Jonathan our maintenance guy is great. Calls and informs me of what he does. They respond relatively quickly for as large of complex that Colonial Ridge is.
Been there 10 years. Very homey and comfy.

I’m living in my second Fath Properties community and I have to say that as long as I rent I’m here to stay. I was able to afford my move in both times due to the low cost of the deposit. I’m a single mom so how amazing! The highlight is that maintenance is exceptional and each property is well maintained. In my second property I’m the happiest I’ve ever been.

During October, we were having issues with the sewer lines backing up in our townhouse, maintenance took care of the problems right away, mostly on weekends. They called in a plumbing contractor to find the root cause of the back-ups & discovered the cast iron pipe had deteriorated & needed replacement. The staff worked tirelessly with us to find an extended stay hotel that would accept our very "unusual" 15yr old cat, & made all the arrangements. We had to remove all the shelving we have in the kitchen, empty out the lower cabinets, clean out the pantry and remove everything from the half bath. We moved out of the townhouse and into the hotel on Saturday November 4th. Originally, they thought it would take 2 weeks to replace the drainage system. But as all construction goes, they ran into more problems. All in all, we were out for four weeks moving back on December 2. A few times my wife went back to the townhouse to get a few things we needed and was devastated seeing our townhouse completely torn up. They had cut four feet deep by two feet wide trench through the floor from the half baths outside wall all the way through our kitchen and out the front. It looked like a bomb was detonated in the front of our townhouse. There was dust and debris everywhere you looked though they did have the living areas sealed off with plastic sheeting. I cannot praise April H********* and all the staff at Fairfield Pointe enough. Through a very trying period they worked tirelessly to make a bad situation much better. In the last week of construction, they made sure everything was cleaned up, repainted the walls in the colors we had originally painted them, and made sure we felt welcomed back into our townhouse with a very nice basket including a spa visit gift card for my wife. They couldn’t have done any more and we are very happy to say we live in a community of caring and thoughtful people who are willing to go above and beyond. I really enjoy being completely ignored by your company after applying for a job there, absolutely no answers and no responses. Then after a 5-day pre-adverse letter was given and me wanting to ask questions concerning it I was ignored completely. What a waste of time.. extremely unprofessional.

The fact that management had no idea there was an issue with the boiler until I called to ask when the heat would be on due to night time temperatures were going to be below freezing and to be told oh! The heat has been on. Since when??? and if that is true, isn’t there annual maintenance done before the heat is to be turned on to check and make everything is working properly??? Of course, that would be common sense. Now it 28 degrees outside and I have to run a space heater to heat my home which increases my electric bill and I guarantee you there will not be any type of compensation to the residents from management that went without heat on one of the coldest nights of the season. SMH at this place.??♀️

Update: I'm so baffled by this response. I have never once heard, from ANYONE that the FIRST thing they look at when looking for a home/apartment is the condition of other people's cars... not convenience of location, are there children around, is there a lot of traffic, condition of the building exterior, or landscaping. No... you're saying they notice the cars and zero in on any cars with...chipped paint.Your practices are still predatory and manipulative. Otherwise you'd give people a reasonable amount of time to fix their cars from the start, rather than giving them 24 hours to initiate a convoluted process for an extention (which isn't printed on the ticket). You want people to panic and try to fix it immediately and then when they are frantic because they can't and call you, that is when you tell them about the extention process. No wonder there are so many compliants about the condition of the apartments themselves, your team is too busy doing laps in the parking lot to fix amything.Horrendous. Threatening to tow tenant’s cars in 24 hours due to inane things like a small bit of rust, multicolored rims, bubbling/chipped paint is by far the most unnecessary and absurd rule I've ever heard of. Shameful.And the whole "we strive to keep clean, quiet, comfortable blah blah blah you can get temp tags blah blah" is nonsense and they know it. The notices do not say anything about contacting anyone for a temp tag. It just says "will be towed in 24 hours". This is just a result of them being slum lords, hating poor people, and hiding the fact that they are slum lords. The reviews and word of mouth reputation about Fath speaks volumes.

There's photos online of "repairs" done by management. Obviously it's a preditory profit only living space. Don't waste your time, glad I did some research while I'm considering where to live.

