We moved here from another housing community in the area that we had a horrible time with from the beginning. When our lease came to an end, we decided to look elsewhere and found Fairfield Lakes! We came to tour the property and met Melissa and Shawn, who both made us feel much more confident in choosing to move into a home here. Melissa also gave us advice for how to handle some of the issues we had moving out of our other property. Since moving in, Melissa has checked in on us to make sure that everything has gone smoothly, and any issues we have had were resolved the day we mentioned them. The homes were recently updated, and also have assigned parking as well as included security systems in the home. The neighborhood around us is quiet and quaint. We love coming home here and look forward to staying a while! Melissa and Shawn make a wonderful team and we are so thankful that they are here!

I have lived here for over a year, and it was rough at first with management and maintenance turnover being high. I couldn’t get any of my work orders taken care of, so my plan was to move out in May when my lease ended.
However, a new manager was brought in, and then shortly thereafter, new maintenance! What a complete difference! Both Melissa (mger) and Shawn (maintenance) have been absolutely amazing!! It was like a night and day! They are easy to get a hold of, and take care of any issues that I have right away. I couldn’t be more happier with my stay here, and decided to resign another year lease. Thank you Melissa and Shawn for making this place better and making sure the residents are your top priority, it is greatly appreciated!

Horrible place. DO NOT MOVE HERE.
Their maintenance guy is unprofessional, there is only 2 people who work here. The leasing person and the maintenance guy. Moved in a little over a month ago and has been work order after work order. We have vacuumed multiple times and still picking up so much dirt. If I could give zero stars I would.
DO NOT LET THE GOOD REVIEWS FOOL YOU, Melissa will be professional and attentive at first, but as soon as you sign the lease she doesn’t care about the tenants. The good reviews fooled me too.

Melissa and Shawn are THE best hands down!
Talk about taking care of business, response time is outstanding! We are new to the community and after living at our last residence for over 15 years, I figured I would have a hard time adjusting. Which I am happy to say is not the case by any means. My wife and I love it here, it’s quiet, nice neighbors, we feel safe and the property management team is AWESOME. Couldn’t ask for more!!

DO NOT LIVE HERE - My husband and I moved in back in May of 2022. We moved out at the end of November 2023. At first, it was great with Ashten, but things started getting bad. When we first moved in, the teens in the neighborhood were horrible. They broke into units, ding-dong ditched all hours of the day, threw eggs at people and cars, broke tons of stuff. Management had countless complaints about them and video evidence, but upper management NEVER did anything about it.
Then we had TERMINTES all over our apartment. Our neighbors also had termites, and we were told by the exterminator hired by the property that they wouldn't get around to treating it for a few weeks and that they might fly out of the walls when it gets warmer. I had to walk down to the office to demand it be treated immediately and was threatening to sue if they didn't approve immediate extermination.
We have had issues with the security system Vivint, which also controls the door lock and thermostat. I have had several times where it never kicked on in the winter. No matter how much I called and complained, it was never properly addressed. I have a baby, and we have had several nights where it has dropped to 63 degrees on the house because the thermostat wouldn't kick on. Or it wouldn't turn off and will continue to heat into the 80s. The door never locks, or it will get stuck in the chamber and will not let you in the house. We were locked out for 2 hours one day because the system wouldn't allow us to use the key or the app. We had several times where our alarm was going off, and vivint never called us or the police. They stated they called the office, but we have determined that they lied. We lost a door sensor, and Luke in upper management at Fairfield Lakes never approved the order. We couldn't secure our place for 2 months but still had to pay for it. I know other residents complain about similar issues.
Luke will lie and lie to his residents. He doesn't allow the current office staff to do anything. It has been making residents mad. People are quitting left and right. We have seen 4 office personnel and 5 maintenance men in the 18 months we lived here. He doesn't care at all and will IGNORE you if you try to contact him. He didn't have anyone for nearly a month. We still have work orders that were never completed. He doesn't care at all about the residents.
When we started moving out, we had a pipe burst in the wall. The pipes used are CPVC pipes and are extremely brittle. Several other units have also had pipes burst. You could lean on the wall, and it would cause the pipe to burst inside it. We called emergency maintenance right away, and no one came out. I had to take a day off of work and lost tons of stuff. My renters insurance won't cover the damages as it doesn't meet a certain dollar amount. We have told the office several times, but they are ignoring us.
We were issued a warning about the placement of our grill on the patio because it didn't have good street appeal, but they don't handle any ground maintenance even though we pay for it. There are weeds everywhere. They never raked any of the leaves. We have they everywhere, and we have asked for them to be addressed.
The master bedroom is absolutely freezing. I know a lot of other residents talked about it. We had to buy a space heater or our room would drop to the 50s a night in the winter because the thermostat was in a different area of the house without a huge skylight. They do not have nearly enough insulation for the place, barely an inch of insulation in spots. We checked when they ignored the leaking flue pipe that was causing water to run down our walls.
If you live here, you will know the residents love the ducks. We all feed them. They are so nice and allow the residents to feed and (sometimes) pet them. After the conversation with the new manager, Jennifer, they plan on get

I’ve lived in my townhome for a little over a year & managers have come & gone, which is frustrating but I’ve learned to deal with it. I’ve had some ongoing maintenance issues that I just accepted as not being fixed due to no one serious or permanent in the office. Over the past month, we’ve gotten a new property manager, Melissa, and to my surprise she took it upon herself to reach out to me to get my issues resolved. She was very personable & helpful. Also quick to respond and offer solutions. I hope this is a permanent placement because I haven’t had this great of an experience with management since I’ve moved it. What a beautiful place. Super friendly staff. Melissa answered all of my questions quick and efficiently all while wearing a smile. Great location to just about anything, the property is beautiful, clean, updated and so spacious.
10/10 recommend Fairfield Townhomes.

Been a tenant here for a year. Been through 3 leasing managers. Everyone in the office disappears for a month, then brings back the new leasing manager named Melissa. She was very quick to get me to sign a new lease, but has been unprofessional ever since the lease was signed. She is not an enjoyable person to work with, and is a big enough reason for me to not want to sign again next year.

I had a tour scheduled a few weeks ago, but no one was in the office. However, my understanding is that they did not have an office manager yet, which is COMPLETELY UNDERSTANDABLE.. life happens, several companies are short staffed. I rescheduled my visit and had the pleasure of meeting the new property manager, Melissa! She is absolutely amazing and is so personable. My visit with her alone made me want to live here! The townhomes are upgraded, and very modern. The grounds are very well maintained and the property is just GORGEOUS! The prices are great for the upgrades, and in all reality… you get what you pay for! The location is PERFECT. The property is located just minutes from the shopping mall, restaurants, and groceries… not the mention how close it is to the Air Force base and easy access to the highway. LITERALLY PERFECT LOCATION, I really can’t reiterate that enough! Incredibly happy with this place and hope to be a resident soon!

Have lived here half a year the beginning Ashton was amazing. Since her leaving we’ve had our alarm system changed on us and locked in our apartment because they got us confused with a move out, then changed our pins on us locking us out again they was confused. Now the security system we pay with our rent has been disconnected from not being paid (called viviant to confirm) again we pay rent and something we are paying for is now gone, its also no longer connected to our thermostat. Have texted called and even had my fiancé check the office during office hours nothing. This has been a week now no call backs no text backs emails anything still no one in the office. The dog stations haven’t had bags in them since September so dog poop, duck poop, geese poop everywhere. Have been through like 7 maint men nothing gets fixed or they will close your open maint requests saying they have been done when they haven't even been started. Save Your Money Don’t Move Here. Has potential but needs to get it together
