Me and my wife applied at Hampton Knoll to rent an apartment, they said the application fees for each is $75 so it’s gonna be $150 for both of us and we have to pay admin fees which is $250. So the total is $400 and then we saw the apartment number 1832 and we didn’t like it because it look very old, a dummy room without any windows and garage for only one car so it’s not value for money the we decided not to go with them. Guess WHAAATT !! They refused to give us $400 back and said the application fees are non refundable and also the admin Fees non refundable except if we didn’t qualify !!!!! That’s a Scam literally!! Paying $400 and get nothing!!! I don’t recommend to go renting with them because that’s an indicator of how they gonna suck up your money and give you nothing in return!!!

Super mixed feelings about hampton knoll, so lengthy review incoming.Truly, it was a very nice place to live. I loved my apartment — I had a nice garage and lots of natural light coming in and the complex was quiet and safe. Albeit, I was paying a monthly price that would warrant a “very nice place to live.” Now onto the mixed feelings:Hampton Knoll *will* gouge you when you move out. You can count on that. I paid well over $3k in pet deposits and pet rent in my 3 years of living there and when I moved out, I was charged $3k for carpet replacement. In all fairness, there was certainly normal wear and tear — it was a white carpet and I lived there for 3 years. But there was not wear outside of that normal wear. When I asked why, they said my pets. When I asked what the pet rent was for, they said nothing? Perhaps I am the ignorant one, but I have rented and lived in *many* apartments with my dog and have ALWAYS had my entire security deposit returned with any extra money needed for carpet cleaning being chalked up as even because of pet rent.Anyway, I also repeatedly had issues with mold in the bathrooms that the manager refused to address (this was the old manager - the new manager seems much better, but my unit continued to have issues with mold throughout the 3 years). My AC broke *twice* in late august when temps were 90+ degrees and my apt was 85-87 degrees and it took 2 days to get it fixed both times because “it’s not an emergency unless you have a baby.” Again, in all fairness, that happened with the old manager, but just something to be mindful of, especially with a brand new complex right across the street that is barely more expensive.My final complaint is that, after I moved out, I got an email from the manager saying I got a package. I missed the email but a couple months later found the email and called about my package. The manager had no idea where the package was. I get it, it took me a while to see the email… but I guess I would have expected a call or voicemail if she couldn’t get into contact with me versus just throwing the package away or doing whatever she did with it.Anyway, as I said: I liked my unit a lot. But I’d recommend weighing your options, especially if you have a pet!

Called about an apartment I saw online. I was ready to commit but wanted to see it in person. They got me in early to look at it, and the day I come they let me know someone had already applied for it online. As you can imagine, this was pretty frustrating. I thought because they made an exception for me to see it early, I had first dibs.I called multiple times over the next few days waiting to hear a response. Unfortunately, Alicia made no efforts to contact me on her own and they lost a potential resident over this. I would not recommend this complex to anyone based on how I was handled. I’m not paying a $200 administrative fee when there is no administration present.

Pros: Nice community pool, Maintenance is quick and very friendly .the grounds crew do an excellent job at maintaining the property. Quiet neighborhood. Lots of pets on the property.Cons: location was not convenient for us. It takes about 15 minutes to get out of the valley no matter which direction you go. In our opinion. The 2 bedroom apartment was NOT worth the amount we pay for rent. Expect a standard fee close to $300 on top of base rent + you have to pay for water, gas, and electric. For the price we paid, we could have gotten something WAY nicer and updated elsewhere but we were moving from out of town and needed to find a place in a short amount of time. We felt that management in the office didn’t truly care about residents. In the community board they often threatened to charge residents for things and never sent a courtesy notice before charging for something such as accidentally leaving a trash can out past 8am ($75). Additionally, we appreciated the cool activities and prizes that management would plan, but they often were connected to asking for a “5 star rating” on Google for additional entries into a raffle. Parking presented as an issue for us as we often had to park far from our apartment since there were no available spaces at the times we would return from work. Since the complex is located in the valley and the woods are nearby, we found mice in our apartment. We submitted a ticket and they only put the sticky mouse traps out which did not work. We really struggled with this and had to purchase more expensive supplies to try and keep them out. We never had this issue before so that was frustrating. Expect a $125 carpet cleaning fee no matter what when you submit your notice to move out. They will charge for every.single.thing!Overall, it’s a decent property but it wasn’t the right fit for us. The cons outweighed the pros, however, our situation doesn’t have to be your situation. ¨̮

My girlfriend and I moved into these apartments from the Highland Square area, looking for something a bit quieter. From day one I knew we had made the right choice. Application and all the process involved were made very easy by Alicia and the staff. The apartment was spotless upon move in. All of our neighbors are very friendly, quiet, and respectful. The location is spectacular, surrounded by nature. This is a wonderful complex to live in and we are very glad to be here. All the amenities are just added bonus to an already amazing place.

As someone who works from home, the property is very nice and peaceful. Neighbors are friendly, grounds are well kept and the maintenance team is extremely responsive. Additional amenities such as the gym & the valet trash pick up service for all residents, makes living here very convenient!!

I've lived at Hampton Knoll for quite a while. The transitions have always been seamless and anything I've needed from management has been taken care of quickly and positively. I'd like to have security cameras for peace of mind, but everything else has been a positive experience.

After I moved out, Hampton Knoll tried to charge me to completely replace the carpet despite showing no proof that we caused damage beyond normal wear and tear. Luckily, I had a small security deposit, so I was able to simply not pay them. The fraudulent charges were immediately dropped when it got in the hands of a third party debt collector because Hampton Knoll could not produce legal proof for the charges. However, Hampton Knoll has refused to return the rest of my security deposit.

The bogus fees they charge you is ridiculous when you move in AND out. extra $200 for ancillary fees montly tacked on to rent. They will charge you so much during move out time like carpet cleaning etc. They try to make it so you can't move some place else (see other reviews) They constantly send emails to residents. One day alone we got 4 different emails about dos and don't. Don't rent here

My entire experience with Hampton Knoll has been nothing less than amazing. The staff (Heather and Alicia) were great in explaining the process and even helping me to get the application started. The on-line tools are great….excellent to help with planning before the move. I wasn’t sure if apartment living was for me but it has been great. Clean, quiet and safe. My unit upon move-in was immaculate - Alicia commented she may have seen dust in a vent ? that is the level of cleanliness and attention to detail they have here. I love my unit and would recommend Hampton Knoll to anyone looking for a step above the norm…..this is a great community
