Buyer beware!!!Very Impersonal management, corporate driven “picking-on-the-little-guy” antics, every violation is photographed aside a warning and/or eviction notice. If you have dogs you are doubly in trouble.You are not allowed to put a tie out or runners and your dog must be on a hand-held leash at all times even though claimed to be “dog friendly” you still pay monthly for just having a dog.You cannot work on a vehicle in your driveway and/or dig in your yard, and/or use lattice around porches-anything whatsoever unless you’re grandfathered in etc..Moving in here is like buying a new car now you accept the consequences of every action from there onDefinitely more 55 & up friendly than family friendly… rumors of a possible playground are what the kids that live here have to look forward to.. alongside the roads they should be micromanaging over the residents who have been paying rent for years, already do.You already pay taxes for where you live while you are there, but you will most definitely be kept under maintenance regularly because if not you will be photographed and..EVICTED.P.S. I also do not even think mentioning the water will change anything the copies of their water safety report had an old copied date at the end of it. Nice right?

I have lived here about 10 years and my husband for about 20 years. We really do enjoy where we live, we never have any problems with neighbors or anything. It's quite, I feel safe letting my son play with his friends, all us moms watch the kids when they are in our specific area.. the new staff are amazing, theyhave been masking many great improvements way more than I've seen in the past. Overall Brookfield Acres is a great place to live, raise a family and be apart of a great community.

The water is gross. The roads are poorly maintained. They publicly shame you for being late with rent. My ex lives there.

Terrible place, they keep raising lot rent but fix nothing. There are more pot holes in the roads than roads itself, they refuse to fix anything, saying "in doesn't say anywhere in the contract that they have to fix anything". If you notice the pictures they posted of the roads, they dont show the entire width of the roads to avoid showing all the pot holes.The owners don't have the balls to tell the residents they won't fix anything, they make their employees do it. There are many sets of unwritten rules, giving certain people privileges that others don't have. Every summer, guaranteed, they have underground water leaks because they refuse to fix anything right. The water is terrible, most of the people I know that live here, including myself, have to BUY water to use for cooking or drinking, it actually ruined some clothes while washing them, when I took the items up and showed them I got "the legal limits are met" btw, another quote I was told that came from the owners. I've been here about 4 years, and the pool WAS NOT CLOSED when the new owners bought it, they closed it and tore it down instead of fixing it. There are trailers that have wood covering doors and windows, no not empty, but they can't evict them cause they pay their lot rent? More like they pay the lot lot rent so who cares? But other people that try to make their place look nice get evicted, even though they pay their lot rent they get evicted for some stupid reason, like fake flowers, yes, a man had fake flowers to make his place look better and that was one of the reasons they gave him for evicting him, no joke. It's just a terrible place, do not recommend living here.

I just drive by the place, Google maps keeps asking me to review it and won't stop. It's a nice place to drive by, except for maybe when the school bus is picking up or letting off.

Park looks beautiful with the right maintenance person. Kelly in the office is super nice as well as the visiting maintenance staff until they can find someone else. We have no more water problems than anyone else who runs off of a well. The trailers being refurbished look a hundred times better than the way the residents left them. We have a great neighborhood of people in here currently. Please give this place a shot! If you ever have any questions or concerns you can always contact the office. If they are unavailable, they do have a wonderful answering service, and Kelly calls you back within 24 hrs, which is reasonable. We have a pond with some pretty big fish for the residents, as well as, a huge open field in the front. I will be setting up my disc golf tee and practicing there in the summer, but you can also play soccer, kickball, football, etc. No we don't have a playground or a cool thing like a pool, but we have things for children to do other than play on a swing set. I love it here and love most of my neighbors (side note the neighbor I don't like will be moving here very soon so a new resident won't have to deal with it). The current manager has gotten a lot of the problems out of the park making it more family oriented. There are also monthly activities and calendars posted out front of the office ?

I would give 4 stars but from what I've heard and seen from a friend that lives in this park, the electric isn't grounded properly and there are brown outs and power outages every time it rains

When I was looking for a mobile home for my daughters and myself a little over a year ago. I wanted one that was clean and was quiet. Seen several different parks most are trashy and don’t care about their trailers. I’m not saying that this park doesn’t have a few trashy trailers. But majority are in good shape and are well taken care of. I’m thankful this park allows pets cuz most don’t. And Kelley and the maintenance guys are very helpful. And they do the best they can.

Absolutely UNPROFESSIONAL. They have nothing for the kids to do, but won’t let you have anything in your yard for kids to play with. They never have working water (it’s always completely off or on a “boil notice”). Even when boiling, or running water through a purifier multiple times, it taste like sulfur (I grew up on well water & it’s not like that). I moved out in November (5 months ago) and have been waiting to receive my security deposit back. I’ve called and been given the run around. Told it was mailed in January. Then it was mailed in February. Now the manager won’t even return my calls & corporate won’t return my numerous left messages. Currently in the process of going through small claims court. DO NOT MOVE HERE!!!

current management is a joke, she will lie to your face, and even try to make up law, don't know her name, but her reputation preseds itself, Fortunately karma will seek her out, i would recommend this trailer park under the current management, to Absolutely no one.

This place will play games by giving the run around after being approved for the park many times everytime with many credit pulls, try to pigeon whole you into a home they want you to buy and not what's available, and they seem as if they care and friendly at the end of the day to not be helpful but to waste time, money, and credit scoring because of pulls.