*Check my review for Fairfield Pointe for full context. Today, I received an eviction notice on the 4th day of the year because something went wrong on the 1st when I tried to pay my rent. Evidently the rent wasn't posted which is why the notice was a surprise. I immediately paid the balance online (can easily be traced to within an hour of receiving the notice). I called the leasing office to ask about the late fee again because I have literally had this technical issue occur on record before. The first time was July's rent (I moved in June 18th) & I'm not sure what happened, but the rent didn't process online at the first. It was waived quickly no problem. Then I believe the next month it happened again, but for an irrelevant reason (victim of stolen bank info/cards, had to freeze everything, but still paid on the 5th). This is the fee that got waived after the review. The past few months I had no issue paying thankfully. For whatever reason, this month it tripped up again. I'm not sure if it's my bank processing it in a funky way (Keybank) or if they literally just didn't post due to a technical error. I called the property manager of Fairfield Pointe today to explain what happened. By time I called, again, I had already paid my rent balance in full. After explaining that I have had this issue before and the first man I spoke to took care of it no problem, she just dismissed me. I just went ahead and paid the late fee immediately after the call because this isn't something worth getting evicted over. We have more than enough money, trust me. Again, I'd be happy to email anyone with proof of that. Our accounts are never empty. However, regardless of how much or how little I have there is no respect in my mind for crooked business. Prayerfully I don't have any more weird computer issues, but I will be paying my rent through my lease and then putting money down on a house instead of blowing my money here. Oh that's another thing. When I moved in, you know what was included in the move in packet? A list of reasons why renting is better than eve owning your own home, and how being a home owner doesn't save you money. This isn't true & an example of taking advantage of people (such as the many immigrants who live here) that don't know any better. It's predatory. Maintenance: I've had two AWESOME maintenance men. One took care of my cricket problem & the other fixed my heating & some out of place drawers, etc. in my unit. However, there was one that came that had no respect for my personal items. He came to "fix" my refrigerator twice. The first time he came he was like "this is a brand new refrigerator" & gave me an extreme attitude about doing anything with it (the door literally would not close). A more competent maintenance man came by at a later date, found something out of place, and fixed it no problem. The second time I had an issue with him, I came home from a weekend trip to find all of the food in my freezer melted and spoiled. Thanks to my LDS food storage habits, I had quite a bit of meat and meals I had saved up for winter that went straight to the trash. That "brand new refrigerator" sure held up. If it was taken seriously the first time maybe I wouldn't have lost a couple hundred dollars worth of food. Before that point the bad maintenance guy came again because my fridge wasn't getting cold. He had to remove food from the freezer portion because it was broken as well. Instead of asking me where I wanted my FOOD he just started throwing it all in the sink. Maybe I don't want chicken juices melting into my steak? He made a fuss when I asked him to let me move my own food as if he wasn't just tossing it about. I repeat that if you're looking for a short term lease (up to a year) this isn't terrible because quite frankly the competition isn't on much higher ground and the apartments are at least clean, but if you have a family or need to stay somewhe

Roach infested apartments and they never took care of it after numerous complaints about the nasty living conditions. I was forced to move me and my son unexpectedly putting me out of pocket while they pursue broken lease fees. I made numerous complaints and still have pictures of roaches on the walls. Woke up in the middle of the night to get a drink from the kitchen to find at least 25 roaches crawling on the floor, counters and walls. I was informed they would treat my apartment every 2 weeks of which they only showed up once in 6 weeks. Conditions were uninhabitable and i wasnt allowing us to live in such nasty conditions. Run the other direction from any of Fath properties. Disgusting. Any reply to this review from Fath won't do any good. You all had plenty of chances to correct the issue. Nothing you could say now would help your case.? to your reply. You are more than welcome to say whatever you would like. Nothing such a disgusting place could say that would bother me. As I stated above I was forced to move out because you all would not handle your obligation to cure a roach infestation. I have all pictures of the roaches and all communications via email with the office and will be more than happy to post them here now.. My apartment was treated once in 6 weeks. You all are a joke. Yes you did take it to small claims court. I don't care that it's public knowledge because it further shows what a terrible business you all run.From.a legal standpoint you all were legally obligated by law to handle a pest infestation whether by your own treatments or hiring a professional which you all clearly should've done but didn't take it seriously. Instead you took it to court for a broken lease after you all already put me out of pocket for expenses on a new place. No worries though. I'm here for it and will forever spread the word on your disgusting apartments.

I loved my apartment in the beginning few months.. But now it seems like they've put all my maintance requests and security issues on the back burner and just worry about getting new residents in- rather than take care of the necessities of their current ones. We pay alot to live here, and I can get simple or major maintance issues addressed in a timely manner.. First it was the ant infestation not caused by me. Then it was my refrigerator going out. And thats a whole story. And now my dishwasher has moldy water that hasnt drained in almost a month and a half. Do you know how awful it smells currently and nothing ive done gets the smell away. What am i to do? I have waited.. And waited.. And waited.. Nothing. No call. But see other apartments getting completely remodeled right next to I'm just kinda over it realistically. I've been as nice as I possibly can be but it this point I feel we have been overlooked one too many times. :(UPDATE.The day after this was posted they came to my door several times. And I ignored due to the fact that i think it's sad they want to only help AFTER I get upset.They DID NOT come any time before this review.

The fact that I even have to give this place one star is offensive. My daughter moved into her first apartment at The Sanctuary of Fishers. Rent is STEEP. At that, she has had more uninhabitable days than habitable one. At move-in the painting looks SO TERRIBLE and tacky. Doors sticking, windows not opening, overspray, quick fixes that look bad. In 2.5 months she has had no water (2xs), no hot water (2 xs), a leak/flood (1x), and no A/C (2xs that add up to almost 2 weeks.)This place is joke. We are filing a claim against this awful apartment complex and its equally awful management company.SAY NO TO FATH PROPERTIES. Their lack of response and action when REALLY needed is slim-to-none!

1k for a one bedroom. No central air. You have to make 5 times monthly rent or have 13k in the bank. I would never recommend this place to anybody unless you have money to waste. I wasn't allowed to see my apartment until move in day. They didn't even have a one bedroom in the whole complex they could show me. On move in day there were over 20 things I had to take pictures and note of to make sure I wouldn't be charged for them. It would have been great to maybe see the place that I would be paying a thousand dollars a month for. This is obviously a large corporation. You can feel it

Adam from the maintenance team was amazing!! Fixed our dishwasher and explained everything super quickly!! Was very professional and congratulated me and my husband on our new baby.
