weeks with a sewage pipe sticking out of an open hole in her wall. The resolution of that, installing a framed access door, is laughable. They left scraps inside the lighting fixture in the kitchen ceiling. She called them back again and again to fix issues and the project was finally "completed" after 45 days. Still, she was left with shoddy workmanship that embarrasses her when she has visitors. The pièce de résistance is the patio slider that was installed recently. The door looks nice, but the clowns who installed it did such a terrible job that every day is a struggle for my Mom. This door has no key lock, so every time she needs to take her husband somewhere, she has to put him in the car and come back inside, lock the slider, go through the front and lock it, exit the end of the building, and go back to the car 20 feet from where she started. As inconvenient as that is, the real issue is that she has to straddle the track and lift the door up in the track to get the door to move at all. It cannot be moved without holding both handles and lifting up. She has reported this to management repeatedly and gets told "Sorry" with no plan for resolution. This has gone on for almost 5 weeks with no resolution in sight. Again, every issue has been brought to the attention of the management. I have offered to move my mother, but the task seems too daunting for that little old lady.
